wow what an inspiration for my future land
When I finally build, there will definitely be a basement in the plans, our building property in Mindanao is about 300' above sea level. All good reasons you had for building a basement, I know that having a cooler area to congregate without a/c would be very beneficial. Thanks James, as always, I enjoyed your vlog!

Hi James, I am a big fan of basements as I have lived here in Chicago for sometime. I used to live in a basement and a garden floor. IMHO, basements are perfect in the PH if there’s no issue of flooding. 😜 That being said, I plan to build a house with a basement in Amadeo, Cavite. From google, it’s 1,400 feet above sea level. Is that ok already?

luckyly based in the highest spot in lapulapu city, free from flooding but on a soft rock
Small plastic envelopes with the tree name folded inside away from light. You could even put them in a small jar and place just under the soil at the base of the tree. Eventually however the tree itself will tell you what it is. Then the yard map is always a good idea. Something you keep up to date on a clip board in the comfort room!

Those sitaw are ready for picking, they're very nutritious and they are used in lots of Philippine dishes.

Hello James. I have heard that rain water also contains nitrogen from the air is another reason it is so good for plants. Well I learnt something new again today. I have watched every video of yours and I didn't know or remember that every lot was required to have a cistern. Best wishes Bob.
Although every lot is required to have a cistern based on the DoR most don't have it. I find it a great asset for both the yard/garden and an emergency backup if ever we were to loose water from the development.

I wish that we when we built our home in Davao that we would have chosen not to have the basement. It is kind of a wasted area and it is never utilized. Not even for storage. Unfortunately, our subdivision's lot sizes are between 300-450 sqft, so there is not much area for a garden. My lot is 350 sqft and is almost entirely filled up by my house. Keep up the great content. I really enjoy your vlogs.
That's sad to hear. We pretty much live in our basement since its the coolest part of the house and it has everything the rest of the house has other than cooking space.
@@MyPIDream I believe this is one of the drawbacks of living in a large city. We do have a small rice farm (5 hectares), but it is too far in the countryside for my liking to build a house and live full-time.
They also have a GoPro Max, that is great
The basement has many purposes depending on how you will utilize your house extra space. As a garage, the basement will not expose your vehicle to the elements and also from prying eyes whether the owner is home or not.
In your country, yes. but not in the Philippines. We are in the tectonic zone. We have more or less 20 earthquakes, and typhoons in a year
@@eolegario12 Interesting post! I had assumed the reasons basements were so rare in the Philippine house designs was because of a high water table and the resulting problem with water seeping in. I hadn't thought about the frequency of earthquakes making concrete slab foundations more desirable!

James, the Japanese produces square watermelons. They place them in square containers and let them grow in them. Should be an interesting experiment for you 🙂
Wonder what type of containers they use? Yes, that would be a great experiment.

Do you plan on adding flowers like bougainvillea, sampaguita/jasmine, etc.? How about a small fish pond? Have you considered aqua/hydroponics? Any solar panels? If we didn't have a CHB fence that would be our choice for a border natural fence but its not advisable because we would not be able to do maintenance since these varieties of vining plants are evasive. It would be a great natural fence if you had something like galvanized chain link for them to wrap around.
Fish pond project was talked about in several episodes. I even have some episodes that show you how to construct a fish pond properly with life support. I have some of the materials now and planning on the build in 2021.

James, I had a question about your banana trees. Once the bananas are pulled off the tree, if memory serves me correctly you stated that it will not longer fruit bananas. If that is the case, then what would you do?
Regarding ants and other pests in your garden, what do you do to keep them away from your garden?
You can either cut the tree down to below the ground or cut it down about 5 feet above the ground and allow the mother plant to continue to provide nourishment to the small seedlings it produces over the course of its maturity.
So far the ants haven't been that much of a problem in my garden. I have an upcoming episode that will talk about insects in the garden and a common sense approach to keeping them away.
This is exactly why I'm trying to find a large lot outside of a subdivision in Cavite or Laguna because of all the garbage restrictions and problems that they can cause just like an HOA in the States.
We built in a gated community with HOA mainly because of security. Living here for 7 years and visiting our friends at other subdivisions, both inside non HOA communities and outside of gated communities, I can tell you it was one of the best decisions we ever made.
There are pros and cons to HOA's and I agree, some can be a real nightmare but we our's fit's our needs and desires.
Hi. Since you said that you have a basement would you not mind give some advice?
I want to build a small concrete house here in the Philippines on the top of the small hill. So I guess there shouldn't be a problem with water levels being too close to the ground surface. I love basements back in my country and would like to have it here too, because it would give extra space and be less hot.
Basements aren't rocket science but you have to pay close attention to waterproofing and a way to move holding water away from the sub walls. I have lots and lots of videos from the beginning of our build to show all the engineering tips to accomplish just that. Please review and after if you have any questions let me know.

