I would advise that to anyone.
As a Ghanaian, my best advise to anyone wanting to own a property or house in Ghana is to do it through the estate developers. This goes for my one who wants to buy just the land and build themselves, buy a finished house, or buy a land and have developers assist with buying it to your specifications. Please do not buy land through chiefs and individuals. Always do it through estate developers, that way, you can easily get a building permit, land documents and site plan, plus any other documents needed to own the property outright without hustle.

I think your information is misleading. You can buy through individuals, you just have to do your due dilligence. Most land that is available are from individuals. Ive bought land here in ghana on a number of occasions and they have all been through individuals and one chief.... ive had no problems.
@Edwin Owusu-Ansah -We think it is the best way for anyone not familiar with a new countries rule of ownership and thanks for the comment 😊! You may get lucky buying from a chief or an individual but not everyone will have the same luck...
@@kehindeemiabata4032 My intension is not to mislead people, but rather to make it stress-free for people from the diaspora who are not familiar with the system. Even Ghanaians who know the system have challenges when dealing with "some" chiefs and individuals, how much more foreigners. When you deal with developers, they have already done the hard part of dealing with chiefs, etc, and have acquired all the documents to sell to you legally without further stress. Am not saying dealing with chiefs and individuals is bad, its most often is too stressful and complicated for most. You were lucky you got to deal with trust worthy people.
@@ekoansah You forgot to mention that the developers will sell you a $150,000 house of basic quality that only cost $90,000. Also, they hire the same "small boys" (tradesmen) that you yourselves would've hired to build your house.

I definitely agree with the emphasis of using a lawyer. It made the process soo easy. They even sent me my paperwork via DHL so I was able to look over the paperwork and sign. I also opted for the estate developers land purchase route.

Thank you for a most informative video. I found it immensely useful as I have been toying with the idea of moving to Ghana one day in the not-too distant future. I think it is time enough that the government of Ghana too, definite steps to make service delivery less cumbersome for native Ghanaians and those from the diaspora. Why can’t there be a one-stop office to deal with resettling needs? I love almost everything that I am learning about Ghana and it’s people, but it seems like service, generally, could be improved. Regarding mortgage, I do not think there is any country that would give a mortgage to anyone who just got off a plane. With no history or business/banking relationships I fail to see how this could be done, so Ghana is much like other countries in that respect. My needs for a home is not much. All I need is a two bedroom house with kitchen, bath, living/dining, laundry, storeroom and of course a porch and some yard space. I am wondering if the cost of this would break the bank? Also, Your son is growing nicely! Again, good job guys!

Now I don't agree with the lease hold policies as land ownership and citizenship is our ancestral right as an ascendant of the enslaved of Ghana, however no worries as I will only be visiting Ghana. The maestros are at it again. Superb handling of such an important topic. PLEASE PLEASE PLEASE NEVER EVER EVER EVER send money to ANYONE and I mean ANYONE on the continent to buy you land, a house or to build you a house. Thousands of people have been burnt. Your best bet if you are not a Ghanaian is to be on the ground and buy a finished house from a reputable contractor. They sell at very high mark ups but at least you will get something as opposed to sending money to people you meet on the internet. The land owners or chiefs except in the remote areas usually sell the same plot of land to 2 to 4 people. Usually the strongest or the one with the deepest pocket wins out and develops the land. The others lose out and have to spend years fighting to recoup their losses. AGAIN NEVER SEND MONEY TO ANYONE YOU MEET OR BEFRIEND ON THE WEB UNLESS ITS A GIFT.

Please be careful and certainly use a developer. Prampram lands are not that available now.

Years ago, my husband bought land from his brother's friend in the village and now the case is in court because the guy tried to take the land back and sell it again! My husband lives here in the states, so his nephew has POA to represent him in court; the case has dragged on for 2 years even with supporting documents of the sale.
