    Hi mate, absolutely fantastic work. Top class! Quick q please, when you change a let say 1 bed flat of 50m2 to 2 beds, do you not need to follow the London Floor Space Requirements? If you do, then such a deal would not work right?

    Hi Ahmed, great content and no BS. Great to see your success and giving back. I have two BTLs and due to complete on a third. I have sold my residential property and should have around £100k to invest. How would you invest £100k if you were in my position and to make the best return I don't mind risks for high rewards.

    It would be great if you could show some of the behind the scenes of how you turn a 1 bed flat into a 2 bed.
    Stuff like how do you get permission, do you need building regs, how do you officially show it as a 2 bed flat? Change deeds? Etc.
    Is it as straight forward as it sounds or you could buy a 1 bed flat, not be allowed to do that change and be stuck with a 1 bed flat.

    very good explanation, this is high leverage investment, just need to leave enough margin of safety for cushion,
    when the valuation depreciation or the interest rate hiking 😆😆😆

    When you refinance and the mortgage based on 75% LTV of the new value. Was your mortgage (refinance)on a BTL factored in before buying and refurbing the property so you didn’t lose money on renting it out. Especially with the 6% rates at the moment? Thanks for sharing the information.

    A lot of properties I'm seeing have the kitchen next to to the lounge (not open plan), would it be advised to change the kitchen into a bedroom meaning the person would need to walk through the lounge to access the single bedroom as there are no halls separating them? It's for a flat.

    how did you get such a low cost for the bridging loan ?
    £8,806 bridging cost on a 178K property???
    Does that £8,806 include the arrangement fee and interest on the loan ?

    You mentioned refurb financing. I’m assuming you don’t take out cash for the full refurbishment. What refurb financing do you use?

    Great video! Had a quick question, why did you have to refinance the property on the new mortgage, could you not have kept the old, lower mortgage (less monthly payments) so you essentially take home more since the rent will still be ~ £1700?

      but then your capital is tied up in the property and you can't buy more properties

    Hi Ahmed, quick question. How long did it take to payback your bridging loan? I cant see it included in your initial cashflow costs. Did you take it as a seperate transaction?

      within 12 months - it should be under finance cost

    Great video Ahmed, just one thing I don’t understand (probably just being stupid).
    When you refinance it, your mortgage payment obviously goes up because the mortgage is higher right? So wouldn’t this mean your cash flow is actually lower now? - in that case, is it still worth refinancing?

      Well, that’s why you search in advance how much rent to expect and what the monthly payments you your new estimated mortgage will be.

      LNPG hasn’t paid me, nor am I getting any affiliate commission. It’s the best way to save money on kitchens so why would I not share that with my audience?
