It seems like too much of the house is "below stairs." Layout is pretty complicated, there are too many stairs to deal with. It's kind of like a beautiful bunker rather than a house.

Yeah, I’m completely underwhelmed. Runty closets and patio. Heat rises so the bedroom should be upstairs. My cheap apartment has a better floor plan.
2.5M for what is essentially a small basement apartment. Mental London prices.
You can only wonder what the ground rent and service charges are as I guess it will be leasehold unless you are lucky enough to have a share of the freehold even if you did you would still be responsible for your share of the maintenance for the entire structure of the house including the roof.
Don't home shop in California or New York

A house where you can't look out the window is not a house. this is a garage, a bunker but not a house.
Yup. That funny shaped bathroom is that shape because it's a converted coal cellar. I grew up in Kensington and trust me, that there is one real cobbled-together kind of a set up. It has got one halfway decent room - and they have had to set it up as a living room cum dining room. And it has a really depressing outlook. Kensington is a lovely part of London, but those red-brick 'late Victorian' style streets are really early Edwardian, and they are pretty grim architecturally. The earlier, white stucco buildings tend to be a lot nicer - much, much larger rooms and no hideous angle-bay window to the front.
The problem of these beautiful houses are mainly several to take into account: (A) Soundproofing. (B) The windows. (C) The clothes dryer. (D) The location of electricity and water meters. (E) The mailbox for mail collection. (F) They lack a garage for the car. (G) Difficulty for older people and babies having to go up and down interior stairs. (H)...

Agree with difficulty that stairs presents for elderly and disabled. The only way to get around that is to install a stair lift (the kind with a seat) but that is expensive. Unfortunately in older cities like London as well as New York and Philadelphia in the US, it is difficult to have accessible housing since many buildings are older.

You would be nuts to drive a car in London. It’s far too busy and no place to park. Transit system (Tube, buses) better way to get around.

You'll have to carry the food down a hallway, around a corner and then up and down two staircases to get from the kitchen to the dining table in sitting room. Yeah, I’ll pass.

So it's the poky servant's quarters/corridors/cupboards below stairs, with some awkward stairs linking it to a couple of ground level rooms? Hmm, two and a half million? Basically you're paying for the postcode.
Seems to be some law that says every London apartment over a certain price tag has to be painted beige and grey. The higher the price the more bland the decor.
The smallest bedroom should be an office...way to small for a bedroom.
Ha! Our hotel room in London about same size, and lower level. I agree, culture shock to some of us American’s. And not inexpensive either.

Imagine the dust that would accumulate on all that moulding. But then I suppose if you can afford something like that you'd have an army of cleaners. 😄
I can guarantee you, the original layout of this home wasn’t this complicated.

Home is very dark considering all the lights are on. And there seem to be so many steps and sharp turns.

Love the kitchen and the corniche. I'm not crazy about the bedrooms downstairs. It feels a we bit claustrophobic.
I would not trade my two bedroom condo for this. It is a fractured hip in the making.
Nicely done apartment in a good location. But you will be living to 50% in the cellar, with one well sized bedroom, two tiny bedrooms and a strange arrangement of combined living and dining room. Just imagine get food from the kitchen to that dining table. And like other commentators said too many stairs and corners, and all for ridiculous 2,5 millions. People will be queuing 😅

Wow! A measly 1,300 sq. ft. for $2.5 million!!! Absolutely, not worth the money. The finishes were medium grade.
Loved this! Vacationed in London 10/22, and visited Kensington Palace. Walking around these picturesque neighborhoods, longing to explore a home. Now I have thanks to your video! Beautiful home, tastefully decorated. Having traveled to London,Edinburgh, Paris, Madrid, at first all the levels and stairs were so strange to me. Now I understand, everything is so old. Here in CA, we have nothing to compare, except our Spanish missions. Love the big windows and high ceilings. Kitchen would be a challenge, here we have huge kitchens with double ovens and min 4 burner stovetops! Where was the refrigerator , washer and dryer?
I thought this was a lovely apartment but there are so many negative comments on here I was wondering why. Then I saw yours and thought, yes, exactly what I thought. In a great area where space is so expensive, and the folk that live here can no doubt afford a second home! I envy them and wonder if sour grapes wasn't really the problem with some posts. XXX

you can get a house and a driveway in central London, you just need to pay much much more, space is a premium in any central part of a city, especially London, driveways and gardens are a luxury..... go to the suburbs and you can get a garden and driveway no problem.... and probably for much less
yeah you could live in a boring place with a driveway and garden where there really is nothing to do... But you could sit in your garden the whole day I guess. Some people like living in a city, why always this BS about gardens and driveways?

@@michaelkearney3110 i totally agree! But thats the price and size you will pay in central London or in any city. But there are people who don't to live 30/60mins away, not everybody has a family and is on a budget who would rather have more space and a garden and drive and live further away. And don't forget alot of these wealthy people are not buying these expensive properties in central London to live in like normal people, it's a way to dump their cash as an investment. Some even keep them empty most of the year and only use it for a few weeks or the odd month a year
Too many stairs abit claustrophobic as well I think for that price I could get a nice spacious place with a great view in the countryside

I would have like a more traditional kitchen but it's a great house. I love walking through a London neighborhood at night because a lot of people have their curtains open and it's fun to catch a glimps, like I saw a lady doing her dishes, and another room in another unit had wonderful artwork on the walls. LOL I'm not a voyeur because they knew people could see in. In a lot of homes there is a floor below street level.
I'd love to have a flat in London. Don't need a house this big. So much character.

