  • Beware Diamond Resorts conmen lies. I hope this helps other people avoid being scammed like we were. I have outlined the tactics used by their sales staff. Please be aware of them before you enter a room with them. Don't take my word for it either, look them up on BBB to see their reviews and complaints. Please do your due diligence before you end up being taken for a ride.

    im blown away by the number of people who fall for this stuff!!! why would anyone pay $500.00 to $700.00 a month for 10 years plus, aside from additional 2k to 3k in maintenance to go on to go on vacation twice a year. I was just at a presentation 06/11/2019 told them no about 4 to 5 times, got my $150.00 mastercard and left. Wake up people

    They wanted $70,000. On the spot they want to charge you $6000, then there's $500 monthly fee plus $2000 maintenance fee. Run away! For that amount you can fly Business, car rental and 5 star hotel for much less.

    I went to a presentation in Gatlinburg Tennessee at a Resort, we were thinking about buying one until they told us the Maintenance cost. When the guy got to that part I told him that I and my entire family could come to Gatlinburg Twice a year and stay in a nice Hotel with a Hot breakfast for the price of their Maintenance Fee for just one year. I explained to him they could give the Condos away and just charge for the Maintenance fee and they would still make a Killing in profit. His attitude went from nice to being very belligerent, we walked out.

      @@kimglover7062 Don't sign anything, Ask them how much the Yearly maintenance fees are, the maintenance fees are on top of your payments, totally different. I found out you have to have money to throw away to get into these deals. You can rent a Motel or Cabin cheaper.

    Why would you buy a mortgage just to go on vacation? Just pay for the hotel for the days you’re going to stay and come back home when you leave, no strings attached. You people are making this way more difficult than it is.

    Years ago, when I was much younger, in my mid 30's to mid 40's, I used timeshare meeting for low cost vacations. I did it for years. Yes, I had to attend the 90 minute meeting. Even though I was young and could have afforded to purchase a timeshare, I didn't want to. After the first meeting, I just learned to say NO. They could have bought their grandma in to convince me to buy and my answer was always NO.

      It's cheaper to pay for your holiday than any "time share" deal. Just pay for a week or whatever and then you can also select where you stay

    Thanks for taking the time to share this information. We are with another time-share company, but they have similar tactics. Fortunately, there is an online community who have bought with the same company, and they are willing to share information about optimizing benefits, and they will sell time-share reservations that they have to cancel at very reasonable rates. Thanks for the tip on Expedia, I will check them out.

      Don't be an asshole. Some people feel pressured and they prey on that. If you were a genius you'd be a millionaire so don't poke fun at people who make mistakes. It could be somebody in your own family. It's good they put this out so people will know. They power sell and distract it's a psychological tactic.

    Thanks for sharing your experience with Diamond Resorts. I signed a contract with them at Polo Tower Las Vegas a month ago to pay $5000 for 7500 point per year. I paid $6017 down payment on the same day when I sign the contract. Before I sign the contract, I asked the sales person if I can cancel the contract anytime and she said yes as long as I pay $250 cancellation fee. Then I sent them a mail after 10 days I signed the contact requesting to cancel my contract and they said that I’m allowed to cancel only if I sent them the letter within five days of the contact signing and they denied my request. I called and told them as the sales women told me as I can cancel the contract anytime and they told me to read the contract because the contract says 5 days not anytime. Paying for nothing is very painful especially if you don’t take a vacation every year. This is totally a scam and I’m wondering how the government allow them to do this to the people.

      Engedawork Alemayehu - I am so sorry to hear about you going through this. Unfortunately, I am not an expert on Diamond Resorts, but I would recommend the following:
      Read through all the contract paperwork carefully. Look to see if the cancellation period is in writing (aka rescission period).
      Look to see if there is something in writing that conflicts with the rules. For example: If I had written down in the paperwork that the reason I purchased was to travel with my dog, but it turns out that Polo Towers doesn’t allow pets at the resort might be the legal reason Diamond Resorts may need to cancel the contract.
      Contact the Attorney General for their advice.
      If it turns out that cancellation isn’t possible, Diamond Resorts should be able to provide you info on a transfer of ownership, which title company is involved, etc (this is what I suspect your salesperson was referring to - but did a terrible job of explaining - regarding the $250 fee). A transfer of ownership usually occurs when a timeshare owner is going to sell their Polo Towers week to someone else. Find out if Diamond Resorts can help you find someone or if they have a reputable resale company that they recommend. Preferably a resale company that does not charge upfront fees and only gets paid once the transfer of ownership is completed.

