    HATE Mail -- NO only kidding lnvested in Cun 20 years ago top end condos prices tripled and as u say very expensive ( but not compared to Miami) . You leave out the top two buildings for rich are Emerald and Las Olas but starter entry is 2.5 million dollars and its literally all Mexican x 3 Canadians 1 American . Super luxury same in Miami is 7 times the price for 6 bed bath so its still super cheap for global elite but not for your audience.
    I follow you round the world as we invest . Overall good analysis , and you are right on about Puerto Cancun all Monterrey buyers use 2 weeks life style bragging rights . SLS condo hotel getting $10000 sq meter $1000 sq foot -- totally crazy but brand moniker lures Mexican buyers . Developers make a fortune "investors" not us will be left holding the bag on over concentrated bunch of new condos with no real beach and just concrete village.

    All good points. A big negative for all of Mexico is a very high 35% capital gains tax on the net gains in peso terms (unless you can get a principal residence exemption). In 10 years, you would have 33% gains in peso terms even if you only broke even in dollar terms.

      Yes this is correct and you are one of the few people I have EVER seen mention this or who even understands this. This should be more widely understood.

      This is hard to comprehend.. this means you will always owe 33% on your resale even if you lose money on the sale? Is it better to just hold long term 5+ years I assume?

      There are a lot of tax exemptions you can do to lower down the capital gains, our clients have never paid 35% plus you can exempt this for your primary residence once every 3 years for around 250K USD

    I completely agree with you, I have been looking at Cancun and from my point of view Cancun has a nice potential if I want to start a business since the office offering in Cancun is very good and it's not crazy expensive to rent office space. Compared to Playa, in Playa there's almost no office space available.

    Great explanation. It is interesting how so many people are flooding into the United States from Mexico but then people in the United States with money are looking for a bigger bang for their buck and going to places like Mexico or Colombia.

      @@TheWanderingInvestor I completely agree. I still see some value in certain areas of the United States but this real estate correction has to take place first. Then with more info out there about different parts of the world the Information barrier becomes a little softer from that perspective. Guys in their 20's, 30's, and 40's becoming passport Bros because North American women are mainly not a good option. Then people retiring early to other parts of the world where there money goes so much further. Montenegro seems like an interesting spot for me. Also Puerto Vallarta, MX seems interesting. I just wonder if the premise of Italy and Portugal will become more enticing as properties become available and towns become ghost towns.

    I agree the infrastructure programs are aiming at spreading the wealth and raising economic viability of the whole region at the expense of Cancun

    Whats re your thoughts on Tulum, Playa del Carmen or akumal? And I’m also thinking of Bacalar because I just heard it’s growing but I’m not sure if that’s true

    I would say that its better to invest in commercial property in cancun and residential in playa-del-carmen/ tulum

      I say that because Cancun's niche is resorts ( forget about thinking of air bnb) ....and resorts need supplies...supplies need to be stored in warehouses ( commercial)

    I'm so glad I'm not as fragile of a traveler as you are. Thankfully all of the weak tourists stay in the hotel zone. I love the locals in downtown Cancun. My main reason for traveling the last eight years was to see other ways of life...not sit in a hotel zone with a bunch of people from my home country. Heck, I can do that by renting a motel room down the street from my parents' house and going to Apple Bee's.

    Lower cost of living in Cancun or Playa del Carmen ? Really. I find that prices are pretty much the same as in Europe. But Mexicans are usually friendlier in general than in Canada or the Usa or some European countries
