Alberta is such a mess that it's hard to pay attention to the messes in other provinces.

A major "greenfield" tax ($10-$1 billion) for any development that seeks to pave over farmland with ever more suburban sprawl would work well. But then, you'd also have to require that any development within the current city limits must add height and occupants/units. I like the idea that any new building seeking to replace rental apartments is mandated to start at 40 stories without upper limit, and at least 20 stories would be required to be low income and affordable housing. Of course developers not wanting to add the expense could then be taxed on their current properties until they decide they are indeed in the business of building a city.

@@patberlinguette6808 Pat, what use is tender language when our leaders routinely ignore what we say? Nobody wants to talk about the violence that comes from society, and the garbage we've been served in the name of "being civil." Maybe consider what's making people angry enough to want to curse, instead of pretending all human language is the problem?
