I Evict Squatters from my Airbnbs 2 Ways When the Courts Won't Help..

  • Squatters are taking advantage of Airbnb's lack of screening and are targeting Airbnb Hosts and their properties to continue their elegant game of squatting to avoid paying rent. This is the latest on the story. I have two methods of removing a squatter from an airbnb without filing for eviction.

    Airbnb hosts nationwide should have an online space where they can share info on squatters so they can't just move on to victimize the next host.

    Thank God I stopped doing AirBNB. Such a drain on my life, would've been 10x less stress to just go work part time in the evenings somewhere, or to get paid to clean other AirBNB host's homes ;)

      Because then they're tenants instead of guests and landlord/tenant laws kick in.

      They can try to claim tenants rights to the police in just a couple weeks

      It depends on your local laws, so know them. Where I am, we have accommodation taxes and if that was paid, the police will remove them. In my area, that tax is paid for 90 nights or less. Anything over that then there could be a problem. I know most areas are way less than 90 nights before there is a problem with removal.

    Given that Air B n B contributes to the housing shortage and increase in pricing of the overall housing market, I don't feel sorry for you if you have a squatter. Investors buy housing specifically to rent for Air B N B; meanwhile, people like me can't afford to buy a house although we're employed full-time. Edit: I live in a luxury building, where I am on the lease and paid my rent 6 months in advance. I am not saying this b/c I'm broke or a squatter myself. I am mad-- Air B N B artificially raises the price of housing.

      airbnb does not contribute meaningfully to the housing shortage. The person who owns your building and persons like them have done way more damage to the housing market. And yet, you support them

    Personally I have squatted on the squatters in order to remove them works every time
    I never considered that technique of yours definitely saving that for the Playbook thank you very much you're very intelligent and your channel is so useful at making lives better

      Squatting on the squatter, huh... I like how that sounds. I hope I never have to deal with a situation such as this, but I do have LOTS of friends and family that would be more than willing to lend a hand...
      How do you go about it?

      That's what I did, too, Brendan. I stayed in my unit when a woman wouldn't pay, wouldn't leave and Airbnb was no help. She attempted to stay in her room, so I called the police and said I felt unsafe with this stranger in my house, which was true. They came and escorted her out...with my stuff in her hands. They made her leave my stuff behind when I produced duplicate furnishings from other rooms. I didn't realize what she was doing until it was late into the evening. She was smart. She gave me this sob story at the beginning of her paid stay, and asked me to lease as a local renter after the reservation. I replied I would consider it. So when I complained to Airbnb later about her overstaying, she used that thread against me and Airbnb said I was in violation of their policy even though I didn't rent to her off the site. She then lied about other stuff later to Airbnb and they refunded her money. Only after I showed them the thread that countered those lies, they reluctantly paid me for her stay but they wouldn't take down her review. Thankfully, it happened once in 10 years of doing STR and it lasted one night, not 570 days. I can't imagine.

      @abnpthfdr2934 I bought a change of locks but didn't end up using them
      I just set up my mattress and worked on my phone and didn't let them in when they came back.
      All they said was
      you playin games
      and then never came back
      But just stay there with some sort of interior lock or a change of locks I just use my own mattress as a lock

    This happened to me too but luckily she was taken to jail before she was in my place for 30 days so I just trashed her out instead of needing to evict.

    The issue with this advice is that if you say you're moving them and they can make the reservation when they can pay, you have entered into what is called an accord and satisfaction under the law. You have offered them a new contract and once they take the action necessary on their part to uphold their end of the agreement by moving you have a binding contact with them and they could sue for the breach. If you are going to claim inkeepers rights, don't enter into another contract. You call the police and have them removed from the original listing and you don't offer them anything. They are tresspassers after you have told them to leave, plain and simple. I put smart locks on all of my properties and they download an app that ties to their reservation on airbnb. At checkout time their access code is deactivated and they can't get back in once they leave for the day because it automatically locks after 2 minutes. It's just like a hotel. If they come back they can't get in, if they break in it's a felony, if they want their belongings, the police will meet me there and I will unlock it for the purpose of removing their stuff

