IT took me some searching to come across your CZcams videos, I can't tell you how many I have seen and people I have talked to including masterclasses in moving to Spain. and I just want to say your videos are the most informative I have come across. and I want to thank you for this. Everyone speaks in generalities and your group speaks in fact and details which is incredibly useful. it also does a very good job of selling your professional skills and knowledge, which honestly, I very likely will use here soon. I also like how you are a one stop shop for immigration, taxes and other issues. This is not a paid advertisement for you just the honest truth based on my experience so far.

It is unfair that residents pay a higher rate, but try 40% in Ireland for rental income. Also rental income from a foreign country is taxable as income. They get you every way. Thanks for the info.

Even if you’ve had a property for years without paying your non resident taxes you are only liable for the last 4 years! I had a non rented properly for 16 years before paying non resident taxes and was only charged for the last 4 years! Even with penalties and fees it was still a sweet deal!

If I buy a empty land of 50 acres with cave ruins for animal shelter what would be the expect annual tax to be paid or calculated ? The value of the property is 90k Euro for a Non-Resident
Option a) I just keep it as it is and visit it once a year
Option b) I do some agricultural activities like planting trees with a view to harvest after 15 years

Under Beckham, what's the treatment in Spain for bonus/stock payments from your old employer that relate to your previous years performance (when living and working abroad) but received AFTER you move to Spain under Beckham. Will these be included in your Spanish income tax declaration?

Excuse me , a foreign European citizen with European passport but who lives in the UK, can still deduct expenses in tenerife when renting a property ?

    • @MyLawyerInSpain
      @MyLawyerInSpain  Před 3 měsíci

If a Spanish property owner is European but lives in a Non EU country then they pay the rate of 24% tax on rental income and cannot deducts costs. The key point here is not that you are an EU citizen but that you are a tax resident in a Non EU country. If you lived in an EU country you could deduct the rental costs.

What if I become a Spanish citizen and live in a 3rd country and my income is not related at all with Spain. At that point I assume I would be a non-resident Spanish citizen and would not be subject to Spanish taxes. Is that correct ?

    Great information, thanks!Dear Sir
I saw your very useful video on CZcams and wondered whether you could advise me for a fee?
    Please advise me!
I was not resident in Spain last year, but continue to do part time work online for a Spanish school.
    1. Do I need to declare in Spain a tax free lump sum I received as part of my UK pension? If so, where do I include it on my declaracion de la renta?
    2. Where do I include the 3880 euros I received monthly as my UK pension?
    3. How can I change my tax domicil - as the only options are for areas in Spain?
When I enter my lump sum instead of being refunded the tax I paid in Spain it says I have to pay 14317 euros!? My UK lump sum is supposed to be tax free - and I am not resident in Spain??
    Please help,
    Kindest regards

They are saying she wont be able to leave untill full amount paid. Please advise 🙏

So you live in a property 20yrs without paying tax and you pay it the tax office only goes back 4yrs....inherit the property tax lible in first yr only...sounds like you can live 1 6yrs tax free or have i missed something.

    • @MyLawyerInSpain

Thanks for your comment. As a non resident in Spain you have an obligation to pay non residents income tax on an annual basis. It is not a choice. If you do not pay then the tax office can fine you and charge interest on any amounts due. We would advise you to submit your Spanish non resident tax returns on an annual basis the year afetr purchase.

@@almoroco Hi - you don't legally have to have a bank account in Spain to buy a property. However it makes sense to do so for ongoing house costs ie utilities, paying IBI tax etc. There aren't many banks that offer non-resident non EU citizen bank accounts and those that do have bank charges. I have opened one of these but I bought my house beforehand. I paid for my house by online money transfer in the notary office using a currency transfer platform. Notaries also provide a free service ( inc in their set charge) to pay your property purchase tax, land registry direct for you. Something lawyers don't tell you as they charge clients for that! They also do notarised copies of all the paperwork and evidence of payments made for free as well. You can then collect docs from them the next time you are in Spain.
