    Never buy land in the dry season. Buy land in the rainy season so you know if there is a flooding problem or not. Cardinal rule of the thumb.

      Malcolm x Malcolm X : exactly but sending you a good and hard-working money what are you have to go out into the cold and snow sending it to a stranger sitting here on the desk anyone can have a business take people money and move make sure you know someone who is a good family friend that can guide you because there is a lot of good people in The Gambia 🇬🇲 but there are quite a few bad apples who doesn’t care about you they just see you as And you have money they don’t know how hard it is for you just to get a few pennies, plus they don’t know how you feel about your ancestors and slavery and wanted to come back they just see us as lucky to be over here and they just want to take your money even the ones that seems like they’re trying to help you at times they’ve got their own agenda as well so you’ve got to trust no shadow after dark. Check Juliet BLAX-it safe zone. My husband also is the agent but you don’t know us so we’re not asking you to trust us but our friend that is around us have bought land through us but at least Juliet is on the Internet she is known worldwide I don’t really like doing videos so I work with people close to me at least if you contact her you are in a safe place

      @@cryptowalk1387 thats what happens, The Gambia is now being marketed which is great for them in all honesty. Happened with Ghana through the Year of Return. Tbh he would be crazy not to inflate that price knowing they have all the viewers and people with deep pockets. But for us looking for a good deal we would need to go somewhere else or another area of the country etc.

    There is a CZcams channel titled "Investment in The Gambia" that is assisting the diaspora in purchasing land. The prices quoted are far lower. Perhaps folks should contact him -- he seems reputable. His prices are similar to those quoted by the BAG family in past videos.

    Be careful family. That guy charging 1 million Dalasi is overcharging foreigners. You don’t need 20 thousand US for one acre in Gambia. I am from Gambia! People get a better price buying a house already finished on a property ready to move in. Otherwise they rip you off building on the land while you keep sending money from abroad.

      Yes that's why the land owners said the land are very expensive because of the way the so called attorney tutor him to exaggerate the price. But the safest way is to buy it through an attorney for the first time before having experience to but the next with the rightful owner on reasonable price and your paper works.

      Anonymous, Yeah, basic economics in terms of supply and demand but we're talking unserviceable land here with no amenities to speak of and they're asking that price. No way in hell, I'd negotiate with them starting at that price.

    I bought 4 lands in Gambia without having any issues but y’all be very careful when buying land especially in the bush. Sometimes if you greedy you loose all. I buy land from people that are living in their compound and need money, so they cut their plots and sell it for good deals. You can get a 40 by 30 for $4000 and I have all my clean documents. So be very careful when buying land in Gambia

      Alfreda Sinclair 40 meters by 30metres in mandinari for $4000. It depends on where you get it. But for like Sanyang,Gunjur in the south you can be lucky to 30 meters square for $3700 and is a land that they split into 2

      This is why I just can't comprehend why AA farmers won't just take their skills and knowledge to Africa instead trying to make it work in a system where the government blatantly discriminates against them (sells them bad seeds, bad land, won't give them loans or credit or subsidies, etc). At some point you have to get off the hamster wheel and take advantage of the opportunities available in Africa.

    There is an estate agent who is also selling land in sifoe, but 20 x 20 plot sizes. I think the price is about 100,000 gmd (£1650 approx).

    OMg, I just put those folks in my "Rolodex". How much physical cash are you allowed to bring the country? Some countries limit the amount of physical cash you can bring into the country on one trip to avoid illegal activity like money laundering. This was a wonderful video, gives me promise after having had watched everything that you guys have been through. Those guys seem very professional and legit (supper legit).

      Office that does not say anything one can always set up at office and move on and disappear and you don’t know where they are, Anyway the money that he is charging you could buy a ready-made house and land he is not needed to buy any land is just a rubber and trying to scam people have bought land so I know the procedures and mine is real and Lidget and my paperwork work out to be £250

    Sorry but the price quoted is ridiculous.
    I bought a plot in Gunjur which is less than 1km from the Atlantic coast 40m * 80m for £8500.
    Today I am finalising a deal a purchase 120m * 90m on the North Bank for just £4100.
    While I don't know the plot bring offered nonetheless I sounds expensive. I think there are better deals out there.

