- This week we tag along with my friend, Ryan, who is moving back to Las Vegas. He has a budget of 14 to $1500 a month for rent. We check out 2 locations near The Strip. So lets see what type of accommodations we can get for that price.

I wish that apartment owners would realize that most people would prefer you do not include the gym, the pool, or the fancy espresso machine in the clubhouse, and instead pay a lower rent - and let the tenant take care of their workout and recreation needs.
You're probably a nice person, but lower rents attract riff-raff. And apartment owners don't want them.
@@theejayzeeable That's a good point. I've always had better tenant neighbors in the higher priced apartments when I think about it.
Some people prefer the higher rent with the amenities than having to go somewhere separate. My family owned property in HB since the 70s, and our tenants would never move because the rent was rarely raised. Since the buildings have sold, the rents have more than doubled
@@theejayzeeable false, it's all in how the apartment complex is managed. If complaints are taking seriously then everyone will be mindful. I've seen downtown luxury high rise reviews stating dog crap everywhere and thin walls with music booming, all the way too management acting like its a frat house.
The recreation and amenities justify higher rents. This is good for apartment owners to earn a higher return.
I've lived in Vegas 2x as I have family there. There are lower rents you just have to look around. Many don't advertise, they just place a sign in the window. If you see a building you like just pop into the leasing office, they will know if anyone is scheduled to move within the next few weeks or months. Also, if someone is looking to get out of their lease. Let them know exactly what you want. Do you want a quiter area away from kids, partiers etc. Do you want to be closer to the playgrounds if you have kids etc. Vegas is a 24/7 city so your car insurance is going to be high so include that in your budget.
I don’t like how they add the extra $300 fee. You’re right, just say it’s $1800.
It’s a lot but with the amenities and the fact that it covers Cox fiber optics internet is cool. Living here for 3 years, and it’s been nice but there are definitely a few kinks… not to mention management has changed more than 10 times over the past 2 years. We like it and the location is great!

Typical Vegas-like the hotel rooms for $20. Then $50 resort fee. Parking at, what, $30/day (if you drive. I don't, so don't quote me on that price). Plus at least Luxor has that $100 security fee, which you do get back if everything is good. But yeah just lump it all in.
Sadly becoming the norm, "community electric fee" "smart bundle" "parking pass"
They do this so that people with lower incomes can qualify, because typically you have to make 3x rent. So at $1,800, you’d need to make $5,400/mo. But if they say rent is $1,500, then you need only $4,500/mo income to qualify.
The High Line was very nice! Both places give you what you need, but High Line with the amenities you get would be the best value

Highline looks great, but I did more digging and reviews on it , and found issues. Read reviews and research.
Also the shopping options are trash… For that money there are better options in nicer parts of town.

Love this, I ended up starting at the Copper Creek Apartments off of Silverado Ranch. My one bedroom is 1475, it the slightly nicer appliances, comes with a gym and such but never used it. I have view of the strip from some distance, but it nice to be away from the strip area. It was enough for me for the time being. I'll admit finding stuff in Vegas is rough as hell.

That first place would be about $3800 a month where a live, I would take that in a snap! They make the payments separate because of taxes, maintenance fees versus rental income.

That place was originally built by elysian. they have invested way over a billion dollars in new properties all over vegas. I met someone who works in that industry and I was told that Elysian builds properties and in short order sells them off, hence the new names.
Hey Joe, good stuff. So reviews on High Line indicate a possible safety issue with car break-ins as well as package delivery thefts. Other possible issues highlighted is cleanliness of common areas and valet pickup of household garbage, which they charge a separate monthly $25 fee to tenants.

1st apartment was nine but why is the pantry larger than the bedroom closet.
Wow, quite the difference in style and size of apartments for almost the same price... sort of.... definitely the High Line is more bang for the buck! Great work Joe and best of luck to your buddy on getting settled in!

First thing I require is PARKING information and prices.
Let him know not to be fooled by how nice High Line At Hughes Center "Looks". It's a fairly new property so it is definitely more updated but Ive heard from multiple people and you can also see from reviews on Google that the High Line property has a huge security problem. They have issues with people's cars being broken into/stolen, homeless people making it into the property, ect. Also from what Ive heard, a lot of the ammenities are shut down/closed off A LOT.....I would stay away from that property despite how it looks.
once I heard the address, I thought...oh no...if you are not from here or have not lived here for a while, you don't yet know what you are in for. Sad how they build these beautiful places but do nothing to clean up the area they are in, crime is sky high here now

We are considering Vegas as our new home. We are moving out of FL, and coming to check out Vegas next month. We don’t like wasting money on rent, but we are going to rent to take our time to get to know the area and then buy. TFS

Our cousin stays 6 months in Vegas. The Tahiti village is renting him a place for 200$ a week, since his time share ran out. He did make a deal & he raves about it.

