    Another question, regarding property refinancing. I understand if your mortgage was initially 100K and you upgrade something and the value of the property goes up to 200K, if you refinance the property you get around 150K and can take 50K out as cash and use the remainder to pay off the initial mortgage. Does this not mean you will now be paying interest on the second mortgage of 150K as opposed to paying interest on a mortgage of 100K? So where is the actual benefit here? The fact that you are getting 50K in cash but having to pay interest on that additional 50K?

    Ahmed, this is a fantastic channel and you provide truly valuable insights!
    What I would like to ask you is - how do you manage risks when dealing with these capital-intensive projects?
    The feeling is that, as profitable as this industry may be, working like this is always one bad decision away from making a huge loss that would cross out a year's worth amount of work.
    What are your typical strategies around 'if something goes wrong' kind of problem? (particularly when involving other people's money in your projects)

    Hey Ahmed, does being a property investor take up a lot of time in your day to day life? I ask this to see if it’s possible for someone to be a let’s say doctor or lawyer and still be able to build an impressive property portfolio like yours.

      it takes time to figure out what you want to do, how you'll invest, etc but all of that can be done in the background in the evenings etc. Once you have all of that, the actual property investing part - that doesn't take much time at all and you can do alongside work easily

    Hi Ahmed, in one of your videos you said you rented your first property (studio for £750 then put it up on airbnb) isn't that subletting? If potentially you were supposed to be the tenant? Or did you rent that out in a company name as a r2r?

      It's not subletting if you rent the property under a corporate let agreement
