      That's crazy, about to say my mortgage is less than that a month and it's 3000sq ft home, it will be paid off this year. Bought it in 2017 for 265k, appraised for 395k recently. Wished I bought another home back in 2017 when the market was still reasonable. My stupid mortgage company kept emailing me about refinancing my home. No thanks I am not about to be a slave to debt. I dislike banks anyways run by our corrupted government

      I'm in AZ, west valley, when i moved here in 2014, i paid $950 per month.
      I moved 2 miles from that house a few years later to another house basically the same size, now my rent is $1500 per month, and will be raised 100-300 more dollars when it renews this summer.

    This astronomically high rent is seen nationwide and won't stop. Fortunately, I live in affordable housing owned by the City and the rent very seldom increases. I feel sorry for the hard-working taxpayers earning minimum wage, even working two jobs won't help them to secure a roof.

      @@susanabrown510, by virtue Section 8 can't keep up, coupled with waiting lists that extend for years, with no state able to build the number of units to meet the demand of renters, Section 8 landlords are quitting the business or selling to investors thus the morbidly high rent increases, yes, I maintain Section 8 is wanning. I did not say market demand 'justify' but it is the compass used to price rent per supply and demand. Yes, some landlords are greedy but a hell of a lot more is going on than that that has produced this storm. As long as you are in government housing and NOT under the roof of a small business landlord that accepts Section you are in a good place.

      Osprey corporation located in Nevada are going all over the United States and doing the exact same thing. I tried to find out what the name of the owner was but the management refused to tell me their name.
      They came in last June and raised everybody's rent by 55%.

    2600sf home with pool, 4 bed, 4 bath, 3 car is what I live in... I pay $1200 a month for this. My water and power are extremely high in the summer...
    Power around $400, water around $250 a month. I DO have natural lawn I WON'T be getting rid of! Without it my power bill would double without the humidity and shade from the landscaping.
    Be prepared, 117° is the all-time record high temperature in Vegas, set back in the 40s. With all the business and apartment/condominium complexes forced to remove all grass. We will finally top that 117° easily this summer.
    I'm looking forward to the bewildered media not understanding how that is happening.....

      @@thebastardgift that is the latest of the restrictions as of 2022, basically no turf/grass anywhere other than park's, schools and private homes. They even made it where you can't put grass in the backyard of new construction homes.
      The valley is good to heat up like crazy this summer. An apartment complex not far from me that had really nice landscaping let most of it die over winter, painted the entire complex one shade of tan with a darker tan wood trim and stuck dark solar screens on al the windows. I'm hoping they do something nice with the landscaping but I'm predicting a sea of rocks with little to no plans for it's future.

      @@bidensucks6792, wow...they are serious! There is such a thing called dry gardens, and this sounds perfect for a dry riverbed, and online I have seen some with small blue rocks for water. A few really nice large planters with real plants would work. Some artificial turf, sprinkled in with a few blades of yellowish grass looks okay if not overly done. With no grass apartment complexes need bright colors somewhere, not tan and darker tan. Fresh cut wood, movie popcorn, Chanel No5, rain, babies, lilacs, fresh cut grass, these are the scents that make me close my eyes and inhale deeply. Thank you for responding.

    When I left Vegas just 2yrs ago … the house I was in was ONLY $821 it’s was a 3bd 3ba about 1200sq … this is crazy … but I live in Denver now which is literally too expensive. I have a 600sqft 2bd apt for $1600

      Most of the new houses are having building issues too. Cracks on the ceilings, leaking water lines, plus the HOA fees are steadily increasing

    well- I am a landlord- never do we raise rents beyond 3-or 4 %. tenants financial threshold is fragile and we try to accommodate that when we do need to raise rents. The eviction moratorium has made this business a high risk operation and has been a big reason for the rents to esculate.

      Landlords mostly got paid throughout the pandemic. A small percentage had renters just flat out not paying them. Net worth of landlords grew, while working people face high inflation with a small wage bump.
      Landlords are overpaying for property and passing the costs to people who need shelter.

      @@lstruggy when we were there the prices were actually high in my opinion but their wages are higher up there for work. Apartments ranged from 700 to 1000s just depends on the complex and location. Winters are brutal. If you have children it is not going to be fun ! You'll spend most your time indoors year round because of the excessive freezing Temps.