      I canceled a Timeshare in Cabo San Lucas by claiming fraud and Opt-out through my bank credit card that was stolen by the Royal Solars during a Timeshare presentation, $5000.00 was opening in my name with my credit I said No!! Left Cabo went home to AMERICAN found out I was robbed by the Royal Solaris. I filed a claim with my credit card 💳 that I never signed up for. Stay away from timeshare meetings your not obligated to go at no time , Their obligated to sign you up harass you like bully’s you didn’t like it I. Grade school don’t put up with it as Adulthood.

    The timeshare mentality is
    "do what you gotta do" , to get
    the people to sign the contract
    including lie..then when you
    sign and pay it's your problem
    Sure they are dishonest, and of
    course, do not do business
    with Diamond Resort. I would
    never hand them credit card, and
    definitely would not refinance
    my home and pull out equity
    to pay for a timeshare.

      I have never met anyone that got out of one of these contracts, I never owned one, but I own a furniture store in a mall (30 years) and meet
      soo many people daily, and NEVER EVER met one person who liked their time share
      or who got out of one.
      I am sure there has to be a way
      but I don't know a procedure
      to do it without damaging your credit report.

    I understand these things being big 15-20 years ago but now anyone with a phone can just do a quick google search on the way to the presentation and realize it's a scam. This is criminal though, they seem like such nice people and are stuck in a contract they can't afford.

    Yes, beware of Diamond Resorts. My wife is now going through ongoing cancer treatment and not able to travel freely. And we can’t seem to get out of this timeshare. They are crooks, BEWARE, STAY CLEAR.

    Your unwillingness to read a contract will continue to be a problem for you in life. If you don’t understand a contract, don’t sign it. If a salesman makes a promise, make sure it’s in the contract. You can’t blame others for your own laziness and stupidity.
    You complained about how noisy the negotiating environment was. That’s part of their strategy, and you fell for it. Major companies, when negotiating big contracts, will make the room very cold to get the other side to agree just to get them out of that room. They will also put you in seating with the sun in your eyes just to get you to concede quickly. They will hide microphones to listen to what you say when they leave the room, which allows them to have a counter-argument prepared before they re-enter the negotiations.
    Always remember: SALESMEN COUNT ON SUCKERS WHO DON’T READ THE CONTRACT.

    Wow! We’ve never been able to use ours and have been paying mortgage for nearly a decade. There’s something about congress allowing this to be lawful that’s pure evil! They prey on people. Got us in the mist of issues due to my newly diagnosed illness. A friend took us there because they have multiple saying we need to vacation…. Worst thing we could

    First and last timeshare nuttiness was 1981 in Vegas. We were the first to leave the meeting. Not worth getting hassled on vacation. Stay away.

    We own a timeshare in Cabo and have own since 2011 and love our slice of paradise which we could not afford now. We bought during the crash and have never looked back since.
    But we go every year it’s a short flight it’s always warm when we go and the staff are amazing.
    We have upgraded twice to a bigger unit only because we want more time there so we trade our larger unit for now triple the time in the original size unit we bought originally.
    We couldn’t afford to buy at this property now because it is so expensive and there is still aces and acre of land for them to build on so no problem with to many people and not enough units.
    Started with 2 buildings now there are 2 more as well as 2 bedroom villas and private residence I’m pretty sure we got lucky with this property and we often see the owner walking about.
    No buyers remorse here
    Don’t buy if you’re not going to use.
    We are affiliated with a company as a member and have travelled and stayed in resorts in Cancun Vegas New York and were delighted with the price and accommodation.
    You do need to beware of some timeshares
    We have gone to other meetings and they are pushy as hell even at our own resort.

    Gosh, that sounds so frustrating what you've been put through. The hours spent. The pressure. The wait, the loud music and noises, probably so can't hear if you decide to record them. The distractions. Ask them if you can record the presentation. Was told that the 'update' would be in a group setting with other owners. Nope, it was not. Asked for the updates list that rep went over, she would not allow me to have it. They knew that can't do update for than once every 6 months, was told that can't book using Sampler points unless have update too. Was told at least twice on a few calls. Latest call, the rep told me that's not true, where did you hear that? Seems like mind games played...

    First of all they all fake and liars. Second, you pay more for the points than the actual a room cost which it should be the other way around since you pay in advance plus they should be the one who hook you up with better deals (rip off)!!! Third, they keep bugging you on the phone and you have to waste 2-4 hours of your vacation time on their stupid presentations to keep ripping you off more and more!!! Fourth, you get stuck with them luckily I purchased the trial for only two years and I cant wait to finish using their stupid 20000 points then im OUT.
    P.S Watch out people they letting you buy things more than what you actually need. Save your money and buy vacation whenever you want and wherever you like with your money you have.

