It's cute but my first home was 1100 sq ft that included 3 brs, 2 full baths, a laundry room, eat-in kitchen, living room, and a hall and a linen closet. All rooms (and closets) were decent sized, and the master br and kitchen were slightly generous, esp considering the total square footage. The kitchen in this "barndominium" is TINY. Overall, just makes me appreciate my first home all the more. Especially since it cost $60,000.00 in 1984. 😀
Finally! Something, someone can age in! Beautiful! The only thing I’d change is I’d build a garage for all the mechanical, furnace, hot water etc., and utilize that area in the kitchen for my preserves, and homemade canned foods. People make fun of those of us who could give up lots to live in smaller houses, but what they don’t realize is they’re heading to a casket in the end, so best to practice now. Lol ❤️
Too bad just like a casket, this garbage is also overpriced, and what you don't see is the poor build quality - paper thin walls and cheap windows that do nothing to help cool / heat the home or keep sound out.
EXACTLY what I would do! I have to have the availability of space for my garden canning.

I asked how do you know they’re made of shit. If you say that you’ve been in one then that’s different. If not then you’re blowing out of your arse. 28000 is not far from what people make here in Ky., but you still have to pay at least 10000.00 for a trailer here.
The perfect Mother-In-Law-Suite! Great for elderly family members to remain near and still have independence.
Would be nice if you included the a range of how much it would cost to build it today. Even if it was broad, for example $150K-175K as of Mar 2023.
Best small design I have ever seen and I love all the finishes. I could just move right in with absolutely nothing to do. We are calling you when we build our home!!
Seems to be a missed use of space above the bed room
For 1000 S.F., I'd want a second bedroom/office. It's all about the layout! I liked the large walk-in closet with the washer/dryer; IMO, it makes sense to have the W/D where the clothes are!
It's not 1000sq ft, they've got to be including the porch to get that number. Interior dimensions on the drawing are about 32x24, so 768sq ft.
@@OvertravelX I have a plan that has the front load washer and dryer in the kitchen Island. Not only do you have a large workspace but I can watch tv at the same time.
My first house was 900 Sq feet had 2 nice size bedrooms, gally kitchen dining room living room with lots of storage with a great attic. I wish that I didn't have to sell it!! I miss it so much!!

@@anothergoogleuser They dont have to be exact... a range would do. Sometimes they quote cost per square foot... for example $50-75 per square foot... $75 x 1000 = $75,000 depending on options.

$75k if you did everything yourself with slab on grade - $100k if you sub out labor for certain trades. Add full basement $125-135k. Assuming you already have the land and there is no septic/well cost. These will sell for at least $230k I would suspect.

The upgrade I would inquire about is roof mounted solar panels and low cost battery backup in case of power outage. A small cast iron heating stove in a corner could later be added. Nice place for a retired couple seeking a reasonable minimalist life.
Instead of a gas fire place I’d rather a wood burning stove in the living room
Or better yet! A wood burning Rumford Fireplace. Look it up. I build them and have a 36” Rumford at my house. Heat monster that pushes you away

Only thing I'd change is the kitchen area door to the bathroom - I'd make it a closet for Vacuum, brooms,etc. OR a pantry
How bout a front load washer dryer in the kitchen island?
My first three bedroom, 2 bath home with inside laundry room was only 1050 square feet. So, seems like a little more creativity with the floor plan would make this a more versatile home. True, the bedrooms were small, but it was a great starter home.
They should take a lesson from home plans from the 50's and 60's when 1000 sq. ft. was a typical home, and they knew how to do it. Keep it simple and square. All I can figure is that they're counting the porch and carport in that 1000 sq. ft (as many of these places do) 'cause you can easily have 2 bedrooms in a true 1000 square footer with it being a lot more spacious than the house in the vid.
Nice little place. But, in most areas almost no matter how inexpensive a house is to build, you still gotta buy land, put in a water well, sewer and power.

