    In today’s video, I’m taking you through pros and cons of living in Tenafly so you can make the right decision if you’re considering moving here.

    Alright, let’s dive right in
    Tenafly considered to be one of the best towns to live in Bergen County and today you will understand why.
    Lets start with the pros.
    Pros
    1) School district
    Ones of the main reasons families are moving to Tenafly is the school district.
    Tenafly school district is the second-best in all of Bergen county along with being the 6th best school district in the entire state.
    With
    4 Elementary schools
    1 Middle school
    1 High School
    The student to teacher ratio in Tenafly school district is 13/1, which means that for every 13 students, there’s one teacher, offering them the right amount of attention in smaller classroom settings.
    2) Commute to NYC
    Tenafly is located right by New York City. The bus ride time between Tenafly and Manhattan is around 45 minutes. After 8 PM, commuting to the city by car takes around 35 minutes because there is not a lot of traffic around this time.
    Tenafly, is also located less than half an hour away from the Newark International airport, with easy access to routes like the George Washington Bridge, bus services to mid-town, and interstates 95 and 80 - making your everyday commute easier than ever.
    3) Town Amenities
    There are lots of parks in Tenafly:
    Here are some the bests:
    - Roosevelt Common Park
    From kids to adults and senior citizens, anyone can take a literal walk in one of Tenafly’s countless parks that include the 10-acre large Roosevelt Common Park with two walking paths and a great children’s area.
    - Davis Johnson Gardens
    Another great recreational spot in Tenafly is the Davis Johnson Park situated on a 7 acre site with tons of walking paths.
    - Tenafly Nature Center
    If you’re looking for something a little more interactive you should visit the Tenafly Nature Center, the Nature Center is a 52-acre spot that houses tons of wildlife species.
    4)JCC
    One of the greatest advantages of living in Tenafly is the JCC - the local Jewish Community Center.
    The JCC is located on East side of Tenafly by the Green Brook Nature Sanctuary and is a 185,000 square foot building plus acres of outside grounds.
    Now lets discuss some the of the cons of living in Tenafly.
    1)Cost of real estate
    With this crazy market that we are experiencing the average home sold price in Tenafly has gone up dramatically for the past 2 years.
    The average home sold price in Tenafly is $968,573 the amenities that Tenafly offers can be well worth the big investment, depending on your priorities.
    2)Property taxes
    The real estate taxes are a major issue in New Jersey and Bergen County in general.
    New Jersey is actually known to be the worst state with the highest yearly average property tax bill in all of the nation.
    As far as Tenafly goes, the yearly average property tax bill in here is $21,000 per year, which is the 3rd highest bill in the whole state of New Jersey. So before you move here, you really have to consider if that’s an expense you’re willing to take on.
    3) Downtown area
    The Downtown area is usually the central location of any town. Now, Tenafly doesn’t really have a bustling downtown area. All there is to the downtown area here is a little strip on West Railroad Avenue with only a handful of shops and cafes. Now, if you’re moving to Tenafly to live a relatively low-key, small-town life that’s great! But if you’re someone who needs things to do, Tenafly might not be a good fit for you.
    4) No train to the city
    I know that we just talked about how great the commute is in Tenafly, but one thing that you do need to prepare yourself for, is that if you want to go into the city, you don’t have the option to take any trains because it does not exist.
