- This is a newly renovated Brownstone in New York City. The Brownstone is 5,000 square feet. Fully gut renovated. We converted an SRO or Single Room Occupancy into a 2-family home. It has a rental apartment on the Garden Level, and the Parlor Floor up is for the owners. The Brownstone has a wide-open parlor floor with a rear deck to the backyard. We built an addition on the roof with a new roof deck. Some key design features are the large master bath with a freestanding tub and the big open kitchen with a large island.
This is 5,000 square-foot landmark townhouse in Manhattan. Video walkthrough by architect Jorge Fontan owner of Fontan Architecture.

Realy nice work Jorge! elegant and takes into account every little detail. As an architect I always dream about living and working in NYC. Greetings from Argentine Patagonia!
Hello Jorge thank you for uploading, the house is so nice
Greetings from Ethiopia
So nice to see a Brownstone that doesn't have the Dining-room in the Hallway
George, this place is really fantastic. Greetings from. South africa.
Beautifully done!
Nice video!
Nice! And at least, they didn't tear out all the architectural detail, or go nuts with a paintbrush.
Having a breakdown of the prices would be appreciated! Also, how long to get approval from the city since it is a landmark?
“All the window replacement have to go thru landmarks, there is a big process for that.” Pardon the ignorance but what does that mean? Is landmarks some sort of inspection process or something?
It means the property has been deemed as having historical/architectural significance and thus there are strict rules Re: what can or cannot be changed.
(It's also worth noting that not all Landmark designations are equal: they can vary significantly in terms of what is or is not allowed.)
In the UK we would call that Grade Two Listed; of some architectural merit germane only to the original exterior………..Grade One Listed would mean a serious ancient monument/castle.
It means the subcontractors have to stand around doing nothing while the hysterical society decides what they can do. It’s why the contractor took his bid and tripled it because she/he has to keep paying so the subs don’t leave for another job while waiting.
It means there are many elements the new owner cannot change under municipal law.
What’s the price
@joebutton9244perhaps add a zero. 😝
I'm Ugandan. With 2m Usd. Can i afford this
This is probably closer to $5 million or more because of the location. But you can find similar properties in New York for $2 million.
Okay.. I get the "landmark" thing BUT, if I BUY a home I'm doing whatever the hell I want to do with it. 😂😂😂
NYC.
Hard pass.
Hi Jorge. Wonderful job!
