I am going to buy a land on next week.. Owner bought 30cent on 2010. They didn't have any layout. Plot are seperated on survey no basis. And now am going to buy only 10cent on that. Whether I want to get dtcp for the survey based land?

Sir, Thanks for the information. Please advise on my doubt and confusion. I have a doubt. If a layout said to be approved by DTCP and has an Approval Number OF THE YEAR 2010. , Layout plan has DTCP Seal and sign with a clause that FINAL APPROVAL IS TO BE GIVEN BY PANCHAYAT after getting the Dhanam of road, Park etc. Whereas, the Survey Number of the Layout is SHOWN AS UNAPPROVED IN THE GUIDELINES PAGE OF TNREGINET. The quoted DTCP APPROVAL NUMBER IS NOT THERE IN THE DTCP OFFICIAL WEBSITE. The Promoters of the Layout says that the APPROVAL DATABASE IS NOT UPDATED THOUGH THE LAYOUT IS ABOUT 12 YEARS OLD AND INSIST ON THE DTCP SEAL. THEY SHOW THE LETTER SIGNED BY THE PRESENT PRESIDENT OF THE PANCHAYAT THAT SHOWING THAT THE LAYOUT HAS FINAL APPROVAL. My doubt and confusion is that, WHETHER THE LAYOUT IS APPROVED SINCE IT HAS APPROVAL NUMBER BUT NOT IN THE APPROVED LIST OF LAYOUTS IN THE DTCP OFFICIAL WEBSITE. Normally, buyers sea the layout sketch and Approval Number and not verify from the DTCP official website. Even the Lawyers may not do that, I think. Please clarify.

we are buying sub divided plot 1000 sq ft from the already DTCP Approval plot of 3000 sq ft..
now i applied for sub division so new separate patta and new survey number created.
so do I need to get once again DTCP approval after this sub divide of plot??
Do I need to pay amount for DTCP approval once again for this sub divided land?

Plot owner காட்டிய aporoval ல் ஓப்புதல் அளிக்கப்படுகிறது என்று கூறாய்வு, வரன்முறை, வளர்சி கட்டணம் வங்கி யின் மூலம் கட்டப்பட்ட வட்டார வளர்ச்சி அலுவளரின் கடிதம் உள்ளது. ஆனால் நீங்கள் கூறியபடி layout copy இல்லை கேட்டால் பஞ்ஞாயத்து layout ல் உள்ள unapproved regularstion ல் regulations செய்ய பட்ட தனி plot க்கு இப்படி தான் தருகிறார்கள் layout copy தருவதில்லை என்கிறார். சரி யா? இது approved plot ஆ இதை online மூலம் சரிபார்க்க முடியுமா? தயவு செய்து பதில் அனுப்பவும்.

நான் டவுன் பஞ்ஞாயத்து EO விடம் வளர்ச்சி கட்டணம்மும், வரன்முறை கட்டணம் DTCP அலுவலகத்திற்கும் கட்டியுள்ளேன்.அதற்கு அத்தாட்சி கடிதம் EO எனக்கு கொடுத்துள்ளார்,எனது File DTCP அலுவலகத்திற்கு அனுப்பியுள்ளதாகவும் கூறினார் மேலும் DTCPஅப்ரூவல் எண் லேஅவுட்டில் எழுதி DTCP officeல் தருவார்கள் என EO கூறினார் ஆனால் சுமார் ஒரு வருட காலத்திற்கு மேல் ஆகிவிட்டது ஆனால் இன்னும் DTCP எண் போட்ட லேஅவுட் காப்பி எனக்கு கிடைக்கவில்லை. வரவில்லை.

Sir 2400(40*60) cmda approved plot sold by owner,by partision of 20*60 for two persons. Pl tell me,now the plots are approved or unapproved shall I go for bank loan. After partision will that plots loose it's approval status.
