Another great video, is Sienna in a flood plain?
Majority of the new sections is currently rated 500 year. So low risk. Also due to Harvey housing changed a bit so they’d have more retention ponds and other flood mitigation in the area. Only an insurance provider would be able to tell you if flood insurance is required though. Our flood maps kinda change with time.

What do you think about sienna vs Dunham point vs Woodsons reserve with a $1.3M budget?
Neither of them compare to Sienna in terms of overall size and amenities. That’d come down to strictly location preference IMO. Sienna and Dunham would be my preferred locations over WR but WR has a certain prettiness that the others don’t have because it’s greener up north. I’d also so your lifestyle needs and commuting needs would need to be factored. Relocating here?
Thinking about it. Taxes are killing me out here in NY so might make that move. Will hit you up for sure if i do…love the content. Isn’t there more of a flood risk with sienna though?
Sienna is closer to rivers so you’d be at a higher risk. Most of the community is in the “lowest” risk rating but that changes over time. I’d say get flood insurance no matter where you go. But nowhere in Houston is built to sustain more than a couple hours of heavy rain. Most of the flooding videos I saw of Sienna online was street flooding in Harvey which is a pretty good sign that most of the community was ok
Aaron I'm disappointed in the rush job you did in this video. You didn't show much of the David Weekley or any other plan.. Slow down bro. Sienna has much more to offer than you showed us.
