Great video, is it possible to have a video about actual calculation of First Lien HELOC ? How does pervious month daily averages actually are calculated and posted (i.e. HELOC interest, expenses that are posted on that checking account , and monthly deposit ) ? Please show the numbers as an example , not just talk...

This was a great interview. My question, does this work when interest rates are high like they are now and your current mortgage is 4%
They may have higher intrest rates but if you do it right like he teaches its componded monthly. Regular mortgages are componded Dailey. So helocs pay on principle first and when you pay all your bills thru a heloc with your paycheck deposited in it you pay your house off 5 to 7 years instead of 30
@@davidlanave1755 Thanks for this insightful interview. Do you know any tool one can use to determine whether any increase in interest rate would be worth a 1st-lien heloc? For instance, would it make sense for someone on a 1.99% 15-year mortgate with additional monthly payments on track to pay off mortgate in close to 10 years? I suspect that the answer would be different for some with a higher mortgate interest rate and no additional monthly payment.
Can a 1st position HELOC be used to purchase a home rather than refinance an existing property?
Hi DG, Yes it can be used for a new property purchase, must be primary residence.
Is this a good loan to use if you want to do some real estate investing ? As well as pay off your mortgage?
It can be. This group 1st Lien HELOC does not allow it to be used for investment. If you go back to the other video where I interviewed Andre Walter with CMG Loans. They will allow it to be used for Real Estate investing.
Can this be done in the state of Montana? I own a rental property approx 1mill only need $300k to use for a flip.

I am finishing up a home build on a construction loan, can I roll this construction loan over to the first lien HELOC once home is finished?
Possibly, not with the bank on this video though unless it’s your primary residence. I have another bank that will offer it on investment properties!
