    Thank you, I did what you suggested about putting the king and queen size bed in the opening listing and got a request the next day. I also used the bullet points in my description. It made it very easy to read.

    You Airbnb won´t show up, if your daily price is to high. For a studio i charged 100 € per day, 50% of for 3 day stays. Our apartment doesn´t show up for one and two night searches, because the price was out of the box. After lowering the price and the discount for 3 day stays, we was searchable again. Did anybody made the same experiance?

    Hey Sean I was just wondering about corporate leasing. I've found two luxury complexes that accept corporate leases. My question is I incorporated this month (May 2021) will a new company work or do you have to have some sort of business credit already established + transactions? My guess is you have to at least have SOMETHING in the line of credit or does it matter?

    Do you give feed back on airbnb properties? would love to share mine and get your take on it. I'm semi new to the game and fortunately I've been able to rent out a few times, but not sure if my pricing is rig ht, description, etc.. Would love your feeback. please let me know if this is doable.

    Hi Sean Please kindly give advices on I started airbnb recently and got 2 teenage guests that mentioned opposite words about sounds from bed and even critised in my airbnb page that I had another airbnb guests over which is not true that they are my friends relatives and had not place to sleep so i allowed them slept in my own room and had zero contacts except shaking hands at the doors. I explained to the airbnb room guest then he immediately replied everything was great and asked me to change bed for him while other guests are fine. How do you deal with these type of opposite words spoken guests in public?Now he lowered the overal scores from 5 star to which he somehow only gave 3 star but overal now up to 4.5 star now

    I wonder if the king bed or not is the deal breaker for a guest ? I just signed 2 leases 1 bedrooms. unit is gorgeous and modern but bedroom is small only fit queen. the other 2 units I have in a another building I did one with queen and the other with the king. I would say both same occupancy but the king bed booked out first...

      Many guests will look elsewhere to find a king bed which will bounce them from
      Your listing. Some won’t mind

    Hi Sean, how to remove a 1 star rating/review from VRBO, what might be a basis for doing this. So far I tried VRBO support and they say I have to contact the renter and ask, but the renter is THE problem, right. Any other way you cam recommend?

    I have a question if you can take a second to answer. I run an Airbnb that is rented almost 100% of the time but the town is loaded with competition. How do i get less bookings at a higher price. Im having to rent rooms for about $40 a day because there are so many in this town. What can i do to either raise the price even at the cost of losing some days?

    Sean, You talked about the kitchen being photographed with the cutting board the knife in the pot on the stove. Do you think that we should photograph food? ...
    butter dripping off a croissant or an onion cut in half with a knife laying next to it on the cutting board?

      I would make that subtle. And only vegan foods as to not turn off a demographic. But the danger here is they may expect the kitchen to include some foods.

    If I would to print out some pictures of my trips to Colorado or Washington State and the places I stayed back then. Could it be possible that I could talk to those places and get some type of finders fee. Liked the picture at my place here in Austin really liked the place I stayed. I do not have any airbnbs or any places in those places However if I was sending people to these places because they saw my pictures and they really wanted to stay in the future at those places is there a way I can make a little money off of that?

      Well considering people still traveled and used AirBnb before any of that was happening, I'd say it's pretty much a non-issue.

    I'm considering getting into Airbnb as a side hustle and had a thought. To improve ranking and visibility, has anyone tried getting your friends and family to enjoy a 'free stay" (they pay the full amount and you reimburse them after) at your listing? So, they create account (if they don't already have one, preferably they WILL have one) they book and stay however many nights. Leave a great review. Then offline, you send them a check for the amount they spent. You could even just give them a crazy discount - so reimburse 80% of the total. They get a cheap get away and you don't die trying to pay up $1,00 just to get good reviews, etc. Host would have to absorb both the service and cleaning fee (from your cleaners), but I'd imagine if you get a good 8-10 bookings and reviews, this would be super helpful for gaining some traction in the algorithm.
    Any thoughts?

      If it is possible to pull it off without making the room completely stuffy. But I've seen rooms that were just too close, and not worth it

      You pay earned income taxes in the state of origination. And hotel taxes in the city where the stay transacted. (But airbnb usually collects those)
