    Ive got 18.5 acres in middle of nowhere Iowa, surrounded by corn fields for miles. Probably not everyones cup of tea, but its quiet and peaceful. Can leave my project cars and parts vehicles sitting around without it being an "eyesore" to uppity HOA neighbors, can shoot my guns and bomb around on dirt bikes without anyone complaining or cops showing up.
    Was $164,000 in '08. 1350 sq ft 3 bedroom 1.5 bath house with a finished basement, attatched 2 car garage, a second detached 2 car garage, 6 different outbuildings/barns/sheds. Was a working farm at one time, they sold off the crop fields to neighboring farms and bought the rest of it.
    According to the county auditor its worth $330,000ish now, still not to shabby considering that would buy you a cardboard box in a alley in someplace like california...😂

      Got a buddy outside of Mason City IA that has a similar set up with a big hanger he built that has his speed boat, pontoon, ATV’s, dirt bikes and all his tools as well as a hand crank well on the property. Solar and he’d just have to buy some cows, chickens, etc to be completely self sustaining.

    Lived in NM for 30 years. Glad to finally get out. One of the biggest problems is a lack of water. Some areas that are very rural have had wells run dry and have to pay to have drinking water trucked in.

      Wow...how expensive is it to get a well dug there...if you're lucky to hit water?! Lol..and no wonder land is so cheap there. So you would recommend absolutely not purchasing any land anywhere in New Mexico? Thanks!

      life in the West is about having water as most of it is DRY. I sold out of CO, didn't want to, but my mt property aquifer was about to dry up from drought. Moratoriums on well permits are REAL. No water=expensive parking lot with view.

    Got off grid in 2022. Moved from San Diego, CA to the mountains of North Carolina. Much more affordable here and living "off-grid" is worth it's weight in gold. When it all comes down, get rural! Only way to survive the "shift", SHTF, Fallout, EMP, etc.

    Land everywhere has skyrocketed the last few years. I got extremely lucky and bought 3.5 acres in N Mississippi not far from Memphis TN. It got wrangled up in an estate sale and I didn't get the title filed for it until over a year later. I ended up getting it for 40K which I thought was a lot but I went ahead and did it anyway. Shortly after I bought it the city expanded it's limit line out to the property. It is still in the county but right on the edge. Here lately I have had home builders calling me trying to buy it because it fronts blacktop on 2 sides and has electric and water out at the street. Anyway I NOT selling. That land is my retirement plan. LOL.

    I live in Costilla, CO now, and its really nice. I wish there were some more amenities, but the peace and quiet is incredible! Im in a small house/cabin on 5 acres. I get to look at the mountains all day. :)

      I think about places like this. But, I'm all alone. I think the isolation would make me want to climb those mountains to get out of my own skin. I like hanging out with myself. Just not that much.
      Of all on the list, this would be in the top 3 for consideration. I need to buy something, somewhere.

      I’ve lived in Aurora, Fort Collins, Colorado Springs, Cripple Creek, and Grand Junction. But there was one town that was breathtakingly beautiful: Ouray. They call it the Swiss Alps of America, as the mountains surround the small town. The spring mountain flowers are lovely. Downside: their winters are brutal with land locked housing prices.

    Always check elevation! Above 5000 feet can be a challenge with breathing for some.

      and that would include the land in Apache Cty, AZ, Mora Cty, NM and Costilla Cty, CO. but it's beautiful land in all three places.

      I don't know. I moved to 5,000 ft elevation when I was 39. I'm now 64. It's never been a problem for me or my family. I know some people who have visited and gotten a nosebleed, maybe some shortness of breath if they're hiking the mountains or skiing. But if you stay here, you adjust to the altitude. It's the snow that wears on you.

    Growth ruins dreams because growth only benefits developers, so I chose an area with very slow growth and zoned agricultural. My taxes are low, traffic is light and I have few neighbors. That let me retire affordably and I am loving it!

      That would be tough as each county has different laws and ordinances. Maybe if you find a lot for sale call the realtor and ask if RV use is okay.?

      Most states do permit it as long as you have the proper hook ups for sewage and water just don't buy property that doesn't have those things installed it will probably cost more to have them installed than you spent on the RV

    I was born in tornado Alley! I'm sorry but natural disaster happens everyday everywhere,, I'm tired of being homeless 😢 I just want a piece of land Big enough for my camper and the tiny house I want to get, a horse or two, my chicken's, dogs , cat's, and Bird's! I want to grow my food and live on my own place and not have to stress about someone kicking me out!

    I bought 40 acres in Morgan County West Virginia for 105k. Steep hills but plenty to build on👍Extra awesome if you consider the very limited requirements for permits and almost no inspections.

      Do you feel safe drinking well water in that state with all of the mining history? A lot of lakes and rivers here in PA are very polluted with acid mine runoff. That has to negatively impact the ground water. Our friends test their water regularly but have only had issues once.

      WVa is 90 % forestry .. if you’re not in a city limit or an improved development (HOA) etc.
      You don’t need a permit
      My cousin added a nice screened in porch sunroom called county for permit information
      Stated are you in town ? No .. then you’re good!

    cut to the chase: alabama, oklahoma, oregon, ny, missouri, mississippi, colorado, arkansas, nm, az... but check the property tax rates as oregon & colorado run high...