    I just inherited a mortgage free home. A neighbor in my apartment complex helped me to clear items on occasion. I compensated her with restaurant meals and she accepted that. Later, she tells me she has to be out of her apartment, by a certain date… I guess she’d decided she was moving in and taking up half the available space. I’d BET that, if I let her move in with me, it would take her 5 minutes to become unemployed and then she’d say, “Good luck gettin’ me out!”
    I’ve also had a neighbor try to bully me into providing caregiving. My guess is that, had I let her get past step one, she’d have tried to move into my apartment.
    I say this to say that, in these times, people are trying to GET IN. Anyway they can, they’re trying to GET IN.
    I don’t have the interest or time to manage people. I surely don’t have time for people, who might have more rights to my property than I do.

      Never let them stay. Especially if they are trying to get in. I personally don't do desperate people.

      @@paradise6606 and it’s difficult as all heck nowadays, because the whole squatter situation is becoming news. While I’m sure it’s because people, who never thought they’d become homeless, suddenly are, it just leaves the rest of us, to take advantage of.
      I know verrry few people. But, a person, who’s a “friend” might simply be looking for a place to live. A neighbor who thinks you should be their caregiver, probably thinks it would be “easier” if they just moved in with you. Another neighbor’s wife left him, so he could no longer afford his apartment. Moved in with his mother about 3 weeks ago. Now I see him (once again) on a dating site, probably looking for someone to date - so he can move in with them. Even my boss got a huge rent hike last year and hasn’t saved a lot of money, so she’s financially deficient. So, to these people, I probably look like one heck of a meal ticket.
      I also HATE it, when people say, “Well, that house is too much space for you. You only need the first floor.” While I know we’re moving towards surviving, rather that striving and thriving, do not ever tell me what I need and what I shouldn’t want. EVER.

They are renters because they did not get their lives together early enough in life to pull off buying their own home. Like I said I don't do desperate people and nor should you. You are just asking for trouble .

    If their reservation is technically under the length of time to be considered to have tenant rights (28 days) and then they overstay by 1 day (29 days) do they automatically get tenant rights even though that reservation was never over 28 days?

    What if you have a key code lock and disable the code so they can't get in after the lasg contracted date? I disable my code on checkout day

      As long as they are not “in” the home. I think. They’d have to sue you for possession.
      Or if they can convince the police of a story, the cops may force entry
      Not sure on the legal extent of that.

    First off it's ridiculous anyone could ever claim "squatter's rights" in someone else's property. 🤯🤯 How in the name of reason is that legal?! 🤔 Second, as a hospitality GUEST and NOT a tenant where in any agreements do they magically get tenant rights?

    People need to stop renting properties and let people be homeless. Folks are still living outside of their means even though we can see the economy is tanking. If you haven't become a minimalist by now, you're going to suffer.

    Not Air BnB... My landlord in a red state included in my one year renewable monthly at the same fixed rate never to increase a clause wherein I was forbidden to change the locks or recode the keys. I wanted assurance of privacy so here's what I did and it worked. I changed out for identical locks and placed his beneath the kitchen sink. I cut him a set of keys and double wrapped them for mailing. I placed a seal on the inner envelope and also put tape all around the envelope for mailing. I explained this to the landlord and at moveout I reinstalled his original locks and returned his nearly unused keys. He never had a reason to enter without me present in seven years and honorably presented me my still sealed keys in the original unopened mailer. I even got my deposit back promptly because my (mine) before and after photos were proof positive of good stewardship.

      Tenants rights require you give access within 2 hours of request (I think is the Texas law)
      They can call the police on you

    Also if those bums are moving that often, they might as well buy a van or RV and live in that for free on public land. It makes no sense to have the stress of stealing time.
