    Great video! Your daughter is so helpful. Consider starting to pay her regularly so she can start a Roth IRA and become a millionaire since she’s so young.
    Also, I think your place would look great and more appealing with more area rugs. An 8 x 10 or 9 x 12 in the living room and master, a 6x 9 in the secondary bedrooms. Love that you are so clean!

    Great video! We have 5 STRs and the only thing we don’t like about them is ALL the laundry! To help with that I’ve put 2 washers and 2 dryers in each unit. That really helps speed things up for the cleaners!

      That's a great idea! And yes, laundry is definitely our biggest time consumer. We do have multiple sets of all of the linens, so that we can just swap dirty for clean, and bring the soiled ones home to wash then do it all over again the next time we go to clean. That way we don't have to wait on them there in the unit :)

    Great video, thank you! Your daughter is precious and good job mama for involving her in the day-to-day operations of the family business. That is so good for kids. We are hoping to buy an STR property within the next year and appreciate all the tips from current owners. Thank you for the suggestion about the ozone machine. Never would have thought of that! I definitely want to self manage and clean for as long as I can handle it. Just some suggestions based on my personal guest experience in the nearly 2 dozen Airbnb’s we have stayed in: include outdoor furniture like Adirondack chairs which are weather durable (especially since you have a fire pit); consider doing down alternative duvets with a removable cover that you change with each guest. Any time I’m in an Airbnb with a traditional comforter, I’m leery of having it on the bed because I don’t know how often it gets laundered; I’m sure you already do this, but if not, consider providing ziplock bags and plenty of trash bags; basic spices and olive oil; install a nest thermostat so you can ensure the a/c or heat is off once a guest departs (that will save you money in gas and electricity). I think you nailed it pretty much everywhere. White linens and comfortable beds is always something I look for in the reviews when searching for a property to book, so congrats on being an excellent host 🎉

    lots of good tips.
    first thing we do is open all windows and doors. actually we ask guests to do that on the morning of check out (we call it "covid safe practice for our cleaners") but only about 50% actually do it.
    100% agree that the more decor (or as I call it "clutter") you have, the more work it is. people move stuff, it needs cleaning, etc. just a hassle.

    I’m a regular Airbnb user and The crisp white bed linen is spot on. Coloured or outdated linens just don’t have the same fresh look to them and is a huge turn off for me when I’m browsing listings for places to stay.

    Love the toilet paper thing your daughter did! My cleaner does the fold over part but we’ll have to add the other piece on to it! Can I ask where you got you router crates? We need to do something like that with our routers and modems.

      Thanks for watching!! I picked that crate up from either Hobby Lobby or Michael's. Most larger craft supply stores and I believe even Walmart, will have plain wooden crates too, that you could paint if you wanted to!

    PLEASE note that the OZONE machine should only be run in a house if it is completely empty of people and pets. It is toxic to breathe. Air house out after you run the machine. They work really well and we have one at each house.

      You're absolutely correct! We turn it on and run for the door, lol. And we also follow up with opening up the doors for a bit to allow things to mellow out.

    I really enjoyed watching this walkthrough of your Home. I always wonder what other people in the industry has to offer more so the people who are just your everyday folk who aren’t necessarily trying to sell to you. But I think where you mentioned when someone who stays at your place and has extra supplies leftover and you leave it for the next guests is generous of you but at the same time contradicts what you said about leaving extra supplies of your own and losing out on money cause they’re gonna take more than their fair share. I utilize those extra supplies no different than I would if they were my own and especially if I was running low on stuff to begin with me which saves me a trip to the store. But the longer they stay I’ll offer more extra stuff but just enough even though I know they’ll be going to the store that day anyway. But mostly people who stay a short while I assume isn’t there to get too comfortable but to explore and eat out.

      Thanks for watching!! People do tend to take whatever seems like "free game" during their stay. Lately, they've been taking the whole container of make up wipes that I've started supplying, and those things are expensive! I'm constantly thinking about how to supply nice amenities but also not losing out on a bunch of money. We may start supplying colored washcloths, specifically for make up removal.. we'll see!
      As for the goods left from past guests, I figure.. someone else wanted to bless the next guests, so I let them do with it as they choose :)

    Thank you so much for sharing> I found this very helpful. I will also suggest a WiFi thermostat. I love the lock up any thing extra you do not want your guest to take. I have a closet full of towels and extra towels. I also have the extra linen in the closet. Do you suggest I lock up all the extra towels and bed linen, like comforters and quilts as well? Can you also share what you put on your welcome sheet? I appreciate others ideas. Love the suggestions on scanning the rooms for left items 1st. I will subscribe to enjoy other tips and tricks you may share.

