    Yes pag hindi ka ng research at yung trust mo nasa agent/ broker lang 100% maaloloko ka at no money back (tapon ang pera) check kung legit ba talaga sila. lalo dami mankoloko ngayon

    Maraming salamat po sa libreng payo. Maari nyo po bang maliwanagan. Ang license to sell po ng condo nakasulat na maximum 4 milion po ang selling price. Pero bakit po binibinta nila sa akin ng 7 milion? Ang condo po ay in construction pa lng.

    Good day sir,,2 years na po ako nagbabayad ng equity...pero ang property po merong mga illegal settlers...then the developers told us na kng matapos na kmi sa equity...paalisin nila mga illegal settlers...paano po iyon...tnx

    Hi Chris, this is a good help. My friend are planning to buy an empty land for farm lot. He at least pay reservation fees and installment for downpayment. The problem is when he check in DHSUD Regional office, they seen that they are not listed and no LTS. Mabuti na lang na nakita ko ito video mo. Maraming salamat.

      Sir, same situation ako. Pero reservation fee pa lang. Ayaw na ibalik. Wala nmn sila sa SEC at DSHUD. Totoo ba na ang farm lot ay di sakop ng DSHUD?

    Good Day Sir. I hope your doing fine po. Ask sana po ako ng advice about sa contract ko po sa isang Subdivision dito sa pampanga. Kumuha po ako ng pre-selling house and lot. Nabayaran ko na po yung down payment and still paying pa po sa developer yung balance of 200k then makakapasok pa lang po yung loan ko sa pag ibig ng 1M. Contract price is 1.4 M. On process po yung pag gawa ng bahay.
    Ngayon po Inooffer sa akin na pwede ako mag transfer ng lupa and bahay which is from Lot 14 to Lot 12 kasi daw po hindi na po binayaran ng owner ng Lot 12 so pwede ko daw I grab para magkatabi po kami ng duplex ng BF ko. As per sales agent wala pong other expenses and same price po ng contract. Sabi nya lang po gawa lang ako ng Authorized Letter para ma send daw nila sa office ng Developer for approval.
    Ask ko lang po tama po ba yung process? Or need ko po ng memorandum of agreement with their signatures of broker, engineer, authorized personnel and etc. para po iwas hassle po.

    Hi Sir, meron lang po akong question. May kinuha po kaming preselling lot. Nag ask kami sa developer if meron ba silang LTS, sabi nila exempted sila kasi Association daw sila at sila na yung nagmamay ari nang lupa hindi daw sila individual developer lang. Just checking po if this is correct at sana po mapansin nyo po tong question ko kasi plano namin back out na lang.

      Yes, but sa dami po ng nag aapply na developer yung iba po delayed ang release to the point na naguumpisa na po ang projects.

    Hi Sir! Matatapos na po yung DP namin sa kinuha namin na pre selling pero di pa po nagagawa yung bahay, sinabihan po kami ng agent na after ng DP namin tuloy tuloy na yun pagstart ng Monthly Amort. May mga pinapapasa na samin mga docs para sa bank daw po .. tama po ba yun na magstart na kami ng MA di pa nagagawa yung bahay?ibig po bang sabihin kapag nag start na kami ng MA naloan take out na kaya kay bank na kami magbabayad? Ang bayad po kasi namin sa DP nasa 8k ngayon po kapag monthly amort 15k na po . Medyo mabigat bigat na sya since nagrerent pa kami at expected sana namin tapos na yung bahay gaya ng sabi nila para sana yun nalang babayaran namin . Thank you po

    May i ask lng po,..ksi kumuha kmi ng preselling..si developer sabi d daw sila ng bbgay ng copy ng title...copy lng nmm hinihingi nmin..bwal b talag manghingi ng copya..? Also wala kami nkuha o pinirmhan n contract to sell..aus lng po b un? Ksi daw s pag ibg ipapasok so si pag ibg daw ang mgbibigay ng contract to sell at copy ng title ..ganun po b tlg un?

    Sir ask ko lang po sana po masagot nyo. Kumuha po kasi ako ng free selling na bahay. Natapos kona po bayaran ang 20% dp pero hindi parin po naka tayo yong bahay. At ang sabi po ng office mag base daw po kami sa pag ibig rate kasi yon po ang kukunin ko with interest na po. Ganon po ba talaga sir pag nag continue ng payment kaylangan po ba ng may interest narin. Sana po masagot.

    Sir, okay kaya yun, meron ung developer na mga license to sell sa ibang projects tpos wala p dun sa isang more recent project. Balak ksi kumuha sana dun sa recent project nila eh

      If this developer has a really good track record, okay naman but still at your own risk. Just remember if its still preselling and no LTS, you can 100% refund your money.

    Hi Sir question po, sinearch ko yung condo na kinuha namin if may license to sell sa DHSUD website. Kaso hndi namin mahanap doon. Yung nasa website po kaya ng DHSUD palaging updated ung list ng may license to sell? Kasi kung updated then ganitong wala doon yung condo na pinagkunan namin, irerefund na lang po sana namin.     Sir, pano po kung nagbenta sila nung wala pa po sila LTS from HLURB, tapos ngyn sobrang tagal wala pa po progress as in lupa pa din. Possible po ba sa full refund?

    Good day Sir. New subscriber here. Mg ask lng sna po.. Nkapag bayad na po ako ng downpayment fully sa isang kilalang developer sa isang unit. Approved na din ang bank loan pero hndi mrelease dahil sa hndi na ngsstart construction dahil sa covid issue, yet gusto nila continuously magbayad ako monthly with interest. E hndi ko nmn po kasalanan na hndi pa nila insstart ang construction. Hngi po sna advice. Thank you in advise

    Pre-selling. In the best of times RISKY. During a high inflation recessionary time such as this? INSANE! If you are looking to do such a purchase FOR E the seller to at least provide a guaranteed financing interest rate once the initial balance is paid. Still very risky but better than nothing.
