Nice work as usual. There is more time efficient and more quality way of installing wood window frames. The way frame could be assembled is in one piece. Pre-cut everything, put it on the floor, nail it up on corners, then use drill bit with counter sink on all corners to pre-drill holes. Add few black screws to secure all parts of frame together and you have fully assembled frame. All you do is put it in place, shim it up a bit, shoot a few nails and add some expansion foam. You are all done. It takes some extra time to assemble frame, but you save time on all the shimming in place, besides all gaps at connections of the wood are completely invisible and everything is squared. Cheers! If client wishes to pay a little extra, I would add some grove with hand router to the sill and trim.

I have loved this build and been truly inspired. My parents are currently homeless sadly. I own a house on 2 acres and plan to build them a house just like this so they can have a place to live. It’ll will take me along time because I don’t have $100k to spend but I will make it happen for them. The are in their 60s and 700 sq ft would be perfect for them. Thank you for all the tips.

My friend lives in a small town and someone just built a small house to sell, as a test to see how it goes, they will do some more. Oh man... they did everything opposite of you! Every choice the cheapest, smallest windows of the lowest quality. It over looks several acres of beautiful rolling rural hills. No view from house 😩 the kitchen planning non existent. Just slapped up some cheap cabinets. No driveway, no walkway. They are asking like 3 x what it cost to build, I think. They are going for profit over quality. It’s super sad. I can’t help but compare. Look at how much you do with simple, good quality but not exorbitant materials and thoughtful planning. I wish there were more people like you!

I had many people approach me and try to get in business with me to do just that. I turn it down every time, I'm not putting my name down on something just for money. I want to help with affordable housing, I grew up poor so I will always remember how it felt when someone did something nice for us.
But let me get of my soap box, and thank you for the kind words.

I know you don’t like particle board (mdf) but it’s really the best for crown molding that’ll be painted white. It’s easy to work with is less expensive and No one would know it’s mdf. For base and case molding I always use real wood (typically finger joined since it’ll be painted white in my house)

There's an older house down the block from me that has external measurements of 20ft by 20ft
    I don't recall if the owner said it's a one-bedroom or two-bedroom, but I think it's 2
People in the past grew up in much smaller houses than people of today think they need
Of course a lot of that has to do with building codes as well

A 2 by 12 can run your $20 some odd bucks, a truss would be more expensive but it all depends who does your labor to install the rafters.