    I fortunately bought land at the right time. In 2016 I bought a 5 acre parcel in Northern AZ with power and city water for just $14,000. It's on a dirt road but it's very close to pavement. It's worth more than double now.

    I visited Tennessee in 2005. Back then, you could get raw land for $1000-1200 per acre.

      This is a strange list. You can buy acreage in all the Southeast states for $5k per acre. You have to go rural but isn't that what Homesteading is all about?

      Yeah, but now that Briggs has marketed them, they won't be so unknown, and the populations of tourists and retirees and prices will grow. The other side of these "hidden gem" videos is that "hidden" becomes known and the "gem" becomes tarnished.

    Raw farm land is much cheaper than this video says. When you average the entire state, you are not comparing apples to apples. If the plan is to homestead and do some hobby farming, the most important consideration should be average annual rainfall. Rain is kind of important when farming.

    I live in Jersey! The land here is ridiculously expensive, like $100k-$200k, for a lot that’s probably a half acre or less! 2 years ago, my wife and I bought a half acre in South Carolina for $2k. We built our house and plan on moving in 2 years! Today the same size lot, in SC is north of $25k-30k😳

    NC has a few decent counties that are EXTREMELY cost-effective (cheap)!
    I've been looking at some nice homes which need a little work (& some that are in need of total rehabs), but absolutely worth looking into due to the prices. 😊

    I could see this being a good idea to buy land now with the intention of putting a trailer on it so you have a place to retire for a reasonable price. In fact a group of retirees could even pool money and put a few trailers on an acre to cut costs and maybe pay for things like drilling a community well or bringing electricity to the site.

      Thats a fantastic idea. Its would be a great step towards being more free but guess what: its illegal of course. Where is the money for the government in that case? It needs to be safe and engineers and other professionals need to make sure that it is an you pay for it. To do that you need to go to work and before you get your money you lose 40% or more due to income tax and other things.

    My brother and Mom live in Franklin County NY which borders St Lawrence County NY.. he bought 5 acres up there back in 2010, paid 5k for 5 acres.. Land is flat as a pancake, lots of Amish, I mean LOTS of Amish up in that area, which also means a lot of great food and cheap lumber.
    In the summer, it is beautiful... In the Winter, 2 years ago the REAL temp at his place was -37 degrees F.. without the wind-chill... The fall comes fast, the spring slow..
    The area is very RED politically.. you will see many TRUMP signs all over up there, along route 11, 22, 37, 56.. ect..
    The cops.. I got pulled over one time with my Harley motorcycle trailer.. they wanted to inspect the inside.. I was going to make them get a search warrant, just because I was just going down the road, speed limit, listening to music minding my own business.. It was a local cop.. They held me until a State cop could get there as back up.. State cop told me the only reason they want to check my trailer is for people being smuggled from Canada into the US.. .. WHAT.. I DID not know that was a thing.. I opened up the trailer and I was on my way... is all the local cop would have had to say was just that instead of being a hard ass... But, what ever..
    Seriously on the human smuggling up along that border.. Has something to do with the Indian reservations, and all that.. Don't know, I didn't ask a lot of questions..
    BUT that is that area of NY State... BTW, Potsdam NY St Lawrence County.. AMAZING Hotdogs.. there is a Hotdog factory that makes POTSDAM hotdogs.. If you are in the area, buy them.. Trust me.

      I recently made my first visit to Upstate New York and was pleasantly surprised at what I saw. Beautiful countryside, really nice people and great prices on many items, from food to clothes. Was complaining about taxes in my state, Maryland, and was shocked to find out taxes are so much lower up there. Having been to NYC many times, wasn't expecting this at all.

      @@lindabeard7035 Taxes up in those areas isn't bad, my brother with his 5 acres does not pay much in taxes.. He built a huge house for under 70k... NY and NYC are 2 completely different places and the politics and ppl are completely different.. My Mom is 90 and her neighbors all look out for her, take her to church, since my brother and her are 2 different religions .. Everyone is very cool.. when I drive up there from WV for Thanksgiving, neighbors I have never met before stop in and they are simply the friendliest and nicest people you can ever meet.. AND I always go shopping up there at the various Amish shops and come home with a bunch of stuff.. Like Amish make Maple Syrup up there, stuff is 25 bucks a gallon.. very cheap.. I usually buy a 1/2 gallon that holds me and my cooking for a year.. :)

      @@nmc398 VERY safe, lots of great people.. a whole different world from NYC.. Once you get out of the NYC area.. It is like a different country.. Decent healthcare, low taxes.. Don't speed on the roads there, the cops will pull you over for 6mph over the speed limit.. But if it wasn't for the cold, I would move there

      I'm originally from Upstate New York, Very Beautiful area in the Catskills. Now it is a communist state with high taxes, Can't own a pistol without a special permit/ license. I go to visit because I still have family there but would never live there till they make NYC its own state

    It's a shame that so many affordable places seem to either be desert of flat. Although you did have one place that you said was in the Ozarks. Maybe someday I will get to visit the Ozarks. I do enjoy these video's. Even though I will Probably live in Kentucky the Rest of my life. I'm afraid getting the Kentucky out of me is rather difficult,if not impossible.