Great show, but you'd be drunk to drop 2.5mil on a flat of this size. You can get quadruple the size for a place in America.

Beautifully decorated, crazy layout and he didn't show the shower because she barely fit under the showerhead. Too much exposure to the neighbors or outside in the bedrooms. Japanese or Russian investment property.

Back in the mid 40s I was brought up in West Kensington in a 3 storey slum. There was my mum and dad and brother in 2 rooms and a kitchen on the top floor. No bathroom, toilet out the back shared with everyone else. Bloke in the middle floor always drunk and not particular about his toilet habits and a couple of old tramps in the basement who used a bucket. My mum was offered to buy the house for £900 at one stage but that was a fortune to us. We all moved on but those houses nowadays have been bought up, gutted and now go for around the million mark.
I'd rather have a tiny flat in Hamsptead.
If I had that type of money, which I don't, I would want somewhere with a garden. However, it's v well decorated with original features. Are you both estate agents?
Looks nice, nice colour scheme. Maybe a bit to small in places with extra tables & to many stairs. Downstairs is a nice size & the master is nice don’t like the bathroom though should have done it all in marble. Nice small courtyard which is hard to find these days in London. Good investment property

Hmm I'm not sure I'd pay £2m for tiny rooms and absolutely no garden and green but on the other side it's central to every shop and accessible .. also the apartment is not WOW! For that price, I was expecting a space giving more 'lush' and 'upmarket' vibes but not the case for this one.

In the US, you can get a real nice, well built home for this price. This price would be about a 6000sq. foot home with custom appliances etc. I do not care for this place or the layout of it at all. The main bedroom is too small for one.

Nice video but I think you should have videoed more on the immediate location ie shops, eateries, bars, laundry. I think someone buying this apartment would be very interested in the local amenities

It's lovely and I appreciate that it's not overdecorated. We do that a lot here in the states. It works for me and I actually think 2.5 is a really decent price to live in Kensington.

The stairs are a bit much. But it’s a beautiful home.
I work in this area. Although the houses are beautiful to look at you couldn't pay me enough to live in them. Most of them have been butchered beyond recognition and just don't work for modern day living. The only original feature is the outside brickwork. Too small, not enough light unless you live on the upper floors of an apartment. Boxed in with people above and below if you live in an apartment and you're lucky if you get to have a window box to grow anything.
This house has far too many stairs going to random rooms
I used to live next to this exact street as a kid😂 One bedroom flat with HA and I definitely grew up poor but never felt it living in the Gloucester Road area. Despite the fact it was one bedroom it was actually really big. The ceilings were also super tall so you don’t feel it + there was a communal garden at the back (only owners were allowed there though not renters😢). I miss the area though despite all the carjacking. 😂
At 0:25 you'll see disgusting bricks, literally crumbling off the building. While the interior finishes are appealing, the apartment is rather claustrophobic, and winds around like the interior of a catacomb, with plenty of treacherous stairs. For the price of this luxury dungeon you could buy a spacious home in Nice, France, or a mansion somewhere in America with great weather.
When you look at a beautiful rose bush I bet all you see are thorns!

walking out of the living room back into the hall there's a really sharp corner at head height which looks like the flat upstair's stairs - one could imagine banging one's head on that especially after a glass or two of champs.
Who'd live in London let alone Kensington. My house is several times bigger, a fraction of the price and doesn't look like a recently made-up hotel suite. This is not for real people with all their mess, their accoutrements, belongings, habits, &c. It's like a prison cell - I feel claustrophobic - let me out!

Similar types of homes (not the price) in the USA would be called 'row houses'. Depending on ones location of such home one could experience an increase in hot air or cold air because circulation would be an issue. Too many stairs and levels. Bedrooms are too small. Price not bad for the area.

I used to live on the street he was walking on first part of the video as a kid (housing association I’m not rich 😂) and all I remember were expensive cars being keyed and destroyed/broken into. Such a good area but the car crime ain’t it. A couple streets down I saw someone’s BMW broken into in broad daylight.

I would never buy an apartment like this. What a strange layout with all these steps going up-and-down into every room
This is Rosary Gardens (not Rosemary). Should be listed as a 2 bed plus study duplex, appears high spec'ed. East to West layout with converted vault so watch out for level of the sun during winter. Basement flats and duplex should have security built in place. Service charge should be outlined clearly. People in the know SW7 / SW5 is a good area, if there isn't an issue with the property then it is the price. Fair price £1.5m to 1.8m for the area depending on £/sqft as of posting not taking into considering QT environment (any more, seller would be laughing all the way to the bank). Alarm bells went off there was a 'local area' featured in the sell. Often a sleight of hand technique to distract people from the actual property.
Location is great, home is not enough of a contributor to the price kitchen postage stamp and square footage seems to be made of stairs and corridors. If I had that kind of money I'd not spend it there.

My house in toronto has 3 bedrooms, 4 bathrooms with bathtubs and showers, 2 story, view on the park, parking place for 4 cars and it is only 1 mln $CAD! Oooo, and huge backyard!
