    roll away beds are so unconfortable. Only feasible for kids maybe. But imagine a 60 years old in it? as a host it is a big NO.

      @@ASerreCoggins JYSK actually has 3 types from low to high quality roll away beds, I've worked there, but not sure if IKEA has more than 1.

      Not true we have two twin rollaways with foam mattresses 4 inches thick. My husband who’s a big fella slept on them twice while prepping our b&b’s and he said they’re real comfortable

    Make sure with google photos, you get permission from the photographer to use them or get licence free photos. I’ve known hosts get big bills from annoyed photographers

    When I changed my listing to include W/Fast WIFI my bookings went up. Most places in my area don't have very good wifi. Once I build my outdoor sauna this spring I will be including that in my listing title!

    I launched one of my units in Dec. and for January was 75% booked while the median is 25% booked in my area. For this month, I have 52% booked but my gross is is $100 higher than January. I did screw myself for Valentines day. Someone took that weekend for cheap before I realized that my listing was getting 4-5 times more traffic for those dates.
    Planning to add a pull-out sofa bed soon instead of the air mattress I currently have. Then in the listing it will show 2 beds rather than 1 with hosting for 4.

    Your information is invaluable. I just re-listed my downstairs after listening to your videos for awhile. Remodeled the room, added to my rustic theme, changed the title, spruced up the bedding, coffee station, etc. Same room, completely different look, great pictures AND pricing strategy. It's winter so it's slow, and I"m not in a high-demand area like you are. But I just made $170 my first booking and it's from ONE couple, ONE stay. AND I'm only open on the weekends. I worked my ass off last time for the same amount of money :(

      You need to spend a few hours and become a pro yourself. How occupied are your competitors? You should post this on the Facebook Group (see video description, usually there)

    Thanks Sean!!! I had a new catastrophe this last week in one of my homes in north Dallas. Vivint smart home security system was hacked while guests were in home. Garage door up and down, thermostat began changing radically to 88 and then 58 and siren on and off for instant burglary alarm! Panicked guests beyond comprehension. Vivint claims not possible for this to occur, as my app showed I was the one doing this to the house! Got guests out and moved to a new one getting ready to list with help of 8 awesome friends in four hours! Move guests, and now we are good. Vivint finally agreed to remove and waive lease and future payments. Never ever considered something like this before. Love this new video and ideas! I do most, but the roll away beds are a great idea too!

    Take note that short term rental insurance for 1 night rentals is very much higher. We decided not to go that route so our min is 2 night. Hosts need to check their insurance before offering 1 night.

    Thanks Sean. Would you take on a property that is in a good location in regards to transport, shopping centre, links to city centre and work in the area.... If the road it’s on is very rough, doesn’t look nice from the outside and tends to have scummy neighbours.
    In the UK. Curiosity question I’ve been thinking about.

    Video is Amazing, It will be great if you separate your video by topics like some videos make it where they show you for example from minute 1 30 to minute 3 it has a tittle that says minimum stay So that one that wants to know another topic can know it before listening to the whole video

    I would NEVER do instant booking. I have to know who is staying in my home. But then i have a unique waterfront property in high demand. If they wanna stay here, they'll pay the higher price and they'll pay the cleaning fee. The "competition" isn't even in the same league. And if they can't afford the price i'm asking for, i'd rather they stay somewhere else ... 😆 I have a 5.0 rating and raving reviews 👍i'd rather have a month unoccupied but always great guests than fully booked all the time and problem guests ... maximum occupancy is TWO people 👋

    Do you recommend turning instant book off even with the new cancellation policy? When you go to turn it off, one of the 'warnings' informs Hosts that with Instant Book on, Hosts can cancel with no penalty.

    Hey Sean, i have my listing for $90 a night and $50 of cleaning fee.
    House got free parking, wifi, laundry, kitchen, pool, backyard, bbq station. 5 rooms, 5.5 bathrooms ( each room is about 25 to 35 mt2.)
    December was 70% occupancy but jan and feb has been tough with 15%. It's a big house but i'm not sure if it's still too expensive for people. Should i go down?

    I was looking to stay in Philly a few years ago and kept running across places that had cleaning fees of $100-$150. I skipped those, so cleaning fees were definitely a factor.

      FTDARtz make a list and start checking things off.
      1. Find out if short term renting is allowed in your area. No sense in getting kitted up and then find out it’s illegal.
      2. Rent your space! This will put pressure on you to move to step two because you are not making money.
      It also gives you a place to work out of while you’re unboxing stuff and setting up the decor.
      3. Make a furniture list for each room. If you need ideas, go to Pinterest and just count items in the pictures of decorated rooms you find appealing.
      4. Purchase or rent you furniture. There’s are a few options in regard to furnishing your rental, Buy, lease or thrift store.
      Remember, leased furniture is a tax write off at the end of the year.
      5. Take your photos and create your listing.
      6. Figure out who your customer is and market your listing accordingly to them directly.
      7. Clean, clean, clean and then clean again. It has to be immaculate. The most critical error you can make is NOT being clean.
      8. Set up a separate bank account and send all your bookings to that account. It will give you a Visa debit card and you can keep easy accounting by running all purchases and charges through that card. The banking app from Bank of American is really handy. It shows cash flows and categorizes purchases.
      9. Fill the roles in your organization. Who’s doing the housekeeping? Who’s handling the reservations and guest interactions?
      10. Set your place up and go through a mock run, inviting your friends to stay at your place to criticize your operation and help you get the kinks out.
      Good luck but seriously the best advice is just “do something “. Any type of positive action, just “do something”.

    What if you have a two bedroom here in Texas you could have three adults per bedroom. However you only have one restroom and you have six people staying there... That is a nightmare I've stayed at a place like that. Six of us adults was staying in a two bedroom with one bathroom I woke up needing to go to the restroom really badly... My family member stayed in the restroom for a whole hour even though we all talked about it the night before to stay less amount of time. I ended up going to a McDonald's nearby just to go to the restroom.
    So even if you can have more guests stay at the place it might not be idea you have to think about those others who may need to use the restroom if there's only one restroom. Please don't do this to your guest.

Nothing wrong with it, except for those who cannot afford your interesting conferences. Regardless, Thank you so much for your efforts.

I have seen about 6 videos with important information, yet I feel the strategies presented are many times poorly explained and I struggle to understand them promptly so I can move on to other videos. I remember you said you charged for some presentations, but again it was hard to understand you as you were skipping from point to point without apparent transitions. Your timing is unnecessarily rather fast and I think you are keenly aware of it. Regardless, I have learn some important things. I want to express myself because I really want to learn from you as you have so much to offer. Thank you for listening and for bringing up many issues which otherwise would have not been aware of.
