    Great info family for the ones who don’t know. As for the negative nellys, there’s nothing worse than a Jamaican who hate Jamaica. We leave Jamaica and live in America England or Canada and constantly throw dirt on our BEAUTIFUL country. Crime is everywhere. I’ve lived in Brooklyn NY for 20 years now an everyday we have gun violence. Crime is not indigenous to Jamaica. Remember if these western countries where we reside decide we got to leave, they putting you on a flight to yard. Help lift up we country and promote the positivity. Some of us are so unpatriotic. SMFH. Delpratt nuff respect an gwan do the great work and promote we country 🇯🇲👊🏿

    Regardless of how you protect yourself you will be taken, it's just a matter of how much. I have a decent contractor but know I'm be fleeced as he pads the invoices and other expenses but that is the cost of doing business in Jamaica. You cannot get away from the conning even with a contract. You can have all the contract you want but enforcing them is another issue within itself. Most contractors/trades will eat a food at your expense weather you like it or not just at an additional 20% and call it a day.

      Better you buy material too. I have a contractor that gives me an all inclusive price, then he goes and talks to others, who tells him about others charging more. Then he comes asking for more, and Everytime he gives a price, he increases it 3 times on average after. Many of them are a bunch of crooks, trying to extort you. Their words and contract means nothing, unless you have clause that reduces their payment for infractions, or breach or privacy. I would suggest to have a private and confidential clause, so nothing is disclosed on their part, with monetary consequences to clawback money. Same thing with those that make furniture

      @@anthonycoote9546 There's no getting around a contractor who wants to rip you off unless you buy all the supplies, hire the trades and be on site all the time. In that case you would not need a contractor but a consultant.

    it is worth paying extra for someone who knows what he is doing. I am amazed how storms destroy homes in the Caribbean and the U.S. A good video for people to see. Although I am not Jamaican, in my country, some of the people who are building take supplies from their work. I guess you have to be prepared that you are helping someone build their house. I met a builder who told us this is how he built his house and that was decades ago in my country. Even if it is a purchased completed house, you have to pay more than it costs.

    I agree with Cass 💯 that they should give their family members or friends a stipend , it’s only fair because sometimes it cause them expense like car fare are even if they drive it cost them gas to go check out their business so it’s only fair to give them a stipend and that will make people care more ,in looking out for their interest ! So 3 thumps👍🏿👍🏿👍🏿 up to Cass for making that suggestion !

    I personally would not you a General Contractor. I would use a builder to get the foundation (with steel) out of the ground. This same Builder will take the building to roof height.

    And also make sure those who is overseeing your HOUSE build while you are overseas to forward you all STAMP, SIGNED INVOICES, RECEIPTS etc.

      They can simply get the wholesalers to give you regular price, while the contractors actual discount price isn't reflected. You can stay abroad, wire money to wholesalers for building materials, let them bill you, and send you pics and videos of prices and receipts.

    Thanks for this video. It changes the narrative I've read about so many times. I live overseas and have an unfinished house there that I'd like to get completed with a small addition, but I am very afraid to , mainly because of the many stories I have read. And to make matters worst, I have been burnt.

    This contractor doesn't state the clauses in his contract. Should we search the case law database to see if these contractors are sued? How about Complaints with the regulators there? Those are practical steps to take

    Also if you educate yourself and cut out the contractor you save alot of money,plus most contractor do heavy markup,use your money to buy material to support other job,even to build for themself.not saying all are the same.its best to educate yourself,it cost less to be informed and cost more to be uneducated.

    I will never build a house while living overseas, you will never know what's in your wall until 5-6 years later- It is a BAD thing- you need to be there on what's going on with your house- it is not SAFE- sometimes they suppose to be filling up the block with concreae, you will be shocked to see your block hole has sand bags and sand..lol
    Listen men!!! purchase your own material means nothing from overseas.
    if the contractor tells you 10 tons of steel is needed, but in reality, only 6 tons were needed, and he takes 4 tons for himself bit by bit. Also -Check to see if the contractor is building his house or a family house or a good friend house- iF yes...then some of your material is going there LOL
    .

    The R rating for sheet rock is basically nothing so there is very little insulation in sheet rock by itself. This guy doesn't know what he is talking about,.
