Nice ceilings n pool BUT if I pay 400.000 for a house, I want a garden, a garage, an utility room, a downstairs guest room(s), a large terrace for dinners n a kitchen with a direct exit, a fitness room, a media room, a dining room, a whirlpool, a walk in wardrobe with daylight n enough space to actually get changed n a chair or sofa, an officeroom, a fireplace in&outdoor, a steaming sauna, and many more....
Parking 3-4 cars should never be a goal for the size of this house. Proving ample green spaces to reduce heat generated by the concrete floor should be the number one priority. No one is building for Ghana.

@@spashdad I think this should inspire new builders hoping to enter the market. It’s wide open with new and innovative ideas. This building is clearly built for the west with high energy costs and non functional for a Ghanaian climate. That pool should be in a courtyard, that large lot should be the courtyard with greenery and large verandas to take advantage of Ghana’s year around nice weather. Instead people are forced inside their homes and having to spend money on electricity all day.

MindPlus Institute Network, I have been watching these videos of construction in Black Africa and it is painful to watch how these young builders have no regards to nature. They put concrete everywhere. No even an inch for green space. When it rains that water should go back as much as it can into the soil. They are raising the temperature of the country even more with this nonsense. What a miserable existence these young people are creating in Africa.
Not too bad. Lack of space is what rule out this house for me and it is not the only one in Ghana missing this important element of living for modern houses. It is disappointing for such a wonderfully designed house. I hope Ghana will start to design houses which are future proof in providing green space for garden, lawn, trees for shade and exercise. It is a real let down when you compare to houses in South Africa. Even really small house in the UK always manages to offer you outside garden space for a place you barely see the sunlight let alone Ghana (a place of the sun all year out)!! Also, it is not like there is a communal garden space for the community anywhere? What is wrong? You might get a buyer now because the expectation is still low from buyers, but Ghana has a serious problem coming. Trees and green spaces are extremely more important than swimming pool today. Why can we not see the problem in the future! Good luck to the seller and the buyer!

why they wasted the garden space with a pool i do not know. as if ghana is one big swimming nation loool. if your buying a house like this your buying for your family and actually pools are VERY dangerous for little kids.
Ive been searching for a property for weeks and youd be surprised how many places in ghana come with a pool. id actually say now its a useless feature now that costs money and takes space.
Also the deeper truth about Ghanaian real estate is that its got the same model as a brand new car. the minute it leaves the parking lot or in this case the minute the first family moves in it loses value. so you pay 400k for a house the chances you can sell it on for anything more is small especially if the house has had some wear and tear as most houses do.
This house is actually 200/250k and thats even alot.

You are right! I bought 3 plots in Gambia. One is reserved for a garden and animals. I told the developer not to cut any of my trees. I will build around them. I am building a pool, but it will be surrounded by a garden, fruit, nuts and coconut trees. It’s how I pictured Africa as a child. Rustic with a modern flair.
First time I'm encountering a Ghanaian who doesn't want to uproot all the grass and be sweeping every morning. I'm an advocate for homes with gardens/greenery and alot of natural light flowing into the house.
@@jgl2117 There isn’t more important space than having a more green space. Ghana really needs to sort itself out. One of the most annoying thing I see all the time is lack of trees, no designated pedestrian walkways or pavement nest to new roads in residential areas!! A big big mistake!! Recipe for disaster for more accidents when cars and pedestrians are expected to share roads! It’s like most of the developers are ignorant or simply just don’t care!! It’s not like there aren’t good examples of well developed/planned countries out there to learn from… the whole thing is a joke!

I love everything about this home, particularly the hidden water heater!!!! I absolutely hate it when I see the tacky and highly visible HWHs. The other thing I loved about this show is YOUR BEAUTIFUL DRESS!!! Them areola dots are 🔥🔥🔥

Don't miss that electric fence detail 😉 safety first. I hope the neighbours and neighbouring streets reflect a simular standard of living, it's very important to be in-keeping with your local community. I'd rather developed the worst house on a street to bring it in line, rather than have the most modern house and have all the attention, because then now I need a panic room, hidden passages and hallways, escape hatches under the beds and behind cabinets 🤣🤣🤣 amazing work though.

I agree, the most it cost to build this house is $200,000 plus plot. The markup is very high, usually 25%. Therefore, the price should be $300,000, plus lot. At least that is the cost to build in Atlanta. The lots in some parts of Atlanta would be higher.
Having said that I love the house. So very comfortable.

for this price point, owner should have a large garden, less concrete floors and more than 3 bedrooms..... if you aren't in a rush you can build a better home with that same amount a good quantity surveyor.

Lovely but I want to know why there is not much grass? I hate to see so much concrete. It's nice to have green space for kids to play and put a vegetable garden.
There’s a huge opportunity for thoughtful construction with green spaces and proper landscaping in Ghana. I’ve only seen one builder doing this.

@@basementkid thinking the same. Even thought of how I can set up a playground similar to the ones they are used to here in the community for all the kids. Looking to start a tree planting experiment next time am there. Neem trees are beautiful and would not take much to grow in Ghana. They also made beautiful shade. It’s sad seeing people sit in the sun when all it would take is a community effort to plant some trees. Button line is, lots of opportunities to improve things.

Finishing and interior materials makes the difference in cost. Some use expensive or premium materials while others use cheap materials.. the choice is yours!!
