My biggest takeaway was the example with the balloon payment. I had this exact scenario earlier this year that I walked away from, because I thought the seller was nuts for their exorbitant price point and terms, but also, it was my first go and I had no idea what I was doing! This allowed me to put myself in the seller's shoes and see their perspective, and I'm also now really inspired to see if I can go back to the seller (since the property is still on the market) and try to structure a creative deal that's a win-win for both of us. I can't thank you guys enough for dropping these golden nuggets!!! 🙏🏽🙏🏽

Clause for auto renewal of seller financing I'd property doesn't appraise at the time balloon is due. I am under contract right now with a 3 year balloon on a great property that may not appriase. We are still working on the addendums and i will be sure to request this clause. Gold!

This is super simple to understand and lots of value. I’m starting to call motivated multi family unit using Pace Subto / creative financing. It’s easy for me to talk to sellers since I do cold calling as a realtor. This is easy for me to close when I get a seller on the phone. My only problem is I don’t understand paperwork just yet. Can you do a video on paperwork? I know you touched upon title companies. So maybe I’ll research your past videos to figure it out. Thanks Pace & Jerry been a fan of yours for over 2 years and finally taking action now that the market has shifted and interest rates has went up. What a great opportunity to be alive right now. 🥰

Seller financing, owner financing, owner carry ,carry back, installment sale are all terms used for seller financing.
Once you agree to terms with the seller, where do you set up the payment plan? A bank? An escrow office?

Susan's deal is fantastic and yet I find I must have missed something since Pace said he paid 110k for the property and got 1650 p/m in rent and Susan paid CCosts. Pace then paid Susan 10k over 12 months and netted 1k p/m, after the initial 12 months, all at 0% interest. My math shows 375 p/m x 12 months = $4,500 x 20 yr prom note = 90k + 10k d/p = 100k to Susan in total, which should mean there is a missing 10k. The 10k Pace paid her over 12 months would have been the down payment. In any case, it still appears there is at least 10k missing somewhere in the math and I would appreciate knowing where I made my mistake. 110k price, minus 10k down payment = 100k due over that 20 year note, while it appears only 90k was paid. So where is the missing 10K? What did I miss?
