    We aren't ready to buy for another 2 years. We had a call with Alyssa. She was great. Gave us some great pointers on the criteria that gave us some ideas of what we personally need to do. Definitely worth getting on the calendar and having a call with them!

    My problem with buying a house is everything is already too expensive I'm paying 1350 a month for rent , ive been paying on my cards with tons of available credit and i have done for a decade and my credit is awful anyway. I've just decided im not gonna own property until my parents drop dead.

    Bakersfield and Fresno are cheap mortgages Best places to live in California Wells Fargo bank does low interest as well as Chase Banks low interest In both city s but if you want Elite you move to Sacramento the Capatiol of California

    If we are trying to do a new build but hope toove by March 2024. And depending on what the builder says about their own time frame, should we add on an extra month or 2 to just be safe? And save that difference also of rent?

    I would like to talk to someone about a"plan" to be able to by in 1 year. What should I pay off?

      Happy to discuss a plan but determining what needs to be paid off is not something we can do one year out as rates etc will be different and as I cover in the video we would need an app to be specific.     Should old charged off credit card debts be PIF with proof? Are they frowned upon by lenders and count against buyers?

      Charge offs are a murky topic as it depends on how they report. If you did pay them off then proof is great but I would not generally recommend paying a charge off. Def talk to a credit expert. I like Ken Strey at Scorewell 925-478-5213

    Hey Jen! I understand that Reservists and National Guardsmen are able to utilize the VA loan if they’ve been activated for atleast 90 consecutive days or have been in for 6 years. As a Reservist, I’ve been interesting in moving into a house this November/ December but I don’t actually hit my 6 years of service until September 29th.
    Would you suggest I wait until next year and continuing saving or should I still follow the steps mentioned in the video of getting pre approved in August/September anyway?

    I have good credit, no debt and the down payment but I dont qualify for a loan due to my low income. I have a section 8 housing voucher and going through their 1st time homebuyer program that will provide assistance with the mortgage payment. My best bet is to buy a co-opt mobile home. I'm lost in all this? It does seem impossible to me.

      I am not sure how the section 8 first time homebuyer program works. However, there’s another one worth checking out if you’re in an eligible area. The USDA direct loan is an amazing loan like really really amazing and it is for low income. They do stuff like subsidize the purchase price offer way below market rates. It’s a very good loan.       Thank you so much for your reply and the information. Every little bit helps. I hope this will be the link that will open the door for me to buy a mobile home. To my understanding, section 8 voucher is funded by HUD. I get my voucher through Orange County Housing Authority in California. It offers what is called a HCV, (home choice voucher- homeownership program) to very low income people. It will provide assistance with the mortgage payment. My payment towards the loan will be 30% and the HCV program will pay the remainder for 15 years. I will let you know of the outcome.

    Jenn I have a serious question in regards to switching jobs. I recently retired from the service, and I have a new salary job but I’ve only been working there for 5 months. Would that stop me from being qualified.

    I guess the issue i have is how to time the buying and in order to give 60 days notice to landlord while closing on a loan😞 meaning I must give notice by December to leave by february when lease expires. I guess make an offer by October, close in November and then first payment in January and continue to pay rent till February?

      Aim for approval in late September. In contract in November. Close December. First mortgage payment will be February so then you only have one month overlap on payments.

      You will need to set up a payment plan with the IRS and we will add the payment to your debt to income… so you are not screwed just have to clean up a bit:)
