I love this! Here are some terms to know that they talked about.
1. Deed= Receipt of ownership
2. Title= How ownerships is held
3. Promissory Note= A debt instrument that a borrower promises to pay back money and details of the payment structure between the parties of the agreement
4.Deed of Trust/Mortgage = A security instrument that collateralizes the property with the promissory note if borrower doesn't pay back the debt
5. Lien= A public notice of record that says a party owes money to another party
6. Lien Priority: (Example)
a. Government Property Taxes
b. 1st Lien (Hard Money lender)
c. 2nd Lien (Private money lender)
7. Subject-to: Taking over existing debt on behalf of borrower but debt stays in their name. It's best to transfer deed.

Key terms in this video: Deed (Named Owner of Record). Title (How Property is owned. Tenants in Common). Mortgage/Deed Of Trust (Its Debt tied to Property). 1st position Lien: Hard Money Lender. 2d Lien Position (Private Money/Partner).

The content in this video alone is more valuable than what I paid for (nearly $8,000) and learned wholesaling in AstroFlipping (no regrets! I highly recommend Astro for newcomers to wholesaling). Mind you I'm embarassed to say I've been in real estate for 20 years as a salesperson and designated broker, and closed hundreds of deals for REITs. I can't believe the knowledge in the first two videos in this series alone. I recently met a former #1 ReMax agent in the world; he's writing a book specifcally on these principles (Pace beat him to it). Speaking of million dollar educations! This stuff is more useful to me than the 8 years I spent in college and grad school. Thank you! 🙏 I am looking forward to hearing more about where/how you are finding deals suited to these creative methods. So far I have been more or less brainwashed into focusing lead gen from off market and automated MLS feeds with as-is or fixer keywords, but it sounds like those strategies aren’t necessarily aligned with creative deals perhaps as much as other acquisition strategies. Can’t wait to hear more!

If i wasn't already a realtor...even though you guys explain it so well....I would still struggle I feel. This is stuff you REALLY need to get a grasp of before you do any real estate transactions. This one video isn't enough for the people out there, gotta do more and your own research.
I do not know why but this feels like the best and most informative real estate video I have ever watched in my life. Made me realize that I just need to be myself and just be genuine going into anything that I do or would like to. Considering that people , outside of me trying to make money and outside of real estate, have problems that they need solved, whether we see it as big or small, that they deal with and being human-like and upright could take you further than you'd expect

Yes, same here, but why couldn't this info been out 5, 6, 7 years ago. Evvvvvvvvverything was about the one trick pony wholesaling. No fun in that. Hahahaha. But no matter, Creative Financing is an art...and it does become more and more easy to grasp the terminology, the language, numbers etc. I feel it in my bones, I'll make a deal and get a check.

Amazing!! This suddenly made even more sense when I translate it to what we do as investors- the bank giving the mortgage is just the funding source (like we get PMLs). They hold the lien just as collateral but they’re no more an owner than our PMLs; their repayment is separate from the property.
