  • The plaintiff rented an apartment for his son, and when he moved out, the defendant stole the security deposit. The plaintiff insists his son didn't cause any damage, so he's suing. The defendant claims the plaintiff's son was reckless, and the apartment was trashed when he left.

12:20 As outrageous as those quotes sound it's becoming the norm! I got a bid a few months back to have my bathroom remodeled. We were supplying the new shower tube, vanity, and plumbing materials. Basically, we wanted the demo of the old cast iron tube, the surround, and removing the toilet just in case we decided to put down a new floor. He quoted us 8K for the work. The bathroom is 5' X 7' nothing special about it. The contractor quoted us $1,3000.00 to remove the cast iron tube and, a $170.00 dump fee. He charged us $270.00 for a vapor barrier (which is a piece of Visqueen on the front door of the bathroom), and he quoted us $2,200.00 for the plumbing trim. For all you who don't know that consists of installing all your plumbing fixtures, which would only be a shower. Basically every step on the demo we were charged an additional $170.00 dump fee. The rest of the bid was crazy! So, $25.00 to replace outlet covers is not a strange number. I know people who will not touch anything electrical and would pay someone to come to their home and replace an outlet cover. I would do it for $25.00
FYI I have the ability and resources to do the work myself, but didn't have the time. After that bid, I made time, and the whole thing from start to finish cost me $5K.

The dad is paying for his apartment so what does that tell you about the the plaintiff. He is a selfish rude pos. He definitely didn't respect or care about that apartment.

I feel like she was overly hard on the defendant. The plaintiff (son) seems like he was an obnoxious tenant who behaved (and treated the apartment) like a child. Let the defendant inflate the prices a little to teach the plaintiff a lesson. All she did was show the plaintiff he can get away with acting like that. Poor judgement.

I didn’t think the guys estimates were crazy. $25 to replace outlet covers? How is that jacking up the price or bloating the estimate? Yeah they cost 99 cents but you have to at least pay $20 for someone’s time. Jesus

At 28 he has to have somebody hold his hand. That blank stare is not because of glasses. How entitled he is. He should be embarrassed. The defendant also should be ashamed for trying to rip them off.

Doug wanted to hear an answer he wanted to hear. And maybe what he wanted was the answer that came from HIS Young Adulthood
The fact is, most of the younger people now are very simplistic of their rooms. They want this "aesthetic", and want minimal things possible. It's kind of good that most of them dropped the hoarder mentality that the older people had.

Why does the judge say i know the price because of family coming from construction? Those prices sound okay and fair. If you want cheaper, do it yourself or get someone that you will end up in court for a bad job. Small jobs are more expensive because they're not worth it for people to do. One hour job no one does it so they need to do minimum four hours.

My sister and brother-in-law decided to rent their old house out when they left Melbourne to move to Brisbane. For 20 years they rented it out mostly to people working at a nearby Airforce Base and never had any problems. People here buy and rent houses for tax breaks, we have a system of Negative Gearing here. (Negative gearing is a tax concession that applies when the cost of owning an investment outweighs the income it generates. The owner can then deduct that net loss from their overall income and lower their total taxable income, and therefore reduce their tax bill.) They are now selling the house because of changes to laws and because the last tenant did $30,000 damage to the house.

I could. It's simple. Take detailed pictures upon move in day. Have renter sign the back of each photo. Same drill on move out day. Make the contract very clear and to the point. List things out- spell out in simple language e.g., Apartment will be returned in exactly the same condition or there will be a charge of $X dollars for A, B and C. He can spell out how much the property is worth and have the renter sign it. Case closed! Always assume you are going to court.