Yeah! It is perfect for 55 old people.
Really very nice! Very roomy without being too big, and no stairs. Love the accessible shower. There is room in the main room to have part of it as a living room, part of it as a home office, a kitchen table, and some chrome shelf units for additional storage. There is room on the kitchen island for a bunch of countertop appliances. I also like the laundry room and large closet.
Overall, this is a great small home. Unfortunately, I don't have a place to put it and I can't afford it.
We have our washer and dryer (medium to small stackable) in our master bath. I have to say I love them in there! Our dryer is “non venting”, so you don’t have fluff etc floating around, and they’re back in a niche, so they’re out of the way. About three years ago, I quit using my dryer, and now hang all our clothes outside, which I love! I hang it all at once, dry it all at once, and then put it all away at once! Perfect!!

Of all the tiny homes I've looked at, this is the best! Love the laundry room. I am disabled, and I can't use stackables. On the downside, I can't use the microwave over the stove. I need it lower, as I am only 5 ft zero. And with my mobility problems, climbing up on a stool is unsafe for me. Love the handrails in the shower!

Why don’t you use pocket doors in these smaller builds?
Probably since this was ADA which means wide doors. (as soon as he said that I was looking - and yep, walker by the washer and dryer) Pocket doors have to be fairly narrow to fit in the framing. To put that in perspective its wide enough for a wheelchair. That trumps all other considerations.
And trust me as someone who built a home for a relative who ended up in a wheelchair... if you THINK its possible then DO it. She has to transition from a wheelchair to a walker to move into the bedroom, I had to put ADA bars the whole length from the door of the bath through the room, and can't leave the house in her chair. Fortunately she can still use a walker for short distances - but she can only shop places with power baskets.
But I suspect the house (which I had stick built) was still cheaper than this Barndo. (lower fit and finish, this isn't a dig at the builder)
They give you pocket doors as an option when you meet with them and they are actually cheaper 🎉

this is a nice fantastic house great layout great master bedroom and this is a great house for single people!
So to add 2 more beds and a small bath, you could use the door to the carport as the hall to a bath flanked by the bedrooms. Do that and flip the master bath and washer/dryer space which would have a second exit out the back of the house and finish at about 1350-1400 sf I think. I definitely like this!

It's intriguing how modern individuals perceive a 1,000 square feet house as small. In my own upbringing, I resided in a new house spanning 900 square feet, equipped with three bedrooms. Surprisingly, it felt like an abundance of space for our family, which comprised a parent, a grandparent, and two children. This modest-sized house, situated conveniently close to downtown, represented our definition of an average-sized dwelling. Why is this home square footage small, what changed?
The average home in America in the 1950s was 983 square feet. The problem is that we try to compare and compete with each other and as our peers home increase in size so does the need for others who feel they should have large homes as well.
People are so spoiled thinking they have to have a large home now a days and they call a 1,000 sq. ft. small or a cottage. My sister and her husband live alone but they have to live in a 6000 sq, ft home they have to heat and cool. It's a status symbol thing I think . " Oh Look How Big My House Is Compared To Yours "
Yep! My sister raised 5 kids in a 1200 sq. ft. house- and it wasn't cramped. I've lived half my life in 1000 sq. ft. (and the rest of it in smaller quarters!). People have too much crap. While I couldn't see living in a real 'tiny home" (under 500 sq. ft.), 1000 isn't a tiny home; it's just a home. Lower taxes, utilities, purchase price, etc. which is why I've lived good without working hard. And what kills me, is people buy a "tiny home" to save money, but then they go and finish it/furnish it with the latest fashionable luxury materials. Better just to buy a small normal house or used mobile home, and live modestly. They'd be surprised how far very little money goes in such a scenario.

My house is about 1100. It was built in 1905. It’s been renovated, but it is plenty of house for my needs.

