Pwede po ba na contract of lease lng ang ipresent sa bank as proof of income? Hindi na kelangan business permits etc. para sa pinauupahang bahay. Thanks

Gross monthly income po ba basehan ng bank sa pagapprove ng loan or income less other loans if ever meron?
Based on experience kapag locally employed po si client, sa Net Monthly Income po nag babase si Bank ng required salary nila
Whereas kapag ofw or seafarer naman po si client, sa GMI po nag babase si Bank

Yes po, considered po si pagpapa-rent as business so need niyo po magsubmit ng business requirements such as
-BIR Certificate of Registration
-Latest Financial Statements.
-Business permits and licenses.
-Bank statements.
-Collateral or proof of ownership of the collateral, if applicable.
Ohh may ganong option pala pag di na filipino. Akala ko kailangan pa maging dual.
@@_gailerabimoHello, yes po ๐ Some banks will still lend to Former Filipinos, although hindi po lahat may ganong option. Discretion pa din ng banks kung mag loloan sila to naturalized citizens. Unllike po kapag Dual Citizens, kahit kaninong bank po pwede sila mag apply ng loan ๐

Kapag po ba nadecline, pwede po agad magreaapply ulit after one week?
Yes po pwede mag-reapply as long as sure po na mai-cocomply niyo yung kailangan ni bank
for example po nadecline kayo due to "Credit Hit" medyo matagal po na process to kasi most likely may unsettled credit card, bad payment record or forclosed car/property kayo
and matatagalan po yun kasi need niyo po i-settle yung balance and interest ng previous unsettled balance na nag-cause ng credit hit

Hi mam thankyou for your patience po, as per your question po our developer VistaLand processes our clients homeloan.
For properties naman po from other developers or if mag-secure kayo ng homeloan for 2nd hand property just search HomeLoan Assistance po kasi may mga brokers na accredited sa banks that can assist you po and they will be getting a commission from bank for that assistance if makapasa po kayo sa requirements bank ๐
That way may mag-aassist po sainyo na maalam din sa real estate and possible they can check na din po yung property na gusto niyo ๐

Maam, may tanong po ako. Nag p-process kami ng housing loan po tapos sabi ng developer samin about SPA, upon approval na po daw ang SPA. Pwede kaya yan maam? Ma aaprove kaya kami kahit wala pa SPA? OFW kasi husband ko. Di na prepare SPA sa bank kasi sa Pagibig sana kami kaso d pala kami maka loan ng whole amount. 60-70% lng.
โ@@sarim656 Hello po, regarding sa question mo about SPA -yes this completely normal. Some banks kasi have their own SPA at hindi sila nag aaccept ng ibang format.
Tama lang yung advise ni developer kasi baka mamaya mag process na si husband ng SPA for ganitong bank (for ex. BPI) tapos sa ibang bank pala siya naapprove (BDO). Uulit po kayo sa process kasi may sariling format ng SPA si BDO.
@@sarim656 As for your second question naman, yes pwede tayo maapprove without the SPA. Hindi lang pwede mag proceed sa loan takeout or loan release without it

@@VISTA.Romina naka in-house kasi kami now maam tapos ang laki ng binabayaran namin. So ibig po sabihin nito maam patuloy parin kami mag babayad ng inhouse hanggat maka comply kami ng SPA at kahit approve na sa bank? Ano kaya ibanv option maam para magka SPA? Ofw kasi si husband tapos September pa ung uwi nya.