    I attended a breakfast meeting at Polo Towers and it was the biggest mistake ever! They lied and told me they were going to move me over from Monarch Grand to Diamond resorts when in fact they sold me another timeshare. So now I have two timeshares with two maintenance fees. I hate Diamond resorts.

    Well we are also Diamond Resort Customer and we are stuck with one of their timeshare which we purchased for 7500 points. We have medical issues with our family member and we are spending more money there and we are trying to EXIT and they are scamming us to buy more points and they tried to sell more points to us same like you. I just denied it. So, we are saved for now, but we are still stuck with paying $12K balance from 15K and unless we pay back the 12K they are saying that we cannot exit out of it.

    We went to a meeting a few days ago it was amusing I’m a master of no and I can tune out my surroundings pretty easy so I got through it pretty easy and got my wife’s bday dinner paid for in the process they are pushy but I’m stubborn and good with math and the moment they said 9$ a point for a 5000 point week vacation I knew it was a hard pass they then tried offering lower Amounts but none could beat me just using sams club or booking or the 100s of other booking apps to find a better deal stand your ground and don’t let the information intimidate you they give out some decent stuff to attend and say no all day

    The bottomline is just pay for your vacation as you take them, it's cheaper, flexible & in places you like. Timeshare is just too complex, expensive, & too confusing for me! Plus it's a lifetime commitment & beyond as it's passed to your kids! Avoid them at all costs!!

    They don't do this only at Cabo Azul, they do it at all the Diamond Properties. I've owned a timeshare at Polo Towers since 1995. We have deeded property right there on the Las Vegas Strip, which is now PRIME real estate. We then purchased another week when the Villas section was added. They were purchased by Diamond Resorts about 10 years ago. Ever since then, I have also had all the sales pitches throughout the years to purchase more, went to Maui and they tried to make us change ownership to that location, and they have tried to get me to give them my deeds AND PAY THEM TO DO IT!!!! I have deeds at the corner of Las Vegas Blvd and Harman in Las Vegas. Property there is now valued at $500 per square foot. We now are in the "Club" at Gold Membership level. I use my points, mostly at Polo Towers, but coming this September I am taking my sister to Cabo Azul.
    A few years ago, we went to the property they have in Maui and were "selected" to be included with an exclusive group of owners to do a few touristy things while we were there. When we arrived in our suite, there was a welcome package with snacks and souvenirs. They took us on a dinner cruise, a luau, a photo session, and on the last day a big breakfast at a famous restaurant (I forget the name). After breakfast, we were taken back to the resort and we were hit with the sales pitch. It sounded tempting, but there is no way I was going to pay $30,000 to give up my deeds and switch my home resort to a place I can't drive to.
    Also, I've been invited on several occasions to dinner in Los Angeles (where I live). I went once. It was a nice dinner, but turned out to be just a way for them to try to get me to pay them to "take my deeds off my hands" and get put into a pool to select vacations anywhere I want to go. They literally told me that my deeds were worthless, I think where I own property is worth between $500-$1,000 per square foot! Worthless my ass! The kicker was they wanted me to pay them to do this!
    Now they've once again changed their points usage rules. It used to be you could pay for a cruise and airline tickets with your points and receive 100% back. There was a small processing fee of $20. Not bad for round trip airline tickets and a cruise. However, they changed the cruise reimbursement to only 30% a few years ago and just last week changed the rule on the airline tickets to 30%! It's a drastic difference.
    These meetings are not manditory. Don't listen to them if they tell you otherwise. Here's my rule, I never attend any "owners meetings", which are supposed to fill you in on new things going on with Diamond Properties. This is not true, it's just another sales pitch to purchase more. I always tell them that I am busy and/or my spouse isn't here, so they leave me alone. They can't sell to you unless both spouses are present.
    If you don't listen to sales pitches and their other tactics, you should be okay. Yes, the annual dues are expensive, but with all the things you can do with your points now, it's really worth it. Just don't fall for the sales and you'll be okay.

      I have had a timeshare at Polo Towers for the past ten years. I bought my unit on eBay for a couple of hundred bucks and paid the transfer fee. Since I have to be in Vegas for a week at a specific time each year it works for me only having to pay the maintenance fee. What caught my interest in your reply is your belief as a deeded property owner you would realize something if the property is ever sold. Last year during my visit I overheard that Diamond is trying to reduce to zero the number of deeded property owners. Just curious if you have had a real estate attorneys opinion about this. While I realize that is probably the most expensive corner of real estate in Vegas I am beginning to think Diamond is possibly interested in selling that piece of real estate in concert with Travelodge and the Hawaiian Market.

