The location is lovely and the house *is* at least in only a semi-ruined state rather than completely fallen down but I have to say I have become something of a negative cynic when it comes to houses in Portugal now. After three years of keeping an eye on the market and seeing (virtually) a lot of houses I can honestly say that my impression has become that if you want to buy there you will need to demolish what is there and build something to a decent standard from scratch.
Essentially you are buying the land and the view and will then need another quarter of a million to actually make a place to live. Now, in the balance, that total is fairly typical for an okay semi-detached in the UK, so it's not an insane rip off or anything. But what it *is* is a lot of hassle, red-tape, headaches and waiting :)
The property is good but i'd demolish the ruin and buy a nice prefab house.
@@marco31 I've thought the same several times when seeing lovely areas on the CZcamsz :) I have often wondered how the local 'Council'/planning authority would react to that as a proposition because there are some very tidy 'portable' homes you can get these days..

I’d definitely demolish the property and build a modern farmhouse with the old stones and adding wooden n details.
If you keep looking at around 100k, large beautiful land, there's not going to be a new house that would cost like another 100k just to build

Awesome video, you sell it well. The possibilities are endless. It does require a buyer with very deep pockets.
Knock it down, reclaim the stone and rebuild it, it will be faster and cheaper. That way you can rid it of damp, rot and build dry walls with proper damp courses and a solid insulated roof. i'd allow 130k on top of price to do it right. Nice plot/building/project. cheers.

I would renovate it there is no way I would knock it down for a new build. You could turn it into a stunning home, it is a really beautiful property.

This property has a lot going for it, despite its very remote location (train to Porto is 5 hours).
The big issue with any property in Portugal is healthcare. My friend from Lisbon says in the countryside it's much easier to find a vet than a doctor or a hospital.
The property is too remote to attract tourists (if you were considering a B&B), but nice as a second home if you have the money to pay someone to maintain the terrain.
If my health were better I would make an offer.

We lived off grid for a year,near a river we were told it didn't dry up but it did,no water for months,our wells dried up,u have to keep ur land strimmed cos of fires,u can't use strimmers cos they can cause sparks,it was so hot.we had to sell up because no water.

My mother and i are kind of looking to go back to Portugal. She was born in Madeira and left with 16 years old and now i would love her to spend the last of her years back in her country. I live in Germany now and we are looking for a +7000m2 - 30.000m2 rural where we could build a house or 2 ( for my brother if he decides coming as well) and we would like to make a big solar panels project, use the wells and deep water and have a kind of sustainable project rural hotel for the future as well. Is it possible to know how expensive is to build in Portugal at the moment? i have read it´s a tedeous process for permits and getting info from local authorities then architect cost and i heard finding workers to build is a very hard....? i really feel like moving to Portugal somehow to my mother´s roots it seems so beautiful and peaceful.

So much potential here for a renovation keeping the character of the original building and features of the land in what is probably the the best value area in the region being to the North of the country…the cost of materials and labour has increased 50% in the past couple of years and probably requires €200k+ to rebuild.
The architect estimated €750 per square meter, which doesn't amount to 150k

I have a lot of questions starting with: a quiet house can simply be demolished and can you simply plan a new one with the help of AR and perhaps in a different location and what are the rules then? two why to have fixed subscriptions while solar energy seems to me to be more than enough to be captured by solar panels and with Star Link you always have your own internet connection. you already indicate a bit that it is a nice place to make a campsite or a caravan parking spot, that is very nice, but what about permits at that place and so on. I get the feeling that in winter the river might overflow, what about that, is that pulling is an official water management service or is that the worst municipality?

Again a great showing nothing left out i wonder is it possible to get competent builders in Portugal for such a major renovation we are talking major building works costing £200,000 + i would guess is it really worth doing or is it just silly money thank you for another fully detailed excursion of this property nothing left out as always keep safe.

What potential is there for tourist accomodation? Would it be allowed to build cottages on the land or is it restricted?

Thanks Richard, I don't know as I only visited this property to film once on this day. Its got a lot more water than most of the other places I've filmed, but I can't tell you exactly what it will be like in the summer. Its not a dry location and I doubt the wells will run dry due to its lower position in the valley.
In some years at the end of summer it dries out
Worth noting...to connect the electricity will cost around 5k. Cost per hectare is nominally 2k or less, having the house "urbanismo" is really, really important & remember you can buy a village house for 20k...lovely space...those walls around the garden & the water really make it.
If you are intersted in Portugal, be prepared to learn the language & customs. Know that things happen slowly & events & deadlines are not generally advertised. Building matetials are expensive!

Hey no worries, in Portugal the asking price is always negotiable, and you can make offers below... its not a starting "from and above" price.

@@TheRickfiredurrrrr… they mean it’s only worth 35k, not more, due to either: house needs to be pulled down and a new one made… or massive amount of costly renovations. Either way, it will take a lot of money, red tape, waiting, and reliable good quality builders.

A bargain with so much running water on the land in Portugal I am seriously thinking of calling my accountant right now, my problem is I’ve just gone and bought two flats in Eastern Spain.
Very nice place but it is difficult to say how much needs to spend to restore house to the good condition. Maybe it is expensive for such property or not? But definitely I like this one very much. The house have it's own spirit in my opinion should be renovated with preserving it's style.
It definitely needs a total remodel, I don't know what that would cost but I hope the new owners keep the granite rocks and charm too 😊👍
@@OKportugal The walls are fine can be plastered or stones can be exposed, but the floors and the roof have to be replaced, not sure if joists are good or not. Definitely lovely place with lots of potential.

Do sellers consider lower offers in Portugal??? In the states they do sometimes.
Some countries the asking price is a starting price, but in portugal all offers are considered

NICE AREA, BUT THE WHOLE HOUSE IS COVERED WITH MILDEW WHICH WILL CREATE A HEALTH HAZARD TO YOUR HEALTH. HOW DIFFICULT IS IT IN OBTAINING BUIDING PERMIT TO BUILD A NEW HOME IN THAT LOT ? IS THIS AREA IN A FLOOD ZONE DURING THE RAINY SEASONS ?
There was a story in the sun about guarda, where the local’s apparently bullied an English family, poisoned their pets and told them they were next! I could hardly believe ( it was in the sun) I always thought Portuguese were a lot more welcoming!
Myself and countless other foreigners will only attest to how kind, helpful, welcoming, and generous the local Portuguese people are. Perhaps only one side of the story is being reported in that article?

I love the property for the water availability for any ag project, but if it will cost 150k to renovate plus 100k asking price, you could get for 250k a property with land ready to move...., thanks for showing, Ill pay no more that 50k.
Habitation license important or avoid it. Same goes for caravans, check laws and permission.
The trees are Mimosa, they are invasive and real problem as they are like giant weeds and they take over and also are fire hazard.

The seller has included dreams & imagination in his crazy price, lots of "imagine". Real value €35 - 45 k, no more! Consider that after spending €130 - 170 to renovate & build driveway, then what can be recovered selling the property. Why doesnt the seller create what is shown in the fancy drawings, probably because after building it, he would have to discount the land price to recover building costs? Portugal has become too expensive, France & Italy look more attractive!
