I totally agree with you. I hate when they quote everything in US dollars. Jamaica isn't in America... Quote in Jamaican dollars, like you say, the exchange rate changes all the time.

The property rentals are quoted in US Dollars in order to finance the mortgage or loan that is attached to these propertues and to provide a steady rental income to the property owners.
Most property owners especially with the newer property are likely to prefer receiving rental income in a stable currency such as USD.

I am aware the ads are very important to vlogers so I persevere with them. Very useful information. In some areas in London the prices are triple even for the one bedroom properties. So JA prices for rentals very reasonable.

You are a breath of fresh air, seeing a black British queen giving us great content about Jamaica, it's good for black British born like yourself explaining this to us with great information. Being that you are British likewise many of us gives us a bit more confidence maybe looking to move or invest in Jamaica. I want to built a home for holiday, but not to live at this point, I feel nervous because the crime is to out of hand ✋. It hurts for me to say, but I just got to be truthful, also health care hey are to slack out there. But I love going to Jamaica, I use to live there until I was 18years. My parents had returned back home in the early 80's, so I schooled out there in the Mandeville area. That time Jamaica was calm, only election you hear killing. But enough of that, I'm looking to invest and leave a legacy for my children and grandchildren to build a foundation. It really does depend on where you are. Here in Westmoreland in the town area you can get an unfurnished 1 bed 1bath apartment for $25000 exclusive of utilities

You should never compare properties in other countries. Jamaicans don’t work for pounds and if you are moving there you won’t be working for pounds either. I hate when people make that comparison

Totally understand your point. However, many of my viewers have requested that I give the price in £ too, and I now live in Jamaica but I do not get paid in Jamaican dollars. I get paid in pounds and US dollars for the work I do. But I understand your point, and I’m just making the comparison because my viewers requested it. I guess I can’t please everyone. Bless 🙏🏾

North Coast properties are all round okay and recommended in general. One thing to bear in mind , is the pitch deep darkness that descend when it's night-time as street lighting is often limited and sparce. Otherwise, do enjoy living.
Jamaica really needs to install more solar street lighting, I believe, sunlight is free and plenty is in Jamaica

Hello, These prices are so amazing , here in the US of a specially in New York City , you would never find prices like that not even in the ghetto. it would be 4 times the amount. Wow so far everything I’ve seen I really nice.

In any country, many factors determine the end price.
I watch the videos while otherwise occupied so I watch the ads automatically

They aren't renting to Jamaicans is why, they're targeting expats.
I think you should do a video Asking landlords to send in pictures of their property for sale and rent and then commentate on it
Deeza. If you rent for the price quoted and they find out that you come from ‘foreign’ do you think private landlords raise the price? You are great. I don’t think there is any other channel that explains this so well especially for us who live abroad. Thank you. You could start a meet and greet business Deeza when things get back to normal. This could help new people to the island or those of us who were Windrush children who were taken abroad as babies and don’t know their country very well. It would be good to have someone help you settle in and explain how things work. The water bales outside the houses are something I’ve never seen before. Also, do gas supplies have to be bought in the blue gas tanks or is it the same as in England where it comes straight into the house. Thanks Deeza. Sonia x
Hi. In terms of private landlords knowing that you are from abroad, I haven't heard of any experiences where they raise the price because you're from foreign, so you should be ok where that is concerned. The water tanks are very common here in Jamaica, and many houses have these. This is because water can be gone from the property at times such as when works are being carried out by the National water commission, so the tanks are great in ensuring that the property has water at all times. With regards to gas, you have to buy gas in the bottles and connect it to your stove/cooker. Here in Jamaica gas does not come straight into the houses. You can of course use an electric cooker as another option.

Thanks for the info. Now, wouldn't the UK be a much better place if we had so much rental space for that money . In London now, you can get a 1 bedroom matchbox flat for £1000/month and that is in certain areas, go areas like Chelsea and you talking £3000/month

Hi. There are many holiday rentals available in places similar to Richmond Estate. What area are you interested in? Is it St Ann in particular or other parishes?
I thin if u calculate dollar for dollar or pounds. House are cheaper in Jamaica than the UK. And the properties u get in Jamaica is a lot better. But that’s my opinion, based on my experience
Would never get houses of that quality for that price in London...NEVER. In London ...much cheaper in Jamaica and way better quality in Jamaica
Jamaican properties are beautiful and cheap. Especially when compared to the tiny(can’t swing a cat) places in UK for 4 times the price.
Those places would cost several thousands of pounds to rent. Especially in London. Bearing in mind people are not paid well in the Uk.
I live in Washington, D.C.; for a two-bedroom apartment, you will pay 2,100 dollars for the hood. The US is getting unaffordable.

I'm sorry but we can't compare the cost with overseas especially with salaries in Jamaica. A typical Jamaican may not able to afford these rental costs.
Yes this true that a typical Jamaican many not be able to afford these rental costs based on the low salaries in Jamaica. The comparisons are really for the many viewers overseas UK, USA etc who are interested in spending some time in Jamaica and who are interested in renting temporarily, meaning they won’t be working in Jamaica necessarily. Many of our viewers have asked for me to compare the prices of sales and rentals. But yes totally understand your point. Thank you for your comment 🙏🏾
Hi D, I’d like to be in a tourist area gated if possible in Ocho or as near as possible. Not sure of transport, do Uber operate in JA, would like to be near the beach and amenities.
If there are any local shopping areas near by that would be great, just in case we chose to cook for ourselves.
Hi. There are many options for you guys to choose from. There a number of tourist apartment gated and secure within Ochi itself within walking distance to the town centre such as Sandcastles, Turtle Towers, Columbus Heights, and Fishermans beach apartments to name a few. With the exception of Colubus heights, you would need a taxi if you stay in any of the properties listed as they are at the top end of Ocho Rios town centre. Fern Court Apartments at Richond Estates, are lovely and are located about 10 minutes drive from Ochi Town Centre. All of these apartments are self catering and come with kitchen. There is no uber in Jamaica, you either take a shared taxi/bus, or get someone to drive you around.

Hi 👋🏾 so there are some options to consider. Do you want an apartment in a tourist community or would your prefer an apartment or house in an area where there are predominantly locals? Would you prefer a gated community? How far from Ochi would you like to be? I’m just thinking about distance because will you guys be driving or taking public transport? There are a wide variety of places to rent in and around the Ochi area, but it really does depend on the type of accommodation you prefer.

These are long term rentals with a minimum of 1 year. Some Landlords are happy to sign a 6 month contract, but it’s usually 1 year

Most rentals for the type of properties I’ve showed, do not usually include utilities or WiFi etc, but it does include maintenance fees. You can find some properties where rent and bills are included but this is usually properties where tenants are sharing facilities such as kitchen and bathroom etc. You will be given landlord number etc

What's the price of the rent in new Kingston
Very expensive 😂 a nice 1 bedroom in a gated development starts from about $1200 USD up, and a 2 bed in New Kingston gated development from about $1400 USD and up
If you go to certain places for example in St Catherine. U can get properties more reasonable
Is the apartment a month to month lease apartment?
It’s usually a yearly contract however you can sometimes find short term contracts. Month to month lease are not very common here in Jamaica but you can find some landlords willing to do this
