  • Today is a short update video. I had applied for a camping permit on my own land and it was denied. I go over my frustration with dealing with permitting in the county where my land is. Are we really free?

      It's really hard not to doom scroll. I am very grateful for this life and the comforts we do have. I just can't help thinking how much has been taken and how much our countrymen have freely given away.

    If you pay property taxes you do not own land, you're only renting it from the county. You can't live off grid almost everywhere.

      100% True. And we see what happens when people don't pay their property taxes... This is another reason the house I'm building is only 500 square feet. Less to tax me on... It seems we are being farmed and I want to be a low producer for the system. :\

    I understand your frustration. Just wait until you try to get property insurance and they tell you that you have to remove all trees and shrubs within 500 feet of the home or any structures. Also, just an FYI, don't park any long-term vehicles on the property, oh and you need a burn permeant to have a campfire. Park County sucks!

      I'm realizing that with each passing day unfortunately. My heart aches. I've spent 3+ years cleaning this property up. I'm going to keep push forward with my dream. I feel stuck and boxed in but I don't have many choices right now. Thanks for commenting.

    This is another reason why I won’t be a full time resident of Colorado. Stay 179 days then leave. I’ll have legal residency in a state with no income tax. Keep good records of when I’m in the state. Take care.

      Agreed. My job brought me to Colorado in 2015. I'm stuck here for now so kept going on with my dream. I like some things about Colorado but there are also definitely problems. I would prefer to homestead in another state. For now and the foreseeable future I will be here and hopefully things change for the better. Thanks for watching and commenting. Take care.

      @@offgridco I grew up in Colorado until joining the military in 1969. I left and and since my Dad passed away 2 years ago I bought the home place from my brothers. It’s not much just a small house and my two railroad boxcars for storage. I live in Florida but keep the place there for when my wife passes on. I only visit a few weeks a year. Located in Conejos County close to my cousins.

      @@offgridco in 1970 Powers Blvd was a dirt road going into the back gate of Peterson AFB. Now a super highway. Not all change has been good. The California transplants ruined a lot.

      The company I work for relocated me here in 2015. I love the state and interesting weather but the politics and administrative state is hard to stomach. I will likely relocate after my career is over.

      Nov 10 ish 1978 traveling to Key west Fla, on extended orders to my next duty station,
      I stopped at this place called Aspen Colorado.it was a little truck stop, up on this mountain , several trucks were park in this chuck hole turnaround parking area.got out notice the wind was pretty cold, went inside notice that the light were turn down, as my eyes adj I seen a couple of trucker leaning over their tables , with arms folded were asleep. There was one trucker beside the counter makeing a pot of coffee, glance at me then reached under the counter then pick up a white cup and place it up.
      I sat down Ian in my Class A uniform. He ask me if I wanted a piece of apple pie.? I said some to effect that be nice.
      Handed me a fork, with pie and a fresh cup of black coffee.
      He said how far you headed? I said Key West, better start heading south, they got a storm coming in. I am said yes sir... at the counter there was a sighn that said coffee is .30 a cup, pie is .55 cents a slice, server your self, please clean up boys, we went to bed, Drive safe.
      I notice there was change on the tables, and counter, a couple of dollars here and there. I left a dollar, pick up my cup, place it on the warsh basin full of coffee cups, and pie plates.. walk out and told myself Don't ever froget this place... this is the last of Amercia old ways.
      Went back thru in 2019 on that mountain all there is is high rise Condos...with Gas station on the other side of the free way... what beautiful memories.

    sorry to bust your bubble but you do not own the land if you have to get permission to do anything on it you only rent it you have to pay rent every year in taxes and get permits to use it if you owned it you could do what ever you wanted with it the U.S. has become pay to play as the wef said you will own nothing and be happy and that is how most states operate some still believe in property rights but still make you pay every year for the right to call it yours for if you don't pay them taxes they will just take it so is it yours?

      No, we are not free. Property taxes being the worst of it. If you rent or you own you really only just change landlords. This is another reason I am only building a 500 square food home. Less to tax and to feed the administrative state. :\

      Back in the late 1700’s or maybe 1800’s. In Philadelphia, folks were only taxed on the front side of your home. How long it was … 20 or 30 feet or more. So folks got smart and that’s when the long skinny row homes became a thing. Smart.

      Yes, I still wanted to pursue my dreams even though I'm only in this state because my job relocated me in 2015. I'm trying to make lemonade from lemons I guess but got caught up in permits and I'm now chasing my tail.

