I had both the originals! Blacksand and dungeoneer, along with Titan and Out of the Pit! Great books!
Edit: Still have Titan and OotP, pity, I must've got rid of the other two.

My vote for the something else: a combination weird pet store and magic item identification shop. Weird pets in this context include polydactyl ships cats who are alleged to also be lucky; seaworthy lap dogs famed for their ability to ease sea sickness while being petted; and foul-mouthed parrots rumoured to cast simple cantrips as a flock.

Blacksand is a great book! 6 should be a barrow with a mad old prophet who's lived in it for years (are they accurate or a charlatan, what made them go mad, have they lived in there for centuries, can he even leave the mound? ), and the place is named after it: Barrow Town, or Barraton.

A portal/tear in reality to the elemental plane of water perhaps the Nautical Sorcerer is studying?
It could even be an aquatic cavern entrance to the underdark with ancient depictions of Aboleths and people worshipping them.

Or a portal above the falls to a similar community?

Perhaps it is a pen containing several rare aquatic creatures the naval sorcerer uses as mounts or uses to pull his barge or something similar?

The something else, how about a ferry operator who doubles as an informant for the sorceror
