I'm a portuguese living in California, I've been out of Portugal since 2009. You guys are really inspiring me to one day do the same thing you're doing, the more the years go by, the more homesick I get and the laidback life is becoming very alluring.
For the past few days, me and my wife instead of sitting down and watching netflix, we've been following your journey and it was really engaging and entertaining, thanks so much for documenting it. We were really cheering on the couch when we watch that one clip where you closed the deal with Remax on the phone! Ha, funny, I'm also Portuguese, left in 2010 and have been living in the US since, and I'm also planning on returning because I miss Portugal quite a lot, and maybe get a farm or something like that.

Before we bought our small holding we walked the boundaries with the oldest son of the deceased owner and it was fairly straightforward but it was not written in stone . It took the fires in June 2017 ,which around Pedrogao Grande were pretty intense to make the land owners around us officially register theirs and our land . The local registry ,which was based at Góis used Google Earth as a basis for this land register . It took 5 visits to finalise all these details ,but we were patient and now it’s all done and dusted . I think your friend should be very careful as the boundaries seemed very sketchy and if the brothers property ( Which was not included !) continues to be unoccupied it could drag down the value of his property , as well as being an eyesore !

It might be worth mentioning, that you could ask for a Topographic survey from the owner before you visit, and associated Registry that normally mentions adjoining property owners. The seller also mentioned that the house in the middle was abandoned.
The Creek was a pleasant add on I must admit.

You can ask for the "cadastro" document that will have a basic shave 2D view of the area.
In older properties, the "Cadastro" drawing accompanies the "Caderneta Predial" document and both are official.

The borders are ery clear to them, but really a risk. Understandable hw the borders came that way because going over from father to his sons. But a big risk to legal problems.

I’m visiting the Castilo Branco Area in 11 days .. can’t wait to start looking for a small place. That place would be cool if you had the middle house too, but I wouldn’t want to have a mixed property like that, sharing the land like that.

@@OKportugal what I understood the middle house don't have land with it, and belong to a cousin. And the limits with the olives tree hand a piece of land belonging to the family and they are too interested in selling. The big issue is the middle house which must have access to it. I doubt it will be long to be on the market once the rest sold. Probably they will try to sell to the person who bought the rest. In a area like that without land it don't have value.
You are doing a good job, soon you will be speaking portuguese, you are starting to understand and with practice it will be easier.

9:26 from what I can understand that entire property was once owned by his family and distributed through its heirs but that house is not part of what hes selling, it belongs to a cousin of his that also sell´s it cheap since its abandoned. Regarding the houses and all that the way would have been to bulldoze the all thing ofc !!!
Before you buy the property you need to check the property limits on the town city hall for a proper survey as he looks to be confused himself (and ofc sometimes people lie), also sometimes there are disputes with neighbors or family members over the land limits as you all know, more so never buy land that is
fractioned since its a huge headache (Portuguese legal term "avos" not to be confused with the word avós (grandparents)); other advice is speaking with local real estate agents and or local lawyers.
By law if not mistaken if you happen to own a property that has only one (historical) access ; if you happen to own the land where the access is, you can´t negate other owner right of passage.
FYI word to the wise remember you only have a certain number of months (3 ??) to circulate with your car with UK plates before you get a huge fine, lots of foreigners are complaining about, since they weren't aware of it. Btw.. Fundão is the Cherry capital of Portugal and also there were big forest fires 4:49 as you can see in the mountain slopes) in the region last year, so now there are strict new laws regarding farm/homestead cleaning & maintenance all across the country.
38k for that piece of land is not high, but it all depends to what you want to do with it, myself wouldn't by that property because of some of the various issues discussed in the video.

We have well maintained, flat pasture land which was not affected by the big fires of 2017 and I dont foresee any fire issues here due to our layout and vegetation.
In this video we followed Gavin to view a property he was interested in buying and he was not interested in the place or the complications that come from having multiples owners and unclear borders.
We are using a company to import our cars for us and the import tax (ISV) is zero. We are allowed to import one car each without paying ISV import tax. We need to import the cars within 12 months of becoming residents and there is a bunch of documentation they are helping us with. We initially thought it was a 6 month deadline but the official importing company has told us its 12 months.
@@OKportugal regarding the matter of changing plates deadline thought it to be shorter in any case good to see your not clueless. Yes that property you were checking is hard work but not overpriced if there isn't any hidden issues. Regarding the property borders it was clear to me that the guy was at a lost himself, he didn't look sure about it. If it was me, would check the property myself without anyone then would go to the city hall and asked for the property registration and its map, can even find out if there is future constructions programmed close by or near in the future. Gavin got it right... that land may be an heritage mess... The seller also said that one of the houses belongs to a cousin and some tree to "family" who would sell for the "right price". So... probably a lot of people to deal with. 😖

Hi, How safe is Castelo Branco comparing to Algarve ? We are planning to buy a land and moving to Portugal.
We have not spent time in the Algarve so I cant compare but central Portugal is very safe and if you live in the rural areas people are very warm and welcoming 😊

Portugal is very homogeneous concerning safety; obviously the biggest metropolitan areas suffer the same issues like anywhere else in the world, and also the places near the border with Spain, even being inland, it’s always a border line... I worked as a police officer at Portugal for 16 yrs, so I guess that I can clame some knowledge about it...

Those houses need to be taken down and build a new one, but if is no black roads means probably no electricity, anyway one day I walked inside an old house and a girlfriend almost grabbed a snake she though was something else. €38k for the land then €100k to build a house and probably another €20k to bring electricity not worth the money