    My dad often said that rather than piling more laws on to try and control destructive behaivior, we should have law enforcement who have some sense, and judges who have some sense too, and are free to judge each case individually, not encumbered by precident that may not fit a situation in front of them well.
    They keep on making more and more laws, eventually we will all be criminals.
    That becomes closer to reality with each passing day. I've also heard it said that no US citizen can make it through a single day without having broken a law. I am afraid by this point that is probably true.

      @@offgridco At the county level, you might have a chance of actually speaking to an individual county agent who understands how the system works, and if they understood who you are and what it is you are trying to do can help you breeze through the hurdles? The real reason for impediments might actually be that there is just not enough water out there. As long as you are not putting waste in a river I dont see why anyone would care that a person just wants to live where there is peace and quiet. There are a lot of us who would rather live way out, as inconvenient as that is, to not have to deal with city problems. But now you have to deal with rural problems. Speaking of neighbors you mentioned, they are likely out there for much the same reasons and often the response from them to a new neighbor, oh great there goes the neighborhood. You need to come to an understanding with them, agreed upon rules. I'm not in your business, I know where the property line is, I will watch any strangers like a hawk and let you know if I see something out of ordinary. Otherwise none of my business what you do. If you need a hand, I have 2 of them. Or maybe they would rather no contact at all? A lot of people would rather keep wild areas wild and might be aggravated that you parked an old truck right where the elk like to hang out in the winter time, and some day you might be disappointed cause they are building a shopping mall in that spot where you used to watch pheasant.

      @@laserflexr6321 You are right. I do need to take the drive in to talk to someone in person even though moved all their permitting to their web site digital only. I am thankful to have met all my neighbors and they are really great. The property when I bought it was a dump and totally full of trash. I have spent over 10k on dumpsters alone and tore down three mobile homes on the property. They are very happy to have me. I'm doing my best here and just ran into some administrative frustration.

    Our city says tents can only be up for 24hours. My kids wanted a two night sleepover for friends with a birthday party in the middle, and that would have broken the law.

    I’m so sorry, I hadn’t realized that the social creep had reached that far west of 25. My last home in Colorado was on the eastern plains. Definitely not the prettier part of the state. I had to drive to the west end of my county 60 miles, to see mountains at sunset. 80 miles east to Kansas. 75 miles south to Lamar for groceries. No, we are no longer free in much of these states. I pray Colorado goes back to the wide open free spaces I grew up with. In the mean time, it’s a bit more free in Texas and certainly no income tax. Best wishes for progress.

    Note: You're talking about Park County in particuiar. If you & your neighbors are unhappy gather a group to change things. The federal government can't help you here.

    I left Colorado in 2008 when Douglas County started a water scheme that made it ILLEGAL to harvest rainwater that falls on your own land. Use discernment when choosing a county. Know all the laws, and assume they will all be used as punitively as possible against you and all your future plans. Find the Perfect Piece of Heaven within walking distance of the National Forest. You can alsways camp for free in the Nat'l Forest, only needing to move every 14 days. Wait them out. That's what I did.

      Thanks for the comment and information. I went a little blind into this one. I bought the land in 2020 thinking the middle of nowhere might be more free. I'm only in this state because the company I work for relocated me here in 2015. I still wanted to continue with my dream and would have done this in any state but I have a feeling when my career ends, I'm going to relocate again. Hopefully for the last time.

    Personally, I think the problem is all of these people in government come from the building trades, including Realtors. It's not the people that do the work or even know anything about doing the work, it's the people that want the power. I am sure they get put in their place regularly by people that can make them a zero and they want to push the people they can push when they can. Occasionally you'll meet somebody that knows enough to know there are better ways than what is by the book legal. There are people that know they would never buy some of the buildings that get built without any hindrance from the government. They fall back on saying they do what they can to keep housing affordable but, so much they are really keeping some people making more money than they're worth and keeping people that will do the best work from doing it.