I think an inexpensive small barndo is the dream house for some people who want to live small but don’t want to live in a mobile home, or a park model. Much better option than a mobile home, site built will build value vs even modular. The inside does not have to be this fancy, I would rather see a house with a very Basic setup, keep it cheap. So many people approaching retirement are looking or a reasonable solution for living out their elder years, please post the cost of this. Larry

Fantastic layout! A few things I would change ... put a double sink in the bathroom and enlarge your front porch. Also, the kitchen is the heart of your home so I would move your refrigerator over a bit so you can, on the other side of the refrigerator, put one of those narrow pantry’s that have the slide out which houses small boxes, spices, condiments, etc. Having a pantry like that would make a huge difference in that kitchen. Great job! Can’t wait to see other barns you’re building.
I would rather the pantry the way it is instead of those little narrow slide out pantries. You don't need to double vanity in the bathroom in house like this. Front porch could use being a little bit deeper than 6 ft though yes i would also tie in the carport to the house so that you don't have to get out in the rain if it's raining from your car.

@@words.Of.Truth. The suggestion was to increase storage by adding that slide-out, not replacing the existing pantry. There is plenty of room to move the fridge to the right where the garbage can is. I actually have a narrow side cabinet built in that place and it has my mops, broom, and a stick vacuum housed in it. Another shallow cabinet at the top has all of my dusters, swiffer wet pads, extra light bulbs, etc housed. Its doors open on the side, not facing the kitchen island. It was one of the best decisions we made when remodeling our kitchen
This little farm house is very nicely designen. I see vents in the walls indicating no mini split, rather, there's central heat and air I hope. Love the farm-house sink! This would suit me perfectly! I'm retired and actively looking into these!

Nice home. When I look at homes, though, I look for ease of upkeep as well as being handicap accessible. The lights in the ceiling will be extremely difficult for the average person, let alone a handicapped person, to change light bulbs. Suggest another type of lighting that is easily accessible for bulb replacement (e.g., a fixture that can be lowered so the bulbs can be changed).
Also, can ya'll do the heating/ventilating ducting in the flooring rather than the ceilings or upper walls?

I love heating run thru. Ceilings and walls. I had in the floor and I didn't like it...hate vents on the floor too. When I bought a new furnace I had it ran ceiling and walls. Way warmer and didn't have to work furniture around vents.
After having experienced this change..that's what I look for!

I know this home doesn’t have it, but it would be nice to see a loft of some size for grandkids to visit or for storage. I know this homeowner probably had no use for that extra space, but in the case that the homeowner needed to be taken care of for short times. That extra space would be available for the family member to stay while they would be taking care of the homeowner.
But how is the disabled person going to clean or access the loft to prepare it for guests, Littles or others?

I'm a Realtor and have pricing on every listing I touch. It is disingenuous not to include the price at the the time of recording. I'll consider hitting the "like" and "Subscribe" buttons when you provide actual value to your channel rather than using it a way to build a mailing list.

99% of these tiny home builders don’t give prices! Not even on the websites! It’s like a secret you’ve gotta give your name address phone # and a note from your mom to get pricing
Usually they are trying to charge more over time. Start decent then crank the rates up. If they know you know someone paid less your gonna ask for less.
It's a tour not a listing. You're not at work and nobody asked you.
At least a range in $/sq ft. At the end of the day you can hire a contractor to put up the shell and then sub out the interior work and cut out the high dollar middleman. Brando’s were intended to be cheaper and suddenly they cost the same as a conventional home.....which is rediculous.

Is there an expiration date on these lightly structured buildings? Also, how do you heat and air condition them? Do they have a Lot of insulation?
Remember...it's a "barndominium", not a "house"...so I'd imagine the house-like features are missing- but they have plenty of fashionable latest-thing eye-candy so no one will ask the questions which you asked, because they'll be in love with the looks and fashion of it. But after living in it, they'll wish they had gone for the insulation and central A/C instead of the stainless appliances and and decorator fixtures. No one knows how to be poor anymore.