    The USD to GMD exchange rate is 51.87. So $50,000 United States Dollar is $2,593,500 Dalasi on 08/08/2020. Next you will need to convert acre to square meters if you are looking for an apples to apples comparison. 1 acre equals 4046.86 sq meters. The US failed us in many more ways than we realize. Either way it seems overpriced LOL.

      RICK T :If you want something that is a good price please contact Juliet on Blax-it Watch her and then you will know what’s going on. My agent says land and it’s nowhere near that price whatsoever it’s affordable and also the paperwork I was told by my friend that is still cheaper than Agent that does the paperwork on that program but I don’t want anyone to think I’m trying to steal business I just wanna stay honest because I just want my people to go home. Within saying that it’s not everyone that is the same in Africa but you still have to be mindful and careful and believe you me a tribe has got nothing to do with it. I heard someone commented he is honest and he is from his tribe WELL!!!!! that’s a let down for his drive then isn’t it 😄😄😄

      RICK T : yeah by the river where there is a lot of salt, and always remember if anyone tries to sell you land that is not 1500 m from the beach it is illegal it belongs to the government referred to asTDA That’s why the surveyor has to go and see the land and make sure that it doesn’t come under the TDA but you have some settlers that have landed near the sea which they can sell but that was before the law came in over 25 years ago they are the oldest settlers. And it is also not recommended to buy land in a community that have their ways and have their tradition it is better to buy land land We are foreigners are building that way you know that our way of living will be comfortable. There was an incident with a woman that bought land into a community and when she built she started to complain about the next door neighbour smoking fish and it’s coming into her house when the chief of the land went to sort it out the woman from abroad was told you cannot come into our community build your house and expect them to change their way of life this woman has been Smokin Fish for over 20 years and that is her living which is true so if your neighbour is hanging the washing on the fence that is the way of living our way of living is slightly different so you have to think first by land where all the foreigners are building that way you know it’s going to be the way that you like it and that was the advice from an ALKALO

      Tyrone : just trying to guide you in the best way that I know from my experience I have nothing to hide I love Gambia my children and myself will all move in there my next year is a beautiful place to live lovely people but as they say we need to go there with our expertise and help to build the place dry season is beautiful that’s why the white people comes back in the rainy season to make their money and then leave the Gambian people to the rain.

      What I learned about negations in Senegambian region is start at 25% of asking. The price inflation for Black diasporans is ridiculous in that whole area. You could get the land for $7-10k.

    When you are talking money is it in their currency or US dollars. When you purchase or about to have the paperwork from all parties involved with the land and make sure you get the “ underground rights” in case their is water , oil and metals . Do not send any money overseas to anyone.

      Lady D Lady you can buy with your family each person is only allowed 50 x 50 so you can buy as much as you want as long as it’s 50 x 50 until the law change for us Despora, I have nothing to gain in telling you any lies when I was buying I had to buy it with My husband name don’t let anyone fall you into buying so much land whatever family member you have each of you can buy a big piece but each name has to be on 50 x 50 so don’t bother with this man he has Gambian so he doesn’t know his own law what goes for him doesn’t go for us believe you my sister I have nothing to gain you don’t know me I don’t know you I just wanna make sure when my people come home they do the right thing, also If I was stupid I would’ve bought land that doesn’t belong to Gambians there were three men that tried to sell me Landel three times and the estate agents told him to bring the paperwork until now this paperwork cannot come for this land so they will try to make you buy land and they will go and sell other people and that is why if you are travelling in the Gambia you will see some people write on the wall that this property is not for sale because people are going around selling other people property and they are very good at convincing you So don’t buy anything without going to see the Alkalo and bring in your surveyor the land of the land
