      I bought a house in the suburbs in my 20s as well and I'm not in love within. Walkability is 0 unless you want to get to the small, not well stocked, over priced gas station.

    A someone in my late 20s, my biggest regret is thinking that I was “tough enough” to “white knuckle” through tough situations that were bigger than was reasonable for me to expect to handle. I thought I was “strong” enough that mental health issues wouldn’t affect me, but I learned the hard way that that’s not how psychology works. Taking care of yourself isn’t weakness - it is strength, which allows you to set boundaries which actually allow you to be the person you want to be

    I worked 70 hours a week from 22-23 years old. I then took all of that money and dumped it into a car because fast and the furious. I then blew the engine, replaced it and sold the car.
    Do not be like me.

    This really hit me - I haven't taken a week off since 1988 - that's before you were born! I've followed your channel for a few years now, and have great respect for your content.     The First rule is - ALWAYS use a retirement account. ROTH IRA is the smartest account a person can use.

      Definitely. I used a SIMPLE IRA for many years and recently switched to a Roth 401k so I can contribute more. I max out the retirement contributions each year and then put whatever else I can into taxable, which is where my dumb Robinhood gamble happened 😅

      @@Zod39 lots to consider here, but the main question is what your expected tax bracket will be in retirement. A Roth is great if it’ll be higher, which it very well could be if you’re growing money in a Roth for decades. In your case, the fact that you already have a Roth IRA doesn’t play too much into the decision unless you want a balance of the two types.
      I do a Roth 401k through my company, which is great because the income limits on Roth IRA’s don’t apply to Roth 401k’s. I max that and then do a company contribution, which goes into a traditional 401k. So I essentially do both, plus add 6k extra to a traditional IRA which I plan to backdoor into a Roth.
      Personally, I like the fact that Roth earnings don’t have to be withdrawn at age 70.
      Likely the main factor will be whether or not your company even offers a Roth 401k. Many don’t, and as far as I can tell, there’s no company that offers them for individuals. Mine is through my LLC

    About the "sticking to hobbies" long enough: my father super sticked to hobbies to an almost professional level. And THAT is one of his biggest regrets from 20 to 50. He also tends to obsess about work (as you, Frank) and he reported noticing he had not really enjoyed due to falling into a performance-work-like mentality.
    So I would consult with myself if turning your hobbies into another "I have to X" area of your life is really something psychologically good or if you need hobbies to be a pressure valve. If you are like me or my father, possibly it is your monkey mind trying to convince you that more is better.

      For me, I know I would never become a professional in the hobbies I choose, but the act of learning about them and trying them out anyway makes me so happy and fulfilled. I guess the right way to balance this is to find 1-2 hobbies that you do feel a commitment towards and cultivate deep effort into, while maybe learning about the 3rd-5th hobbies at a more casual pace.

      Pavarotti's father told him: you cannot sit between 2 chairs. You will fall through. Great advice. Pavarotti was torn between his profession as an elementary teacher and opera. Both choices were good. I'm sure he was a good teacher. He attempted a teaching video in 1979. NY TIMES touted it as "serious teaching would be misleading in the extreme." (Look up the article in their archives. Way ahead if his time.) Today, he teaches on CZcams. Mastering the one talent opened doors for his other passion... teaching. Perhaps this is Thomas' point.

    10:40 The discussion about walkability is interesting. Over the weekend, my friends and I went to Chicago and walked a ton. I live in a suburb outside of Columbus, OH, so the difference was vast. Between sightseeing and moving from one Metra or subway station to the other, we easily covered 10.4 miles in a single day, which we normally only get from hikes in parks to which we have to consciously drive. Although I normally walk around my neighborhood and have strolled for over 40 minutes each way to go to the supermarket just because I felt like it, I admit that it's not as convenient as having a store down the block nor as inspiring as having a big metropolis to explore on foot just beyond the front door. Thankfully, having a more spacious home that my family and I can share as well as being in a peaceful neighborhood more than makes up for the fact that a car is the main way to get around in this area.

    Advice from 6 years in the future? You two have no kids yet? You're planing to? Book a flight to Barcelona, take the train to Paris, from there to Amsterdam, then to Hamburg, Copenhagen, Berlin, Prague, Vienna, stay somewhere in the Alps, go to Milano or Verona or both, go to Rome, take a flight home. (or do something similar in an other part of the world)
    Do it now or you will be 50 until you can go again ;-) (and you will regret that)

      but please take multiple weeks for that trip! Europe is so diverse, it shouldn't be just sight-seeing, hopping between cities and countries in a matter of days, then you only get the "tourist traps" and not a real feeling for each country and it's mentality

      Hmm, I disagree, just a bit. You can do a lot in your 20s. You do less in your thirties. I promise, the trend continues. It's challenging with so many good options. Almost too many. Highly productive people... going to college, starting a business, traveling, AND having children is entirely possible. The key is a healthy support network. That can be created anywhere. The few of us that did that in the past 20-30 years enjoy a new level of life while still young enough to keep a decent pace up. My accountant loved my children because he had no grandchildren. And passed before he could enjoy them. (Cancer). I guess I'm saying you really can do more than you think, not burn out and take cues along the way from videos like this one. I really like this video.

