    While more data is needed, if we look at how PV purchases are funded via Heloc/Home sales money from US/CA it is clearly going to affect sales numbers in PV.

    What is the best way to buy a property at a better price, a foreclosure, a bank owned, a repossessed property?

      Unfortunately you generally won’t come across foreclosures, repossessed, etc because the majority of properties here are not financed. Perhaps some exist but I don’t have any insight in that area

    It’s a trickle down effect. It’s all U S money going to PV too so there will be an impact by the kid of 2023.

    Thank you, Gary. Should I hold out on purchasing property in Puerto Vallarta until you get more data? I’m also interested in purchasing property in Bucerias as well.

      At this point, I don't think anyone knows how much impact we'll feel here relative to the downturn in the north. So far we have not been impacted and I'll be keeping a close watch

    I think your to positive Gary, realtor talking. Since you’re not on the ground in the USA, I am involved with real estate transactions in Oregon and I can tell for sure, our economy will affect PV, no way to avoid it. Most expats purchase based on equity from their home and with little activity going on now, the money is not going to end up in PV. With the fact PV has so much new construction going on, the market will be affected. I speculate there will be an adjustment of prices, just don’t know how much. My wife and I are watching to see how the market adjusts as we plan on purchasing at some point in 2023 as I anticipate USA beginning a turn for the better in early 2024.

      It's a great question. A lot of the available area on or near the beaches from PV to Bucerias is already built, but there's now quite a bit of development happening further from the beach, and on the mountain side of the main highway

      Also, I believe that US / CAD with PV cash purchases , took their equity out of their escalating home values so they won’t have that kind of liquidity any longer especially 2023. Just my thoughts 🔮

      @@lynnesunshine Our thoughts exactly! We are going back down in February 2023 to see activity. We are standing in the belief that once hot money leaving the US & Canada evaporates values will have to readjust. Without a financing option like the US and tightening Canadian currency leaving Trudeau’s prison, values will have to go down.
      We have our capital ready 😊

    Everything that goes up, will eventually go down, especially with all the overbuilding there. There will be huge inventory hitting the market in 2023. There were building cranes all over PV when I was there last year.