      Hey! What's wrong with Kentucky? We're near Owen County and it's peaceful here. I have a beautiful view of the stars every night and we see deer and turkey frequently. The downside is we're landlocked because I love the ocean but that also means we're spared seasonal hurricanes that afflict the coastline. We have 4 seasons with the advantage of an earlier spring compared to states further north, and our winter isn't as severe as states further north, so win/win. The other downside is driving distance for fun things to do or to go to the Mall but maybe that's normal when you're in a rural area. It also takes an hour and a half to get to a lake to swim and fish that has a picnic area and indoor bathrooms and trails so we opted for a backyard pool. The downside there is the kids are getting older and learning to drive and starting college and want to be off with friends and much less time at home. Sigh. Really should have done what my parents did with us and just put a sprinkler on the hose and made the kids run through it. Now we're stuck with pool maintenance and cost and kids disinterested in using it.

      @@michellebehr7669 Kentucky is a Pretty good place and I'm kinda Partial to it. No place is Perfect and I have my opinion on what will make it even better than it already is. And in my opinion its already better than most. As for Owen County, I know where that's at. I worked for about a year as a temp at Itron. I heard they closed down. What's in their now? I still don't live super far from Owen.

      @@tritchie6272 We're in Scott County super close to the Owen County line. Hubby works at Toyota. The company paid for him to get a degree and years ago he actually looked into working/ living elsewhere. When he factored in all aspects of life, cost of land/house, living expenses, schools, etc. he couldn't find better then what we have right now. If we move 1 day it's when he retires and the kids are on their own.

    When I moved to California in 2003 the County of San Bernardino was selling lots for $1K and above. Everyone was thinking they were going to multiple their investment in the future.
    21 years later there is still no plan to urbanize 40 miles from those lots.

    We got a 3 bdrm craftsman on a fenced and gated acre with a barn & greenhouse on the northshore across from New Orleans for only $35K in early 2018. Crime is practically nonexistant where we are and the schools are amazing. Sometimes ya just get lucky

      I live in Maine. Maine is good on gun rights, but bad on almost everything else. Crime isn't bad, but it's getting worse. Home prices anywhere within an hour of the coast are absurd. Taxes are very high. Mental illness flags on display. Ticks, flies, and mosquitos everywhere. I'm ready to find somewhere that's pro America and pro sanity.

      Your best resource might be the state agriculture department where you want to move to. From there you can check county or local agricultural departments or farm bureaus.

    Near Casper Wyoming you can buy 50 acre plots of land for 50,000. Yes, $1,000 per acre. But they don't include water or electricity. It's in the high desert, so it's sandy, windy, and dry. Don't expect to grow anything

    North Central WA, lots of 20 acre parcels for under $30K. These parcels have trees and amazing views of the snow-capped Cascade mountains.. Down the road from me is a 6,000 acre development of 20 acre parcels with under ground power to every parcel. All private roads with roads plowed in the winter and graded/repaired in the summer. HOA fees are $200 a year. 20 acre parcels range from $28K to 60K. I lived there in a 3,600sqft log home for 15 years and loved it. Five years ago I purchased 40 acres up the hill. It has a pond, old growth timber forest, a 48X36 new steel stop with concrete slab floor and a 250' well with pump. I paid $105,000 for it.

    I bought 2.5 acres in Bonanza OR for $12k in Klamath Falls Estates. Undeveloped and some lots have electric but mine didn't. So thats about $4,800 an acre.

      Yes, close to where I live you can buy 68 acres of mountainside (Berkeley County area) for 400k.. I think that works out to 5k an acre.. And if you go out to the Fort Ashby area, it is even much cheaper..

      Yes, we can get land cheap here in certain areas of New York State. However, the taxes are awful. The minute you build something, get ready for a decent increase. If you build within the lines of Adirondack Park, prepare to be bogged down with a long approval process.

    Acres upon acres for sale at $1000 per, in Yucca AZ and for 20 miles South, off the paved roads.
    Bone dry, when the February rains come, the tops of the electric poles get wet, but not the bottom.
    Stand under a storm burst, and just catch cool air.

    Just an FYI good deals are still out there. I just purchased 36 acres in Oklahoma surrounded by big ranches on a paved road and is fenced. It has a great view of the valley with no house in sight. 15 min. from Henrietta that has everything one hour from OKC 20 min to Lake Eufaula. It has a pond plenty of wild game. deer turkey hogs two nice fields that i just put in food plots and tower blind . nearest neighbor is 2 miles away. electric available I paid $3,200.00 an acre.

    Thumbs up for effort. These are all realtor prices. Realtor and vacant land go together like booze and Corvettes. Move the decimal point and I still won't buy. The magic only happens when you get realtors and similar out of the picture. A non-realtor price is a ranch price.

      Riding on a school bus for 2+ hours twice a day monitoring the behavior of at least 25 special needs kids makes my head spin, and being cramped on the bus with no leg room hurts my kneed on thr bumpy roads