    Incoming unpopular opinion…
    My brother is doing the same thing in Alamosa County.
    All this is about dealing with septic affluent properly. Water is super important in Colorado and they want to be sure it isn’t being contaminated with someone daylighting their septic run into a ravine or something. This is about property rights too. You don’t have the right to pollute land downstream of your property. Your rights end at the property line. This is the biggest thing and it even relates to the marijuana cultivation in the same way.
    You’ll notice that what the county denied was a commercial camping site. You will fall under all the standards of any other commercial structure or facility.
    In reality they aren’t asking for much more than you answer the 5 W’s and the H.
    As far as having to pay engineers etc. get over it. It’s done to be sure the structure is safe for yourself and anyone that might own the structure later. It has nothing to do with your property ownership rights.
    You should try to build houses or subdivisions in a place like Atlanta. It will quickly put things in perspective.

      Thanks for taking the time to comment. I do have a legal septic and well. My permit application was not for commercial use. It was a standard camping permit now required in Park county for any purpose. We did not even get into my purpose with the county. All applications for camping are standard. I got blocked so far just because I don't have a legal driveway. I understand building codes and reasons for them, my gripe is not there it's the needing a PHD to understand the requirements. The administrative aspect is a burden for the average person. I will now likely have to hire someone to help me figure it out.

      Yeah man, I agree with it being burdensome. It’s worse when the county or municipal administration is the biggest obstacle. Public servants are incentivized to not go above and beyond because of something goes wrong they get chopped. So no reason to stick their necks out.
      I’m glad you are compliant with the septic, but this is the number one reason for all the red tape. Protecting the water resource. Others may not be as careful as you’ve been.
      You’re getting first hand education as to why housing “soft” cost has risen so much and how it adds to your housing costs. Even out in BFE. You’ll spend thousands before you ever break ground many times.
      If you are working with the attitude of “I want to comply but can you help me” works better than anything else I’ve found. Making them the enemy makes it much worse. That doesn’t make it right, but people are people and I’m brutally pragmatic about things.

    I have a car that no longer runs. We’ll probably sell it, or maybe get it fixed but for now, it’s in my driveway. Out in the country on 5 acres. I pay my property taxes but I ALSO have to pay “property” tax on my vehicle… which is sitting on my property , which I pay taxes. Does this not seem like a double tax ?! 😡

    The first thing you should do is because you own the property free and clear you got to go find the original land patent an update and get the land patent for your property. you're doing all this anyway so a little bit more research at the bureau of Land Management land patent website and make that property yours forever. Pretty much untouchable to anybody

    Colorado, California suck. Down in rural Florida. Built a barn, re-siding the house, new impact windows, replacing the deck. I live 10 miles out of town on Ag land. No hassles. Ppl can visit in their campers, you can bring in a shed or a cabin. Town inspector came by. Saw I was rebuilding after the hurricane last year. No issues with not pulling permits as long as you meet the min setbacks. They didn't even care about no permit for the house stuff. Their comment? I see you are improving stuff before the storm season comes, great. And no income tax.

      No. They rely on neighbor complaints. If I did however allow someone to camp and a wildfire happened as a result, I would be held liable for breaking the "law". So I am compelled to do everything by the book for liability reasons.

      No, I did not build the cabin. It was on the land when I bought it but in very bad shape. I did clean it up. It's a dry cabin. The previous owner did live in the cabin and at one time it was a legal dwelling but codes have changed since then. It's just a "shed" I am paying taxes on. Thanks for commenting.

    Which in laymans terms means you are "renting/ leasing " the land from the "Crown": (of England.)

      The illusion of freedom with the reminder you're not. Property taxes being another reminder we own nothing. Whether we "rent" or "own" we still have a landlord no matter what. Someone is always trying to extract resources from us. We are being farmed. My goal is to produce as little as possible without being culled.

    How could the DMV know whether you have a legal dwelling on your property when registering a vehichle so long as you have an actual postal address and mailbox. Its not like their employees are firing up the satellite photos to find your house (they dont do that), and as far as I know, in no state is there such a thing as a master database of "legal dwellings". All those property records are decentralized by county, and I find it unlikely they would access your state county recorders database just to look up whether you have a legal dwelling.
    You fill out the DMV form... and so long as you get mail there... that is the end of their inquiry. They simply do not check. They likely couldn't even if they wanted to.
    If this is about you being afraid that you are lying on a government form because you are afraid to say it is your residence.... well.... you are digging your own hole there. They are not prosecuting you for something like that. Its close enough to the truth that it is your residence that they are not going to chase you down over this (saying this, fully aware of all the crazy things govt goes after people for and how petty they can be. This is one of those, dont ask dont tell things.)

