    Lots of things to consider if it drives the tax price value up meaning if your retirment is not up to snuff$$wise you will be taxed out of your own home property tax wise

    Just had Hy Grade Roofing install a metal roof at my house. Worst decision I could have made. They promised to install the roof in 4-6 weeks, of course they were late. When they finally showed up without the proper equipment and damaged my property. They are really proud of the “Quality Audit” that they do, but of course they won’t give you a copy of the audit…lol BTW -the “Quality Audit” they did at my house consisted of 2 guys coming over to pickup the leftover junk they left at my house for a month. They never even went up on the roof! Save your money use someone else!

    How do metal shingles hold up to hail? I realize this isn't that easy to answer in definitive way, but I'd be interested in some information about this.

    The metal roof is all good but what is not taken into account is the screws they don't last 70 years? My problem is I bought a cabin with metal roof it's solid metal roof not sure of the age but the leaks are coming in from the screws, the rubber on the screws don't last very long.
    I called a contractor to replace the screws but he advised me to just replace the roof because replacing the screws would do more harm then good. any ideas or was this guy just just pulling an unnecessary roof job on me?

    • @karlchauff7990
      @karlchauff7990 Před 4 lety +1

      Why would replacing the screws do more harm? Probably the rubber washers have deteriorated. Just replace the washers and reinstall the screws, or substitute longer screws if the screw holes are damaged. I assume that the screws are exposed. You can increase the life of both the screws and washers if your place a dab of 100%, long-life silicone caulking over them. Ideally use a colour that matches the roof or use clear.

      Hi, in the UK we use copper nails and screws on roofs. I'm in the US now, but where I used to live in the UK there were cottages with the original slate roofs that were over 100 years old, fixing done with copper. You should also be able to use marine grade stainless steel fasteners, they cope with daily exposure to saltwater, so being rained on should be no problem. Rubber will degrade when exposed to the elements so most of what is regarded as rubber is actually a composite of rubber and other products to give a longer life. If it was me I would define a section of the roof, buy some new screws one size larger with "rubber" washers, remove the old screws one at a time, put a squit of mastic, or silicon, into the hole then fix the new screw into the hole. Then see how the section goes with regards to leaks - hose pipe test - and if you are happy do the rest. I'm not a roofer, I'm a plumber, but it seems like a commonsense first step to try and fix a problem to me.

    can you attach solar panels to a metal roof?

    • @TheMetalRoofingChannel
      @TheMetalRoofingChannel  Před 4 lety +1

      You definitely can! In fact, a metal roofing system like standing seam can use clamps to hold solar panels to the roof without penetrating the metal at all, which helps eliminate the possibility of a leak down the road. -Thad

      If you're near a coast, we recommend aluminum roofing because it holds up to corrosion from a salty atmosphere much better than a steel roof would. Check out this video about choosing the right material: bit.ly/picking-metal-roofing-material-video Hope this helps! -Thad

      @@TheMetalRoofingChannel Thank you for a quick reply. Yes, the roofer does said that but the problem is, It is almost 4 or 5 thousand more and I do not have the money for it. We do not work right now because covid. I just want to see if you would sill recommend galvalume over shingle on coastal. Also we only planned to live here for 2-3 years then sell it or rent it out. If we do galvalume or shingle what is the effect on the value of the property? Please help thanks.

      Agreed, and there's a lot of options out there that fit that bill. Sometimes it comes down to other considerations like preference of look, location, longevity, etc. Completely depends on what you want! Thanks for commenting! -Thad

      Not hating on metal shingles at all, but algae stains are dealt with by cleaning periodically (this can be as often as every 1-2 years in a shaded lot in humid climate to every 8-10 years everywhere else - depending on size of roof and your location, doing this maintainence every 1-2 years adds up, BUT still very cost effective vs metal shingles.) as for asphalt longevity, when you get outside builders grade you can easily get a warranted thirty years (or more) on a high quality shingle (.e.g. Grand Manor etc)...I’m also not sold that the finish on metal shingles will endure 30 + years. As for noise, houses up to code on roof insulation are fine, even with cathedral ceiling, but an old house that does not have near code insulation , you will hear it.