      Hi! I’m I cleaner. I can answer at least one question for you. Yes lock up any extra towels and linens. People will use every towel in the house simple because they are there. Towels take a while to dry so this is very bothersome for your cleaner.

      Yes ma'am, we lock up everything extra and above what our guests may need during their stay. We do love the wifi thermostat idea, we had one at our previous house and it was awesome.. we'll have to see about adding one in the future ;) I plan to make another video with more in depth detail of our check in and check out processes, so stay tuned!     Very helpful and great assistant you have there. If I rent bikes, they are going to get snatched in my area (even with locks) unless someone really knows what they're doing in terms of locking it up right (using three lock system) and not leaving them out of sight.

We don't wash all of the dishes everytime.. we make sure whatever is in the dishwasher is clean and we do a quick cabinet/drawer scan to make sure everything else looks tidy. If for some reason the dishes in the dishwasher didn't get clean, we'll hand wash those real quick 😊 good luck with your future endeavors!

      We use comforters at ours, and we have 2 per bed so we can change them out between washes, which we do about once a week. Duvets would prob be easier for washing sake.
      We just ordered some reputable looking ones off of Amazon. They are a microfiber material with synthetic down alternative.

    Hi. Not sure if someone commented on this already, but I have hygienic/sanitary issues. For example, if I saw my towels on a toilet seat, I would ask for fresh towels. You probably want to get a little caddy or shelf for those.
    Also, did I see bed linen on the floor before they went on the bed?😳 A cart would be a good idea. But I wonder if this is what they do in hotels and I didn't know all this time. 🤔
    Other than that...LOVE IT 💕

      I would say it took about a month to get it painted, new blinds, services set up, furnished, advertised etc... we listed it on a Monday and had a 1 month booking that following weekend! Our area is very transient, being a military town. :)

      The door lock is by Shlage, it's their Century Encode with wifi. It was fairly easy to install, not much harder than a regular door knob set up, just had a few wires to connect... and then you have to connect it to your wifi, but that's pretty simple too! We are very happy with it and our doorbell too! Great investments that allow us control without having to be at the property!

      We actually use comforters, rather than duvets. We have 2 for each bed so we can alternate between washes and we wash them about once a week, unless they need it sooner :) Good luck with your property!!

    I loved this video and thank you for sharing those gems. My only observation/comment would be rather leave the towels on the toilet maybe leave them on the sink counter. I know you did a meticulous job of cleaning but I tend to be on the anal side about what touches my face and skin and I would probably react to that at first sight - especially without the knowledge of how thoughtful and detailed you are about cleaning.
    I am looking into starting an ABnB myself so I just subscribed to your channel.

Someone else mentioned the same thing about the towels being on the toilet seat.. though we do sanitize everything thoroughly, we've started putting them on the counter instead, since some aren't fans of the way we were doing it. We're always open to suggestions 🥰

      Yes! Not on the toilet.
      And we fund our counters are too small and the stacked towels on the bathroom counter make the bathroom look clutteted.
      We LOVE the look of the towels stacked beautifully on the end of the bed, as a greeting almost, or on the bedroom dresser if there is one. (not the side table). 👌

    I believe u can ask what functions the animal performs and ask them to fill that out in writing and arrest its under penalty of falsified information sign...
    Emotional support animals are not service animals.
    I also question, wonder out loud if they stay more than 13 days...when u get into stays longer than 14 days..if they don't want to leave I tk u get into some eviction issues
    As past 13 days I tk it treated more as a permanent rental vs short term and is under different rules in most states

    Thanks for the video. My biggest struggle is keeping the towels white. Can you advice on your washing techniques esp white pillows & sheets. I also heard you mentioned using comforters, are they a better option than duvets? I've heard other hosts advising not to wash comforters & duvets daily especially for long stays.plz advice

      Yes, white linens are tough to keep clean sometimes.. we do use bleach and oxiclean to remove most stains, but every once in a while, we just have to scrap a few cloths and replace them. I guess the alternative would be dark colors to hide stains and such, but I love the fresh, clean feeling of the white, and it really helps keep our space feeling roomier.
      We wash our comforters about once a week or as needed. We carry a back up with us at all times, incase we need to swap it out :)

    i have two doors at main door entrance to get into home. Inside wood door and outer security metal door. Both have 2 locks each. So 4 locks total. What smart locks can i use for that setup. Im hoping to make it easier for my guest.

      You could do 2 of the code locks back to back if you feel like you need that much security.. or just one on the exterior door and if the wooden door needs to be locked, maybe leave a key under a mat or have a combo lockbox somewhere in between the doors?