I would agree with put everything in up front... but that $300 gets you quite a bit. Plus the amenities, apartment, and location definitely justifies the spend! High Line FTW🥃

Finding a place in Vegas on a budget can be tough, but it looks like Ryan's got some good options close to the Strip.

typical they have a good rental rate but they saturate you in fees. Like the resort fees they add to the room on the strip

Highline and those like it are a $ pit. Nickle and dime you to death. They do this to draw people in thinking it's only $1500 but soon ching ching ching. Plus they do this because you'll find that those small "extras: keep increasing. But I do have to say the location is fantastic of the Highline. That huge globe at night is amazing.
Nice video, I didn't know rents were that reasonable there. I wonder what senior apartments are going for, I live in the L.A. area, where rents are just too high for retired people. Thanks.

Nellis area is bad, I used to live on the base in the 90's. If you are a man by yourself though, you can do it, hopefully you have not yet been jumped/ robbed. It was a bad area back then.

Is air conditioning included and do you have to pay for electricity? Cause electricity can be 400 or 5oo hundred a month in the summertime
yes, idk why some places still put in white or black appliances , it is very outdated, it's nothing now to have the stainless steel and the new thing is the kind that does not leave the prints so you don't have to wipe them down every 5 sec, lol. I will say though, having lived here since the 90's, those areas you were looking in, I wish they would do more to clean up the crime, I know it is everywhere in town now but down by the strip, I would not take the chance. The Highland was very nice and the price is comparable to any new place these days, in Vegas. We just got a 3 bedroom and it's a little over 2400, crazy but it is very nice, waiting for the housing bubble to burst to get a house though. But like someone else posted, I could do without some of the fancy amenities, get my own gym membership and have the rent lowered. We have a beautiful, fancy club house, all the bells and whistles however, I rarely have the time to use it. I do see people using it for bday parties, get togethers, which is nice, you don't have to rent out a place for that, you can do it right there, it is just as nice and you have everything you need right there to make or bring the food, so there's that. They are also good about fixing anything right away, never had to wait more than a day to have something taken care of but at these prices, that is what I would expect.

I have a 2bd in north summerlin, $1695 plus a bunch of extra fees. They don't keep the amenities up at all, but it's a nice area. If i didn't have kids, that first one was dope!! I see $1412 studio on the website. You can find much lower if you want a shit area.

did you have a problem with people/ homeless wandering around the hallways, trying door handles? I read some bad reviews, we were looking at that one before we found this place. The reviews turned me off , did you experience that? The Red Rock one said the same thing, homeless wandering around the hallways, got in somehow and they were trying the door handles of people's apartments. You are right, we have a 3 bedroom for the xtra room and it is crazy , it's getting like California.

ive been too all those places i was a delivery driver actually those arcade games at the howard hughs i delivered them those places are in the getto 😂😂
For a short term stay I’ll rent the cheaper and in my free time look for house where I won’t be letting that rent money go to waste or in someone else’s pocket.

Paradise and Twain..... They should pay YOU to live there. That is a nasty area. I doubt their security is what it needs to be in that area since I did not see barbed wire and guard towers. The place looks nice enough, but that is not the issue. I live in a nice area in a nice 2 bedroom apt for a bit under 1800. I am 15 minutes form the strip. In a crap neighborhood like that one, a 1 bedroom apartment should probably be about 1300 or a bit less when you consider what I am paying and where I live for a 2 bdrm.
All in all, I think both these places are overpriced for the area. Put them in Henderson or even Rainbow and Tropicana and the prices would make a lot more sense.
Going East of Jones is now getting a bit dicey when it comes to living in a decent neighborhood. I lived at Lindell and Trop (one major cross street east of Jones). It was OK, but the neighborhood to the immediate east, say Decatur and Trop was not good and there were lots of shady looking folks that did not seem like they really had anywhere to go or be,

It's not included, with the summer here, electricity is running us around 100 per month and gas is around 60.

Ok I live in the Boston Ma area I pay for a 1 bedroom 1 bath with a loft at like one of these places $3,000 plus a month ! Our rents are crazy
I'm just outside of Boston and pay almost 1800 for a tiny and I mean tiny one bedroom loft with outdated appliances. There's a tiny gym that no one really uses much. No assigned parking.They do allow pets which is great an trash is included in the rent. Really wish we had a pool though. My unit is carpeted but all the other lofts have original pine floors. And now new tenants that move in have to pay for their own water. My water is included in my lease and that won't change until I break the least. I feel like i'm kind of stuck here until I can find a better place which is hard to do especially in Massachusetts.
I think we'd both be better off in Vegas..lol

FYI-
There are no Rent Control Laws in Nevada. Often, these apartment complexes will advertise low rents for new tenants to attract them, get them to sign a one-year lease, and move in. But when the first year of the lease expires, the rent gets increased anywhere from
$100-$300 a month. Sometimes more. These apartment complexes are willing to take a hit the first year of a lease. They are banking on the fact that many people find it difficult and stressful to look for another apartment and move all their furniture and belongings again in such a short period and, therefore, wind up biting the bullet and signing a new lease. But remember, when year 2 of the lease expires, prepare for another significant rent increase. What starts as a great experience becomes extremely stressful because one never knows how much their rent will increase year after year.
