Well here’s the things. Airbnb needs to focus more on “speed of booking” that’s part of what makes this so accessible and convenient. Even at hotels where I know I can book online I still book through Airbnb at the same location. The second part why I rather book through Airbnb is because Airbnb is primarily a customer service company. So I know if I have a real concern Airbnb will fix it for me and protect me from the hotel. The problem with the hotel is that they think just because they use Airbnb that their sales will increase. They’re not looking at the true value of the platform. Those companies are going under because they are in short just a taxi cab using the Uber app. They don’t see the overall vision of Uber in itself. They’re trying to intertwine two close but very different worlds

Hello, we have a small one bedroom apartment above our garage. We really need the extra cash…. We would like to start a short term rental. Our concerns are the step going up are narrow. Today’s stairs are not as narrow…also. How do we get a contract started? Should we use a company?

Hey Mr. Sean! Just wanted to let you know that out of the 6 I pitched 3 said No, 2 said Yes and 1 Maybe. I went with what was most convenient for me, of course 😊 I got the keys last week and just finished furnishing and decorating it. Thank you so much, I've learned a lot from you, I'm forever grateful 🙂 I'm so happy and excited to explore a new state and meet some of my guests 🤩 I'm only doing direct bookings/LTRs for now, but I do want to continue learning and be updated on what's going on with STR platforms just in case I do transition from LTRs to STRs or do both 🤔

I did not use a channel manager until ABNB forced me to use one to get some features.
We are out. At the end of the month, we are pulling the last five apartments we had on Airbnb here in Phoenix. At the peak, we had over 40 of them. We're done with playing these Airbnb/BDC games. We've had more than 10k stays in the past 5 years, but we are DONE. During Covid, we started to covnert our apartments to weekly rentals with a minimum of 4 weeks. We advertize on Craigslist, Facebook Marketplace, and used FB/Instagram ads. The demand is HUGE. We make more. We don't deal with bogus reviews and entitled A-Hole guests. We don't need to have an army of cleaners. We control every aspect of our business. We should have ditched Airbnb years ago, but we held on to 5 apartments that traditionally did well on that platform. Airbnb did this to themsevles and have nobody else to blame. I hope they crash and burn. Sean...YOU ARE THE MAN. 100% of the education we used to start our business came from YOU. We owe you the biggest debt of gratitude. We built our dream home here last year and just returned from a month vacation in Scotland and Ireland. At the start of 2024 I asked myself “why would someone book my airbnbs vs a hotel and what can I do to be more desirable. But because I manage for others it had to be cheap/free. Some of this are things Sean has preached for a while, others I’ve been toying with For me it looked like -changing my cancellation policy to 5 days out a.k.a. Moderate instead of strict -hiding the cleaning fee in the management fee a la Sean’s advice -allowing guests to drop off luggage or groceries as early as 12 -advertising a chore-less check out. Our check out is take your stuff, lock up, if you want to be a hero start a load of towels. What we’ve found is clean people will do more, dirty people don’t read your instructions -we offer free early check in with the asterisk that it’s when possible. Basically take everything your friends hate about airbnb and invert them. The economy as a whole and pricing still seems weaker than the last but we are doing fine

This video is important for people to see and understand. I've been doing this for many years, even before Airbnb. The key for small investors is to purchase homes that offer something that people can't get in the homes they are living in, or get from a hotel. This means you need unique vacation properties in great areas that offer proximity to activities (beach, mountain, lake, etc.) that offer amenities and views. Contrary to what most people think - bigger homes do better in down markets than smaller homes.

I was the host of an Airbnb experience over the past six years 200 plus reviews 4.7. out of nowhere I get a message saying I no longer meet Airbnb customer standards and I must appeal to reactivate the ad. However when you call Airbnb nobody seems to know or want to tell you the reason for the removal. That's like going to court getting a sentence with the judge not explaining to you why you're going to jail. Is it just me or is Airbnb running a dictatorship capitalist model? It's nearly impossible to find an Airbnb customer agent who can look at a problem with common sense and reasonability and determine that there was a AI issue or admit that a ginuine bad decision made. If you ask me getting rid of great hosts is not a good business model.
I got the same message about one of my experiences. I appealed and before getting a "NO" to my appeal they sent me another message saying the same as the first support agent for the same experience. I get direct bookings and more advertising from my own website though Airbnb guests don't tend to go for experiences. Probably because Airbnb doesn't market to users looking at places to stay.
Yes. It's a dictatorship. You were lazy. You could have made a fb page or website and learned fb and Google ads. Better hurry up and hopefully you kept all your customers contact info. Start marketing to previous guests.

It's now one week since they removed my account based on false guest allegation stating there was physical violence leading to bodily injury. They canceled future average 70 reservations, I do 100% occupancy across my 7 rented apartments with a review rating of 4.9 on over 1,300 reviews. I have hosted over 10 thousand guests and not one unhappy guest. I'm based on Kenya 🇰🇪. 1. When I asked for the content of the guest report, the support agent replied with "We understand that you would like to get the exact reason about the suspension. Please note that due to the Privacy Policy requested by the law and from Airbnb’s policies, we cannot disclose the content of the report." Is his response in line with their policy? 2. I only got removed 5months after guest checked out and when I filed for a claim of hospital payment the guest owed me. I'm I right to say I should have received the guest filed case within the allowed case period? In March they hired third party an attorney who emailed me questioned to determine the allegation. 1 month later I followed with attorney to know the case status and he told me the case was closed due to lack of needed documentation from the guest. I have searched within their policy to see if their policy supports their above 2 steps but not been successful, I've requested them to share the policy siting but they say they cannot help me further. 3. I'm suspecting the guest might have bought medical reports as well as police statement about alleged injury that din't happen; If this is the case, do I have chances to argue my case?

Thanks Sean, for keep us updated. I'm still a Co-host with zero decison making as regards to what the what kind of experience should we provide with our property. But when I become a host, I will love to priotise experience the most. BTW: This is the reason I would chose any property if I am a guest.