Have you ever tried eating mangosteen? If you can grow it in your area I'd suggest that as a fruit tree for your lot. OMG...when I tried that while in Manila I fell in love with it. It has a very delicious sweetness to it. I want trees like that on my farm lot.

Your pronunciation was pretty good. Do you know the fruit used to sour sinigang? We call it sour pickle here on Guam. It's not a fruit native to Guam but one brought to the island from the Philippines many moons ago. It's pronunciation of my last name is like it. I believe the fruit in tagalog is "camias". Not a native speaker of the word but I'm trying.
Deeds of Restrictions are unique to each HOA although most rules are the same from HOA to HOA.

Hello, Ron! No it is not. The bahay kubo is not part of the 25%. Once you put a concrete foundation on a structure, it becomes part of 25%. 😀🌹🌹🌹
James, what stick do you use? It seems you can spin camera around quite easily with flick of your thumb?
No stick unless you count my fingers as 5 sticks. ;)

So far no issues. We would have had lots of problems if I didn't inspect all the stainless steel while it was being installed. Check out the earlier episodes of that "almost" disaster.

Yes, this is a good strategy. We do have a sump and a sump pump.

We used sod (there's an episode of the laying of the grass). Its blue grass.

The prices don't vary much across the Philippines unless you build in big cities like Manila where contractors demand higher prices. Expect between P25k-P35k per sqm in Dumaguette.
Another plant I am curious about is if you and Ness liked shiso in Japan? It seems like something that would be easy to grow and worth having. Do you know if seeds would be easy to find in the Philippines?
Ness knows about it as she lived 15 years in Japan. She said she never used the herb before so unaware of how to use it. I think it's used in speciality cuisine restaurants.

I'm sure they are but we haven't planted those as the sitaw can be cut into smaller sections that look and taste just like regular green beans. As for the yellow variety, if I had the seeds I'm sure they'd grow great here.

None of my Barangay neighbors do anything themselves to help pollination. I think the bees and flies do most of the work.

@@MyPIDream from the drone footage it feels like 5k sqm lot size. The average lot size up in pampanga is like 400sqm and I have a hard time picturing how a western style house with yard will fit... yet it seems you've done it! I'm truly impressed!

James, I WILL be building my house with a basement. My wife is from central Mindoro and we have about 11 acres or so. I have plenty of room and a location that I am planning on using. My original area won't work, so I bought more land later. I have been looking at a lot of videos on Philippines house to get some construction ideas to include in my plans so I can show my wife. I do need to find a builder that can do the basement.
Hopefully you can reference some of my waterproofing and water evacuation techniques I show in the series. They're tried and true and will hopefully prevent your basement from becoming an underground swimming pool.

Manila. There's some great high end stores there. Unfortunately they come with a price since they're all imports.

Our property is in my wife's name as a former Filipino with my name on the title as well indicated as "married to, MY NAME, a citizen of the US". This is for legal clarification if later you beyond your Filipino born spouse.

Construction (materials and labor) about 300,000 $.
Plus you ad many improvements (automatic irrigation system, garden, audio system inside and outside, alarm, power generator, etc.
You have my respect for what you did there. It is not easy for you as a foreigner to live in a foreign country. I say that because I know what it's like. I also live as a foreigner in Israel for 30 years. It is that barrier of language,
of culture, of traditions totally different from your country. But all that matters is that, you build your dream.

We have a Bahay Kubo in the back yard. I used it as a office during the build in 2017 and now its part of the landscape.
Why do you call it a yard and not a garden?
It's both in my opinion.
No to basement. It will just breed mold.
Going on 3 years now. So far not an issue as you can see in my basement episodes.
