My name is Nick Ferrand and these are my “One Take Italian Property Tours” This week’s property tour is absolutely fantastic. No, it’s not on our website, so just email us info@abodeitaly.com for more information.
Moving to Italy? This beautifully restored luxury Italian farmhouse dates back to the 16th century; with wonderful views of Umbria and in a convenient location. The property is surrounded by two hectares of land that includes well laid out gardens. With two renovated guest cottages Villa Tre Archi is ideal for rentals and has all of the original features that one would expect to find in a luxury Italian property.
The main house measures about 425 square metres; about 75 of which are dedicated to the reception room with arch and fireplace. In addition, there is a separate dining room and a fully equipped 20 square metre kitchen: both with external access to the dining terrace to the rear of the property. One of the five bedrooms is on the ground floor and has access to the garden.
The remaining stylist bedrooms, all with full size bathrooms and air conditioning, are on the first floor. In addition, there is a covered terrace that sits above the portico and looks out over the garden.
There are two additional buildings a short distance from the main house listed as barns (C2) These could be converted to registered habitable spaces and personally that’s what I would do.
Fabulous private swimming pool sits below the property and measures approximately14 x 5 metres.

A wonderful property. I’d be happy living in the ‘barn’ 😀. I expect they’ve used a steel beam for that wide arch in the downstairs reception room. It’s one of the few rooms I’ve seen that would be ideal for my grand piano.

Pretty darn close, I thought 1.7 US. Very livable, usable place. Placement and veiws 10++. I personally only need the out building to be happy and content the rest of my days. Overall a gem and a steal for the $. Thanks again Nick.

Less than a minute into your video I knew I was going to love this property. I think I may say this every week but this is perfect. I absolutely love dark wood and this has the dark wood doors and beams.. the long dark wood table and chairs. Terracotta floor tiles are beautiful. Those views are out of this world. This house is gorgeous, I love the simplicity of the restoration... understated chic with hints (ie those incredible beams and t/c tiles) of rustic charm. I love the idea of having an outdoor dining table and it seem that all homes I’ve seen have one. Boisterous family dinners aren’t nearly as overwhelming when you carry the noise outside. Charming property.

I had a low of $2.3 mill. euros to $2.8 mill. I also assumed I would have to pay more to upgrade the outbuildings. So just under $2 mill. for everything is an awesome deal.
The view alone is worth $1 mill.

The house is absolutely stunning! The exterior is immaculately manicured landscaping and the stonework and the arches on the outdoor spaces are exquisite. The interior living area with the fireplace, lovely the primary bedroom with a fireplace are wonderful. The reclaimed wooden doors, are remarkable and the iron work on the windows and throughout the property. The home is meticulously decorated, the neutral colors are calming and cozy. The house is just gorgeous. The other 2 buildings are cute, the barn was delightful with another fireplace (the Italian fireplaces are EVERYTHING we love fireplaces) ...the entire property is breathtaking, we are hooked and appreciate the care each owner puts into maintaining these one of a kind timeless properties...thanks Nick for bringing them to us to enjoy!

A lovely home. Love the reclaimed doors throughout the house and the reclaimed terracotta floors. We can see the shine on the terracotta roof tiles as well. The one thing that I thought was off was the remodeled kitchen, but it was beautiful. The views are outstanding, and I like the idea that it is so peaceful. The gardens look very nice as well. The barn, for sure, could be a separate home for guests. I really love this property; it is just gorgeous!

Hi Nick, I just wanted to say I love the old locks on the back side of the doors. All are early 19th century farm houses here in the states have the locks mounted to the back side of the doors to, along with a brass key hole mounted to the front.

This, is a most modern villa, with homelyfeatures, like the bathrooms and the Bedrooms!! Worth at least 20-30 million adds!!
Thank you again Nick for such a beautiful property. The structures (assuming barn is same) are wonderfully appointed with architectural features that are not overwhelmingly 'rustic ' so one does not feel the need to pile in the heavy period antiques of interior spaces. Clean lined and natural materials. Love the artists studio and the grounds ! The whole has a wonderfully calm yet thoughtful presence. Cheers.

Love this place! Great location! Love all the trees...thank you for showing us the baby olives...you are so sweet! The ceilings are really beautiful!! And, as you say, the rooms are all very well proportioned. All round lovely home, in perfect condition. The closets and the AC are a real plus! I think it's a great price, too!
