Hi Jackie. Greetings and felicitations from Hampton, VA. This is an excellent and insightful presentation. It seems that where there are smaller populations with lower densities, it would make for a smaller tax base and lower appraisals. So it's obvious that if affordability is a top of mind issue, that south and central NJ would be the picks. It seems like it would make the three unincorporated areas mentioned ( Monmouth Junction, Princeton Meadows and Princeton Junction ) prime candidates. Thank you for sharing.

Coming from someone who lives in a town next to Morris lake and rock away or Morristown in Morris country they are known as the rich people because they have the best sports team especially swim team. But they are known to have the hugest houses and most expensive things 😊

Many of these places are in Central Jersey. Great up in Rutherford, but moved to Central Jersey then my parents built in Dayton, around the bend from Monmouth Jct.
Check car insurance rates before you move. It's a scam in Jersey. Cumberland County native here.😊
I live in East Brunswick NJ. Lovely place. Great schools, and that’s why the taxes are a bit higher. But I see that as my kids’ tuition.
I always say I’m happy to pay the taxes because of the level of education my kids have gotten and are getting.
In Elmwood Park which is an Bergen, there was one high school and middle school and they are combined. Which I thought was cool when I lived there
If you like high taxes and government over reach into all phases of your life then move there. We left when we retired and don't miss a thing about NJ
Hunterdon county is great too.
i think there are many schools in nj that still have K-8 in one school. i did growing up in Newark and other towns near me (Sussex County) still do, too. 🤷🏾♀️

Hi Jackie! As a mortgage loan officer in NYC, I'm starting my own home search. My family has moved to Texas due to affordability but I absolutely cannot leave the convenience of the North-East. Taxes in Long Island are way too high and I have noticed that the majority of my co-workers live in New Jersey.

Beverly NJ has a kindergarten through eighth grade as well…. Every kid knows each other…. Small class sizes…. Excellent teachers…town is only 2900….may not hit the top list on niche… but it’s been making small improvements with houses being restored
How about Cherry Hill, Pensauken Maple Shade Moorestown Collins Wood I think Pretty Lovely to Live and not too Expensive 😁😁👍👍

Thank god my town isn't on the list , I don't want anyone coming here because it hasn't changed since the 1940's and we like it that way.

If you don't want to live near NYC, and prefer Philadelphia, then Cherry Hill, Haddonfield, Moorestown, and Collingswood are nice, with Cherry Hill rated one of the best places to live in the USA (Forbes Magazine). If you don't want to be near NYC or Philadelphia, then Flemington or Clinton fit the bill, although its expensive to live in Clinton.

These surveys are put on by companies that have never been to NJ especially these towns. BTW there are numerous schools in sussex and warren counties that have k thru 8 together but we get those counties don't count.

Median at 548k at princeton Junction ? it is almost impossible to buy a home there. All homes are running at more than 1 million except probably townhomes(running at 800k). Not sure how it is affordable!

There are many wonderful communities to live in in NJ, but it is very $$$. If you are South Asian, I would suggest a multicultural town vs one that is 80-90% South Asian (Middlesex County!) and where there will be no diversity! But do what is best for you and your family.
You must be relocating for reasons of employment. Other wise there is no reason to come to this state. Unless you can bank a thousand a week after expenses its not worth it. Too much traffic. Tip: don't set your self up for parkway commutes. You want safety research town by town crime rate. Every town presents its own situation.

@@laavanya9584 I agree there are all kinds of people out there. Its my experience in general people like "nice" places to live and will if they can afford it shun the riff-raff. However, if I was a millionaire I still think I'd prefer my home town of Manville to live.

In 2006 I put up a modular home for 150000 dollars all in, my mortgage is 1100 dollars a month, taxes 6 to 7 thousand a year. I'll stay in my crummy town of Forked River thank you. Just have to get rid of that pesky problem of it being the heroin capital ocean county.

Roxbury didn't make this particular list. But I hear it is a great place to live. Might be a little on the pricier side.

Yes. Those towns are very expensive.
In short the best places to live in NJ, are the same as in any other State, places where there are the least number of POC.

This came from a list. Millburn is over rated.
You don't need Niche to tell you common sense, that having money is what will get you to be able to live in the "best" places in NJ.
All of the fancy NJ townships have expensive properties.
As with everywhere else, money is god.
I didn't know that there were as many rich people in New Jersey. If I had all that money I certainly wouldn't live in New Jersey

What happened to Western Monmouth County (Marlboro/Manalapan/Holmdel, etc) and the Jersey Shore? It isn't necessarily less desirable to live down here and our property taxes and homes are as expensive as the towns you profiled in your video. I live with my parent's in a 55 over community and their taxes are $11,000 (Howell) so it is NOT a bargain to live down here either!

@@GONAIVES NJ has many outstanding public schools. We have among the top 10 public school systems in the country. For every top school, there will be more to compare it to. It is never ending. You say Millburn, someone else will say Watchung Hills, Mountain Lakes, Ridgewood and so on. Be happy you are in an excellent school district....
12 counties are desirable in NJ this site she uses is uninformed...Avoid Atlantic/Cumberland/Essex/Union/Burlington/Salem/Gloucester/Camden/Hudson Counties...

That's my hometown. It's a good town with the top 10 best school systems in the entire state. It's expensive though now.

I was just going to comment that the best place to live in NJ is Pennsylvania, Lol! I have friends who live in Milford, I live near Pocono Raceway.
I'm in Easton PA- I can walk to Phillipsburg NJ- were filling up with NYC & Jersey folks ... there isn't any affordable housing for the locals ... home values are double they're true value... average house 300k. Once you move in you dump another 100k in upgrades. Wages in this area do not support this .... just saying

Lived in NJ all my life. Sorry to be so disagreeable, but there is no way anyone with half a brain cell left should want to move to NJ. Affordability? $14,000 a year in property taxes aren’t that bad? Maybe for NJ, but not for the rest of America. Property taxes are disgustingly high here.
Traffic is atrociously congested. Mass transit here is for the benefit of NYC and Philadelphia, not NJ. The people here can be at their worst mean, coarse and rude. As for its being close to NYC, have you seen in the news what is going on in NYC lately? You take your life in your hands if you go over there. NJ, like NY, politically is a deep blue state, and basically a one party state. I am surprised that the powers that be haven’t tried to shove “reparations” down our throats yet. Given its far left political leanings, in about 10 years, NJ should be looking like San Francisco, Seattle, and Portland combined.
In my opinion, the ten best places to live in NJ are Tennessee, Texas, Florida, North Carolina, South Carolina, Georgia, Tennessee, Texas, Florida, and any place other than NJ.
Glassboro is the best. Holybush. Real estate sharks destroying a history town.

You literally named nothing but rich towns in north jersey. The best places to live here are 100% in south jersey and our taxes are high like all over but it nearly what any of these places are. Also our schools are just as incredible out here in the pines of Burlington county
First of all this list came from another website. I didn’t make this list up. Second, north Jersey is easily accessible to NYC which is what makes these town’s desirable. I think South Jersey is great and will often recommend to people if they don’t need to work in NYC.

I live in Saddle River & this list is laughable!!! The fact that Alpine is also not on that list as well as the cute town of Westwood is beyond ridiculous! That’s why I never trust these videos.
The dump of Princeton & Montclair made it on the list but not Saddle River, Alpine, Westwood, Montvale etc. What a JOKE!!
