  • In this episode, we will address a DM regarding dual key and what I think about it.
    For any development, there are 3 main factors that determines the form of the building. Land shape, plot ratio/density and the car park requirements are the main consideration and boundary to how a particular high rise is shaped and the number of units per floor layout.
    Dual key came about as a solution to address the problem for big units. They are difficult to sell, expensive, and often ended up as overhang products. So by dividing the unit into two in terms of function, not ownership, it added lots of possibility to the large units. Rentability also increase as the audience for your tenant also became more. Now instead of only large families, a dual key can be rented out to bachelors + medium family, one large family, own stay + rental, airbnb both and many more possibilities.

    Very interesting background story for the inception of dual key unit concept, really insightful.
    Was previously looking for a dual key unit for own stay as I would like to stay with my parent's but also value my own privacy with my gf/wife but unfortunately most of the Malaysia dual key unit layout are very similar.
    A large unit with kitchen, living room and etc while the second/studio unit have a miserably small pantry with open bedroom.
    The same layout can be seen again for larger dual key unit at 1800-2400 sqft which is absolutely ridiculous. So far I've only seen two condos that are spacious enough and reasonably designed to fit two families in a dual key unit layout.
    The target market for dual key unit in Malaysia are definitely mostly designed for rental market instead of multi generation co living. Hope to see more interesting/innovative offering in the future 😀

    What happen when the electric box at another side and electric jump and the tenant at other side is at oversea. The another side gonne out of electric?

    now i know why the phase2 of the same project, same level of floors, same unit/floor but have dual keys unit where phase1 do not have dual key units 🤔 and the dual key units are the identical big units from phase1 (in terms of sqft)...

    Im worried dualkeys buildings donot have that “permanent” looking neighbours. Always temporary neighbours whom are not invested in looking after their property

      Yea, that would happen if it's mainly used for investment. But if it's own stay purposes, then I think it would be fine. Hence it's not really about the product but the mode of buying the property. Thanks for sharing Izz =)

      Well, it's all up to the owner. For utilities, he or she may install a sub-meter for different tenants. As for carpark, it's up to individual arrangement or the market norm.