    Negotiated a 200 dollar gift card to the Top of the World restaurant for our time. Was the most aggressive , staged performance ive ever seen. You have to be very strong willed to get out easy. Seriously a round robin f career crooks trying to take your money.

    I went for two nights three days , at holiday inn at lake Geneva Wisconsin, free lunch and breakfast, and $150 I could spend on property. Two and a half hour later, I didn’t sign anything. Tried to shame me into saying I was stealing from them, I told them to call the police and left. Played golf on the $150

    Thanks for the video. I just went to a presentation in Las Vegas. I saw through their bullshit. I had a hard time leaving even though I met their requirements to sit through a 2 hour presentation. They knew that our kids were waiting for us at our hotel nearby. At the end, when I asked for our gifts that were promised, the supervisor told me "oh, you only get those gifts if I sign up". I almost punched the scumbag because I knew and he knew that wasn't the deal. Then he said that we would get the gifts that we were promised, which was show tickets. But we were pointed to the end of the hall to get the gifts and sent to 2 empty desks. Eventually somebody did show up and gave us our $20 deposit back and the voucher for show tickets. In the end, we got a free dinner for 4 at a nice restaurant in the Miracle Miles Shops and 4 show tickets. It was worth the experience to understand the psychology of desperate salespeople. I think that you really have to be a low life scumbag with no conscience to be a salesperson for this company. Hopefully the word gets out as to how horrible the timeshare deal is, and people know NEVER to sign a contract with them.

      I did, but the lead at the casino specifically stated that we were under no obligation to commit to anything. They just asked that we go to find out what Diamond Resorts was all about. There are people in the Timeshare industry that look at potential customers like they are "moochers", who are just in it for the gifts, and they see that as a bad thing. I don't see it that way at all. It's more like compensation for taking up time to learn about their product offerings.

      It happened to me over the weekend. It was me and my wife, and my cousin and his wife. As soon as we walked to the Circus Circus hotel on the strip, we were met by some guy who asked: 'would you like a free steak dinner and a free show if you tour one of our resorts'? Well, the rest is history. The next day they took us to Cancun Resort in Vegas and we had to tell three people 'No' before they gave up selling us this crap. These people are not the brightest in marketing; they are luring in people who have no idea what it is that they are selling. When I asked that first guy we met at the hotel to give us a background on this particular tour and what the 'catch' was, he wouldn't elaborate and kept telling us it was a simple tour of the resort and we would get these gifts. Had he taken five minutes of his time to explain this timeshare concept crap I wouldn't have accepted to go for the 'tour' from the get-go!

    Tip #1: NEVER sign ANY contract that you (1) Did not READ every word, (2) Did not UNDERSTAND what every word meant and (3) That you were not given the opportunity to have your ATTORNEY review......PERIOD.

    I wish we had seen this video before purchasing Diamond Resort timeshare. They scammed us $63000 and lied to us pretty much about everything. The over sold the points and the Hilton properties that didn't actually exist!! Diamond Resort is a scam stay away

    I purchased something , not a true time share. I decline the time share, but I was offered use of the property 2,000 dollars and I can take others each had to pay a small fee. I never use the initial free trip. I never used anything that was offered free. I was paying a monthly fee , but I decided to pay it off earlier.They called me several months after I paid, saying I didnt pay them, after being transferred to a supervisor they could see it was paid. They said I paid to the wrong department. I paid it off early never late. I was reported to the credit bureau 60 days later. 😡🥵 . I had Experian to investigate but nothing changed on my credit bureau.

    I love my timeshare! I have a DVC membership and it's the best purchase ever! I get to stay at all Disney Resorts plus Disney Cruise Line....why pay $600 a night when my real amount is about $180 per night. Love the service, love the Disney Cruises!!!
    We have never upgraded our 160 annual points......and we have never been required to attend an upsell meeting but we do get to visit Member Updates and get free drinks.....lol

      You don't. You are in it past your lifetime.. when you die, it gets past down to your kids and it becomes their problem. If you go to someone for help getting out, Diamond Resorts will sue them.
      This was told to my dad by a resorts rep when he called to see about selling out.

      You have 5 days to sign and cancel your contract. The page is usually the last page of your signed copy. You must expedite your signed letter and get a copy. I've cancelled two timeshare contracts after getting home and reading the horrible reviews and endless stories of regret!
