ok got confused after you get the contract with set pricing and all, you DONT have to stick with those rates? So when someone is ready to pay in full or make a payment and i choose a cheaper one, ALL of that changes ?

Yes if you choose the cheaper rate you need to pay attention to the terms and conditions

I went to berth guess and it's asking for credit card and deposit when she already paid this. What happened?
