Unstaged vs Staged Property Walkthroughs: Which one is the best?

    I do a live walk-through of two very similar properties, one is staged, the other is unstaged. I discuss some of the advantages of staging, and why you might want to consider it when listing your home for sale. Both of the luxury townhomes shown in the video were on the market in Point Loma, San Diego, CA. at the time the video was shot.     Your right, you do have to draw them a picture, I work in a retail store where products are for the every room in the home . Furniture, decor , kitchen, bath, kids , office. Can't tell how many times a day I am asked , do you think this match this ? My sofa is this color which rug would pick... imagine them trying to decorate a whole house or what to put in this " empty space" . !?! Plus gives them a better idea space, yes a king size bed will fit and have plenty of room for this and that.

    I'm a home stager in Sacramento, my staging is much more complete and conducive to the space I'm staging. I would put the dining table off the kitchen area, and use the other area for the family room. In the existing living room you look directly to the kitchen from the sofa, you need to show where a TV can go and that area doesn't provide that. I've been a stager for 16 years and stage clear to the bay area. I would love for you to see my homes I stage for comparison. Enjoyed your video

      Completely agree with you. I'm a Stager in Hong Kong and would swap the two rooms to show where the TV could be situated.

    I think your point was very well taken.
    What we fail to see in this comparison is that we are looking at brand new development.
    So the eye is going to pristine walls, floors, baseboards and appliances. That could be a positive for some people.
    My home I am trying to sell is fifty years old. This is why I am trying to put a bit of art up and some distraction.
    Otherwise the focus will be on all the flaws of the house.

    I feel the table needs to go where the sofa is and make what you are calling a dining room, a family room, Because it's just weird and inappropriate to have a bathroom open off a dining where people are eating.

    Marc, you've explained it well, why and why not to stage. Would like to have seen how they sold in the end.
    I agree with the expert stager here, the space where you put a dining table is best presented as a family/TV area. That's probably what the architect intended given how it sits between a bathroom and large outdoor patio. (And, just as no one wants to sit beside the washrooms at a restaurant.)
    A decor expert would also fault the lack of window treatment in the bedrooms. I understand that could really hurt a tight staging budget; & it might mean a little wall damage to mount curtains hardware. But no curtains is as odd as no bathroom door.
    That said, there is so much right about this effort, that you even tried to do a comparison, I would choose you as my realtor.
    Please try to do more of these staging comparisons. Maybe just as 'before & after'.

    I love staging! Most apartments & model homes are staged & it works very well to sell the home/ rent the apartment. I rented my apartment in Albuquerque BECAUSE of the staging ( meaning I didn't just pass it by going oh well its got a fireplace & vaulted ceilings but not enough to sell me on the idea of living here) - it was the staging that influenced my decision

    All the lights should be on for a showing. Makes a huge difference, the space will feel more cozy and lived in.

    Staged is pretty, but I am one of those people who prefer the empty home where I imagine my own things in it. Btw I grew up in San Diego and now live in the PNW. I miss San Diego.

    Thank you for this - showing the difference between a staged home and one that is not. I am not crazy about the dining room, but an office would be great.

    Too many levels of living space for me. Also, first thing coming in through the front door is a narrow entry and hall. A swing type door immediately to the right of the entry, that should be a pocket door. One of the bathrooms needs a pocket door too.

      To Just me:....I'm a designer and real estate stager. I think you have a very good eye, but you're critiquing about choices the builder made, that the realtor cannot address. He's high-lighting the staging and the effect of showing off the house.. I don't think either would be a deal breaker in that area.

    I like an empty visit, because I can look at plumbing, baseboards, and I can see what to do to a space.

    I'm someone who pictures items in each space so it's good either way for me. I'm not a fan of big artwork so it distracts. I'd make the "dining space" upstairs a bedroom for my dog. ♡

    I've bought a few places during my lifetime, and the ones that weren't staged looked smaller (to my eye) when they were empty. I think that at least SOME furniture gives people a point of reference for judging the size of a room.

    The art pieces on the bedroom, on top of the bed, shouldn't go there,it looks so bad/ wrong. But in general, it was good. Although, that huge art of the white parrot in the entrance hallway was spooky and I love Parrots and Birds 😊😎

      Hello Jeannette. I think the pictures over the bed are fine. Remember, staging is for perspective. I don't think they are a deal breaker. I do agree the parrot makes the hall look more narrow, especially if the bedroom doors would be closed.

    Ok a much bigger elephant in the room, is when you walk in th front door your eye goes to the master bedroom????? Nope, AND then upstairs is the kitchen ...come on...horrible design....with a bathroom off the dining room....bad conversion.....and for a million plus....nope my home same price point but designed purposefully and no bathroom in my dining room. Ugh

    A staged house would just make me suspicious; I'd be wondering what they are hiding. And where exactly were they hiding the luxury in this example?

    Did you just say 1,5 million??? Where I live 350,000.- tops and only because of the location. Same house elsewhere? Not even 300,000.- Feel sorry for the people in your area paying such extreme prices for a relatively small house with a bad lay-out. Who is taking a bath next to the dining room or home office? Beats me. Better have just a toilet there and a place to put your vacuum cleaner. About the staging: yes, it made a huge difference. Hated the big bird at the entrance though, too overpowering.

      Chances are your $350k comparison isn't walking distance from San Diego bay. The first 3 rules of real estate definitely apply here: location, location, location. : )

    Personally I don't have problems visualized and I would rather personalize my own touches vs seeing what stagers have done. If you "fall in love" with the staging and then bring your own stuff you can end up quite disappointed. And I think it is sad to spend thousands of dollars more based on staging and pay for that for the next 30 years.
