One of the most prepared plaintiffs I have seen on JJ with dates and paperwork. With how organized she is, would have thought she would have looked more into who she hired.

Contractors are such scammers. Always go to your friends and family for recommendations of people who actually did work for them, and never mess with someone unlicensed and uninsured. 👎

I used a friend’s referral that did two of their properties. The GC was licensed with a professional business, he still did a shit job and I only started noticing things like the floor squeaking and moulding shifting, wood fencing falling apart weeks to months later. He wouldn’t return any of my multiple calls, texts and emails. This happened 1 months before Covid and everything pretty much closed down for almost a year.

Hmm even if there is no contract, they usually write up some type of invoice in writing about the work to be commenced.
Yeah, going to an unlicensed person to get the work done cheaper is never a good idea. The insurance risk alone is too much.
Get a reputable licensed and bonded contractor, and get the scope of work in writing, including prices and final delivery dates. Specify all items that are provided or will be provided by the contract (and note which is which). Make sure it lists that final payment will be withheld until an independent inspector signs off on it.
Oh, and if there are change orders, make sure all change orders are also done in writing.

In California especially, confirm with the State Board that the contractor actually has a license, and the license is in good standing. Also get proof of identity , like Driver's license, etc. There are far too many shady and scamming " construction" people out here.

If you hired a licensed and BONDED contractor… you would have an insurance company to pursue for any wrong doing or negligence. Victimof your own cheapness.
