Great pros & cons video Don!!! I can tell from your accent you were a Bergen County NJ resident, right? Then again, to me, anyone North of Trenton sounds like they live in Hoboken. This Philly-born and raised, moved to South Jersey (we say "Joisey") resident transplant knows prices and auto insurance in Broward County is about the same as NJ (price hikes in 2024 for NJ). But our homeowner's insurance is so low. We love Pompano Beach and see all the new developments going up there as that's where we vacay every year. Will be down there again (hello Wyndham timeshares) this winter and see all things Atlantic Avenue and A1A near Sunrise. You forgot Con #6: SNOWBIRDS -- traffic is crazy down there, but from late November to April, wow! Of course, in my eyes, the Pros outweigh the Cons.

I'm from Bergen County but don't sound like it.
Florida is going to be the next Ca. most people who live here can not afford to buy a house, wages are low, tax's on a home is high if you buy a home now for 500,000 which is pretty much what you will pay in a good area, you tax's will be around 20,000 a year , your insurance if you can get it will be around 7,000 a year, don't get me going about the water bills that are high FPL hasn't been refused a rate hike in almost twenty years, but we do have the breach

I thought a major con would be hurricanes. I have very limited experience with hurricanes, how is it living in South Florida? Frequency, severity, evacuations. Is it as big of a concern as I think it is?
Hurricane season is june through november and in my 5 summers here we havent had one. But that doesnt mean the threat isnt there. We’ve had plenty of tropical storms and we recently got spared by hurricane ian which passed right by us and hit the west coast of florida
Hurricane seasons can be active or quiet. The trend seems to last a few years then it changes. Typically follows the El Niño pattern. In 2023 we had an El Niño and a relatively quiet hurricane season. When the opposite occurs, we have a busy season.
I live in Essex county , Nj and I’m looking to move to Ft. Lauderdale . Way more affordable
