Hi there! I am Joseph.
I have been an immigrant / expat living in central Portugal along with my beautiful girlfriend Mariana for six years now.
Together Mariana, my father Clinton and myself, would like to show you a bit of the daily goings on around our Portuguese farm / homestead / smallholding and all of the work we are doing whilst renovating, starting building projects, working with our livestock, DIY and trying to grow our little families own food!
In this episode we welcome you to join us in mid Summer time as we are given a tour around our dear friends farm house, which is for sale, in a rural mountain village in central Portugal.
We start the virtual tour by introducing ourselves as we explain the location of this wonderful gem of a farm and a little about the surroundings and local amenities.
We begin by walking up the long private shingle track, which gives fantastic access to the farm. Then we step onto the property itself, the first thing we see as we look around is huge cereal crop fields, which surround the property, as well as lots of cork oak trees and olives. There is a large farm house of 243m2 sitting at the end of the driveway, as we walk through the large newly built gate and impressive granite wall.
Mariana and I both walk through the lovely gateway, speak a little about the property and make our way onto the farm, where first of all we walk down to the very bottom of the land, where there is a beautiful large stream that borders the farm. It is a wildlife paradise here and evidence of animals can be seen everywhere you look, foxes, genet, wild boar, fallow deer, rabbits and more!
Once we discussed the farm itself, the biological septic tank that has just been fitted and the borehole, which provides the house with clean, drinking water. We make our way up to the farm house. Where we talk a little about how the owner has built this house specifically to sell it, there are still a little bit of works to go until the house is completely finished, namely the fitment of the doors and windows, the flooring and of course the piping that will need to be placed once the new owner has decided where exactly they would like the bathrooms and kitchens to be fitted.
We walk right through each and every one of the properties rooms, firstly the three guest suites, which would make an absolutely amazing bed and breakfast style guest accommodation, or just extra living space for a larger family. Then a long beautiful open plan living / kitchen space with carpentry work to die for! The carpenter is absolutely fantastic at his job and really has made these chestnut roof beams in a truly beautiful way, all held together by wooden pegs.

They are so informative about the area , which awaken our interest in central Portugal. We are a retired couple living in the US and at this moment traveling to Fundaō tomorrow. If you are open to it, we would love to visit to see your farm just for a short time since we need to continue to Lisbon airport to go to Madeira for a couple of days. Joseph, just about 3 weeks ago, my partner asked if I would consider Portugal. I was raised with a military family during the 1950’s. We traveled all of Europe. My grand plan was to return to retake those first steps. So, My answer was YES! We have some honest questions for you, regarding fitting in locally…
We have looked at new and ruins. I prefer the personality of ruin or certainly older build. But we are mid 60’s talented with skills. So rebuilding is likely out. We do not need a big place. Or lots of land. Here, in the Pacific Northwest of America, we have a large multi storied home and gardens. My question is, in all the properties, none have finished yard or gardens. If we were to purchase a home, then added gardens, with trimmed and cared for flowers. I do understand the drought conditions of the past few years. But with water…..
do people plant gardens? I have been doing background…. I have not seen anything that shows this effort. Curious. Our home is sold when we are ready to make the jump.

The price of this house, when it's all set and done, is probably way over our budgets, but that doesn't automatically mean it is overpriced. To begin with, I have rarely see any house of this size which sell for much cheaper. And you just can't compared a 2nd hand house with a brand new one which is still being built and you can take part in many decisions on how this house would be finished. Meanwhile, I understand some people, when spending the same amount of money, may want to start from scratch, instead of with a shell like this one.
Wow, the craftsmanship in the ceiling beams of the main house is like a piece of art in itself!! Many hours of labour, skill and years of artisan experience have gone into this property. It's a blank canvas in many respects. Have a great time with your family x

Hey Joseph! Good update video. Is it possible to get an estimate from the builders for how much it would cost to finish it (add 2-4 bathrooms, kitchen, windows)? I think this place would be a fantastic investment but am not sure what total amount to be considering for cost.

Hi there, I said in the video the building is now as it stands for sale, the other things will of course need doing by the new buyer, the builders who are working on the property now will do this, but for a fee, of course there are other builders around though if you would prefer to go down that route

Hi Tony! The stones have the same insulation effect in the winter too they hold the heat inside the house, a nice lovely log burner in the main room would heat the whole house, me and Mariana have one in our house and it gets almost too hot in there! Much love!

I really like your videos. I too am contemplating Portugal. I have seen more hours of Portugal houses and land for sale than is probably recommended. I would though say, that the amount of gushing you have done on this house tells me your commision is extreamly high. Also the house and land itself seems to me, is overpriced by a lot. From afar, yes it all looks very nice, but the amount of work that needs to be done for that price is overwhelming, unless you are a wealthy person of course, then whats it matter.
No commission for me, I have mentioned this in previous videos. I have known the owners of this property for eight years and would do anything to help them. I only ever advertise friends properties, all the help I give to buyers in the area here which includes visa applications, office work, introducing to legal representation, translations and much more is all for free… The price for what you are getting here is not overpriced, I have known people to spend much more for a lot less.

Really attractive house. I just love the exposed beams and stone work. So you said they will finish the house out once they have a buyer who can determine locations of kitchen items? The rest of the house also lacks any plumbing, electrical, heating or cooling. Will that also be included along with doors and windows? Is there a septic system in place? The bore hole as you call it is interesting. Is that a steel casing the used and painted it blue or is that plastic pipe? Is it customary for bedrooms to be acceptable only fro the outside? Just seems unusual and not common where I live. Also no bathroom’s.

Beg your pardon Grandpa Drew, but this is not the typical house that a typical Portuguese person on minimum wage would be living in, the same could be said for the type of house that Edwin mentioned, your typical minimum waged Brit would not be living in a million pound house... Some houses are more expensive / higher quality than others, that is just a fact
Strange argument that a property that's unaffordable to someone earning minimum wage is therefore 'overpriced'.

amazing craftmanship but man that thing is HUGE! Way too huge for me, I am more for the small cozy places (with lots of land) :D how come they want to sell? looks like a dream project in progress but no more I guess?

No, it was never intended for them to use themselves, their trade is to buy ruins, construct them to the point where they are watertight and everything and get the paperwork sorted on them and then sell them on, that is why the bathrooms and kitchens have not been included yet, they are waiting for instruction from the buyer as to where they would like them sited :D

Still have to spend a huge amount of money to make this livable, I think it is way over priced for what there is!