      It's more so you can tell others you're wealthy. Just make enough so you can live comfortably and give your kids a good future.

    When we were looking for our first house, walkability was the key (I'm originally from NYC). Found a house, almost pulled the trigger when I suddenly realized there were no sidewalks in the neighborhood. Asked the real estate agent when sidewalks would be coming, and she replied "why would you need sidewalks? You can drive anywhere you need to go!" Bullet dodged. ;)

    Number 4 seems so important to me. I've had the same problem, just picking up different hobbies, diving straight into them for a few weeks. And just slowly go on to the other hobby. I really need to just find time to just stick with one and just keep on putting time into it

    I'm one year younger than you and have very similar interests and backround. At my 26th birthday I asked myself what could be my biggest regret in the future. The answer was like yours - not pursuing music enough. Since then I started producing music (before I only played guitar and piano a bit). 3 years later I'm not the best, but I'm making songs/beats I'm proud of and enjoy listening. Nothing big yet, but it's the most satysfying thing I've done in my life and I'm not planning on stopping. Cheers! Make some music Thomas!

    This video speaks to my soul! I'm 26 and needed to hear a lot of this:
    - I'm interested in buying property and also value walkability
    - I am passionate about music but find it difficult to make time to publish work
    - Definitely work a lot and need to make time for breaks

    There was a lot here, but the piece that really rang true to me was to remember what I actually value. I value walking to work every day. I value being able to walk into town. I value quiet.
    There are a lot of limitations to my small town, and a few businesses (like the grocery store) made themselves hard to walk to since I moved here. But you reminded me why I chose this lifestyle despite its other limitations.

    Awesome video, as always. I am actually working on a productivity channel of my own, but for people of adhd and dyslexia and one of my first videos has a lot to do with your last regret.     Hey man. Don't watch you all the time, but was wondering how you would do with an office in a more urban space? You only have to drive back and forth and still have access to the "walkability". Obviously it isn't the same; you still have to drive, BUT it might instill that same sense? Keep it up man loved the video and gonna watch more!!

      This may be the plan! I have a floating desk at a co-working space currently and enjoy it a lot.
      For me it’s always been a frugality thing - I started with the home office and balked at the idea of adding an office lease on top of my rent/mortgage.
      But I may just take the plunge soon and work to increase income so the added expense doesn’t matter.

    I've never had any issues with the particular
    *Drinking
    *Smoking
    *Buying overpriced "luxury items" (shoes, jewelry,phones)
    *Staying in shape
    *Eating Clean
    But I've had problems sticking to learning "academically"
    I was a B student all throughout my school years due to me picking up on things fast due to my high memory retention & adaption which lead to extreme laziness when it comes to continue "learning"

    I agree so much with walkability idea! I've been renting a flat for about 10 years and I love it so much mainly because many places are within walking distance. And those which are not in walking distance are easily accessible from trams and buses which I can find a lot of where I live.

    I feel so hard the wanting to learn multiple things. I got interested in cooking, gardening, piano, guitar, violin and 3D Modeling in the last few year and got decent in all of them but not "good" good and kind of regret that seeing the number of hours I passed on each one of them.
    But at the same time it makes me confident that I could pretty much easily get anything and get at least good on it pretty quickly.

      The advice above is good - start with index funds or ETFs. It’s also probably best to start with an IRA (likely Roth), and make sure you have an emergency fund first. Debt load and rates are also a concern - if you have credit card debt, eliminate that first as the interest rate is virtually guaranteed to be higher than anything you’ll make in the market.

    You talk about having a pile of random hobbies as a bad thing, but being able to swing from one hobby to the next without care or responsibility is the very soul of freedom. Committing to a hobby to become better is great, getting through the dip can create rewarding feelings as you enter a flow state, but that's also the mechanism by which a hobby starts to feel like a job.

      Yeah I think there's definitely an aspect of balance to it. I wouldn't want to commit so hard to one hobby that it takes over my life, as I do value the freedom I have. However, I think going forward I could add a bit more discipline into the craft of music while still retaining enough freedom.

    I am 21 but I found myself resisting good things for me such as studying and exercising. Maybe it's procrastination, maybe it's anxiety or maybe I am just too lazy.
