I bought a terrace house 22x70 back in 2004 in Subang Bestari at 250k. Thanks to the fast development around like Elmina City projects, Help University and even Kuasa Damansara projects, MRT stations, 2 exits of Dash Highway from here and Gutrie Highway just behind the house..I have no regrets living here.
There are no schools in Elmina. The sekolah rendah that is currently being built is in Denai Alam. Likely have to wait 10-15 years before any public schools are built in Elmina.
Unfortunately, subsale markets in mature areas nearby is as affordable as this. And I don’t quite understand as to why such properties are not appreciate in value; similar to rental. I am talking about those properties around the 10 years or so. Perhaps; I think ppl want or may only afford low or no cash outflow for new development and also new infrastructure , new area. Question remains; would ppl choose subsale landed unit in BU or new landed such as Elmina for similar price ? Personally, I prefer mature area.

This affirming our decision to forgo a unit from this Habitus (2021) and chosen MiRA Shorea Park instead. - no yard - the washer inside bathroom is what the Hongkong ppl doing due to space constraints. Malaysia still have plenty of land, thus no need to squeeze washer into bathroom yet 😅 Looking forward more videos to learn from you. 2024March04, Mon

Did a quick google, apparently the unit you reviewed was designed as a SOVO unit, not meant for residential though
They have 2 types. The tower without balcony is the Sovo. The units with balcony will be for residential usage.