      The Park County car registration office is in the same government building. When they pull up the address, it shows the land status (vacant, improved) etc. My mother-in-law tried. This is how I know first hand the blocker. The DMV looked up the address and the land shows vacant so they will not allow the car registration. Yes , it's that bad.

    Wikipedia says Park County votes Republican and hasn't voted for a Democratic Presidential candidate since the 1960s. So why are commentators here blaming Leftists. From what you said about things changing since Marijuana was legalized there, who do you blame for the bureaucracy?       It may be the overarching administrative state. While rural areas are more republican, there is still so much influence from the city centers that seeps it's way into other areas. I don't have an answer. I just feel boxed in. I do feel once I get past the phase of bureaucracy I am in I will have more liberty to live free because of the remote area and lack of people to enforce.       Yes, there is plenty of companies that hire them selves out to develop properties. They get to drill 150k wells, install million dollar driveways and build 10 million dollar homes catering to the Californians that sell their homes and move to CO to spread the leftist plague.     I have shopped around for a lot of states to live in, Commie Colorado was immediately crossed off the list as a possibility, probably New Mexico too. I will not support states like this with my tax dollars. Do your due diligence when looking for a place to live or do business.

    You picked up some cheap land, Park County is a mess. Run by Mitchel, Wissel and Elsner. Elsner is finally gone this year, but the same type will replace him.
    They are very anti business and prefer to live in a time warp. There is no economy here so all they can do is beg for grants. Which requires them to abide by certain rules out of Denver.
    Our roads are junk, our sheriff is non-existent and services are a joke.
    I spend maybe $1000 a year in the County that is taxable, Salida, BV, Summit or Denver for shopping. Do not read up on the school system here, you would not send your kids to school here if you have a choice. They just shot down an attempt for more healthcare services in Bailey.
    This list goes on.
    Just wait until you get into the inspection process, you will really enjoy that service.
    Majority of people who live in Park work elsewhere and shop else where for a reason.
    Driving around Hartsel I do not think camping permits are enforced unless maybe you have annoyed the good ole crew at the 4 day a week taj ma hal in Fairplay. Although Smith lives down Guffey way and he is pretty much the main unelected guy screwing this place up.

      Wow. Thank you for the comment. I really appreciate the insight. I really stepped on a hornet nest it seems. I'm glad I've been a beekeeper my whole life. It's really frustrating and I'm going to keep pushing forward with my dream even if it's a bad one. My work relocated me to Colorado in 2015. I'm here for now and the foreseeable future. I'm hoping once I get past the permit bureaucracy, I will have some more liberty since I am so remote and "enforcement" may not be a problem. Time will tell. Thanks again for commenting.     All planned to keep the poor poor. Even if you have land these days doesn't mean you can live off it even camping on it as last resort. But nope they say show us the 💸 💰 🤑! So isn't trickle down economics great folks. In El Paso county you can't live in a camper if your house burns down. You need a one year only permit that requires you have blueprints & are building a new home.

      The issue is, I can't register a car without a legal dwelling. I could do all of this without permits. But I had to enter the administrative state because of their car registration blocker. That is another recent change. I am only building a 500 square foot home as not to have much for them to tax or to have extra revenue to feed the administrative state.

    This is fairly common. Washoe and Storey county do not permit camping without a permitted structure - freaking ridiculous. What I do with my land is none of your business. Screw em, don't give them the authority. Do it anyway and let them figure out what to do about it.

      Yea, unfortunately, I had to enter the administrative state because car registration is not possible on "vacant" land. Having that "legal dwelling" is my only out. I am choosing to only build a 500 square foot home so it's less they can tax me on and less revenue to feed the administrative state. It's sad.

      Dunno rural mountain county politics, but the front range air quality area has had issues with out-of-state plate emissions dodgers for years. The non smog test counties are easier to hide an in-state plate in the front range community where the summer gas blend got mandated. Them’s who’s pissing off the big city living average folks from the “uphill” counties, guys too timid to rock the WY plate in CO, a way of pollution without paying the share.
      In turn the big city living folks outghta help an uphill brother out. There should be viewers who’re more familiar with the “mineral vs surface rights” of what you call a PHD in the paperwork to not get “strip-mined.” Ultimately, I figure it’s a longstanding conservative tradition in Colorado to set up barriers to keep the riff raff from getting a foothold, but the solution is for us to look at it like needing a real estate pro to buy/sell.
      Money, skill, time, and stress can be traded off, let’s get you up in the skills to get your paperwork straight.
